A housing lottery opened this week for 108 apartments at a new senior housing development in Brooklyn. Located at 381-401 Chester Street in Brownsville, Simba Simbi Seniors is an eight-story apartment building offering senior residents comfortable homes and a wide variety of amenities. Applicants must have at least one household member who is 62 years of age or older, qualifies for Section 8 benefits, and earns no more than $60,050 annually. Eligible New Yorkers will pay 30 percent of their income for the available studio and one-bedroom apartments.

Applications are now being accepted for 122 mixed-income units at a new housing complex in Forest Hills. Apex Place is a residential development with three buildings, 440 units of housing, and shared green spaces. A lottery launched this week for 113 mixed-income apartments in Edgemere, a beach-front neighborhood just outside of Far Rockaway in Queens. Designed by Curtis + Ginsburg, the eight-story building meets passive house certification by utilizing a geo-thermal cooling and heating system with a resilient, flood-proof design. Qualifying New Yorkers earning 30, 40, 50, 60 and 100 percent of the area median income can apply for the available units at 45-19 Rockaway Beach Boulevard, which range from a $331/month studio to a $1,910/month three-bedroom.

Extell’s affordable Yorkville building opens lottery for 28 units, starting at $1,018/month

At the corner of Second Avenue and 92nd Street, just a few short blocks from the Second Avenue Subway, Extell Development has completed their first all-affordable housing project. Located at 1768 Second Avenue and designed by Curtis + Ginsberg, the development is comprised of two separate buildings, one 11 stories and the other six stories, for a combined 28 units of below-market-rate housing. These units are reserved for households earning 70 or 80 percent of the area median income, ranging from $1,018/month studios to $1,740/month three-bedrooms.

Plan released for a seven-building, 800+ unit affordable development in Brownsville

Plans for a seven-building affordable housing development in Brooklyn's Brownsville were released this week, as part of the city's revitalization effort in the neighborhood. As part of the "Brownsville Plan," the proposed project includes eight-to nine-story residential buildings with new retail and community space along Livonia Avenue. The project would extend the existing Marcus Garvey Apartments, a housing complex built in the mid-1970s that currently has many underutilized parking lots (h/t YIMBY). Overall, the more than 900,000-square-foot development will bring over 840 affordable apartments, currently estimated to be set aside for New Yorkers earning 80 percent or below the area median income.

City will replace Nolita’s Elizabeth Street Garden with 121 affordable apartments for seniors

After years of public battles between open space advocates and public officials, the city announced on Friday that it will create an affordable senior housing development at the site of the Elizabeth Street Garden in Nolita. Dubbed Haven Green, the project will be an energy-efficient passive house, with units reserved for seniors earning between $20,040 and $40,080, as well as formerly homeless seniors. According to the Daily News, the project calls for 121 deeply affordable units with 7,600 square feet of public open space in a new garden. Developed by Pennrose Properties, Habitat for Humanity New York City, and RiseBoro Community Partnerships, Haven Green will use 60 to 70 percent less energy than a standard building of its kind and will be designed to manage and reuse stormwater through permeable surfaces.

Top architects and engineers present solutions for NYC’s soon-to-explode population

As more and more people move to the Big Apple, the city is running out of room to house all of them. According to Mark Ginsberg of Curtis & Ginsberg Architects, even if the city were developed to the maximum capacity legally allowed, this would still only be enough room to house 9.5 million New Yorkers. Building up every square foot that has been zoned for development is impossible and the city’s population is projected to pass 9 million by 2040. At a real estate conference hosted by Crain’s last week architects from five different firms laid out their plan to serve the city’s swelling population and each focused on a specific borough.

Lottery opens for 100 units in Far Rockaway’s new Passive House, from $653/month

Edgemere is a small neighborhood in the Rockaways that was full of beachfront hotels and bungalows back at the turn of the century. After Robert Moses tore down its most magnificent hotel and replaced it with a parking lot in 1941, the area soon fell into disrepair and became a ghost town. Just this year, however, the city released its Resilient Edgemere Community Planning Initiative to repair Sandy damage, protect the neighborhood from future flooding, improve transportation, and build resilient housing. One of these new projects is called Beach Green Dunes, a brand new Passive Building at 44-19 Rockaway Beach Boulevard with amenities like a roof garden, courtyard, parking, and fitness center. An affordable housing lottery for its 100 units opens today, ranging from $653/month studios to $1,597/month three-bedrooms.

Beyond Bars: Designers Reimagine Rikers Island As a Destination

The 413-acre plot of city-owned land, most of it landfill, that makes up Rikers Island is known more for its impenetrable prison than its waterfront property and breathtaking city views. Recently City Council Speaker Melissa Mark-Viverito called for the closing of the jail complex, reports Crains, calling it an "ineffective, inefficient,” symbol of outdated policies and approach to criminal justice. An independent commission headed by Jonathan Lippman, the state's former top judge, is creating a blueprint for accomplishing the prison’s closing. There is significant opposition to the idea, though others, from Gov. Andrew Cuomo to the New York Times editorial board are behind it.

Apply for a $641/Month Apartment in Central Harlem Starting Thursday

The latest in a rush of housing lottery kick offs is happening on Thursday at 260 West 153rd Street in Central Harlem, according to the NYC HDC. The brand new building is courtesy of affordable housing gurus L&M Development (who are also behind 149 Kent Avenue in Williamsburg, where a lottery is launching tomorrow). Of its 51 apartments, 34 are set aside for low-income residents earning between $23,349 and $43,150 annually. Rents will range from $641/month studios to $836/month two bedrooms.
