Three chances to snag a middle-income apartment in East Flatbush, from $1,733/month

A recently constructed building in the East Flatbush neighborhood of Brooklyn launched a lottery this week for three middle-income units. The rental units at 1544 Nostrand Avenue sit just a block from the 2 and 5 trains at Church Avenue and about a mile from the southern part of Prospect Park. Qualifying New Yorkers earning 130 percent of the area median income can apply for the $1,733/month one-bedroom and $2,089/month two-bedroom apartments. While the lottery offers a discount, it's relatively small, with market-rate one-bedrooms in Flatbush going for $1,917/month for a one-bedroom and $2,120 for a two-bedroom on average, according to RENTCafe.

Live in a new Art Deco-inspired rental in Crown Heights, from $1,080/month

A Karl Fischer-designed rental in Crown Heights launched a lottery this week for 40 affordable one- and two-bedroom apartments. Dubbed The Frederick, the building at 564 St. John's Place boasts a masonry and cast stone facade lined with stunning bay windows. To break away from the cookie-cutter look of new developments, the Frederick has residences with "state-of-the-art, but full of uncommon detail," according to the building website. Qualifying New Yorkers earning 60 percent of the area median income can apply for the affordable units, consisting of $1,080/month one-bedrooms and $1,223/month two-bedrooms.

Lottery opens for 59 middle-income units near MoMA PS1 in Long Island City, from $2,098/month

Applications are now being accepted for 59 newly constructed, middle-income units in the heart of thriving Long Island City in Queens. HAAK architects designed the 12-story building at 11-39 49th Avenue, which boasts a unique patchwork facade made of tricolor brick. The rental sits less than a block from the 7 train and MoMA PS1 and less than a mile from Gantry Plaza State Park on the waterfront. Qualifying New Yorkers earning 130 percent of the area median income can apply for the units, which range from a $2,098/month studio to a $3,131/month three-bedroom.

$5.5M converted firehouse could be Long Island City’s most expensive sale

A listing broker for this 1848 former local firehouse told the Wall Street Journal that its $5.5 million asking price was “aspirational,” but the neighborhood certainly has changed since its owner purchased the three-story, 3,500 square-foot converted townhouse in 1981 for $115,000. Long Island City turned fancy and this Federal-style firehouse got an architect-led overhaul that gave it three bedrooms, a 17-foot vaulted ceiling, a home office/library, a garden, a terrace, a garage, an elevator, and a sliding glass wall.

Located in the Brooklyn neighborhood of Prospect-Lefferts Gardens, the rentals at 31-33 Lincoln Road sit directly across from sprawling Prospect Park. In addition to its proximity to the park, 33 Lincoln provides residents a common roof deck, fitness center, a lounge and lots of storage. The apartments sit less than 500 feet from the B and Q trains at the Prospect Park Subway stop. New Yorkers earning 130 percent of the area median income can apply for units ranging from $1,807/month studios to $2,733/month two-bedroom apartments.

Vendors unveiled for Williamsburg’s new food hall, set to open next to Radegast Hall this month

Does New York City really need another food hall? Before answering, check out the list of impressive vendors setting up shop in Williamsburg's new food hall at the end of May. The line-up includes iconic Di Fara pizza from Midwood, James Beard-nominated baker Zachary Golper's Bien Cuit, Brooklyn ramen shop Chuko, Greenwich Village's Corner Bistro and over a dozen more well-established food and retail vendors, according to Eater NY. Developer LENY market agency MRKTPL will open the doors on May 29 to its 15,000-square-foot indoor space at 103 North 3rd Street, where it will share a space with popular Radegast Hall & Biergarten, with a limited-vendor menu. Starting June 4, the North 3rd Street Market's hours will be extended and the full roster of vendors will be ready to serve up some tasty fare.

New York Wheel has four months to find funding to restart work

"[We are] committed to the completion of the project, which is the centerpiece of a Staten Island redevelopment project. This settlement will allow New York Wheel the opportunity to finalize its financing arrangements and re-commence the construction and completion of the Wheel," the New York Wheel said in a statement responding to a bankruptcy court stipulation that gives the project 120 days to find the required funds and hire a new contractor (h/t SI Advance). This comes after the project's design team walked off the job last June amidst a "bitter pay dispute" with the developer. The 630-foot Ferris wheel has been plagued by cost overruns and delays from the beginning, so if they're not able to get things back on track by September 5th, it could mean the end of what was planned to be a major revenue generator and attraction for Staten Island.

Williamsburg’s first ground-up commercial space in over 40 years tops out

Rendering via Steelblue/Gensler Silicon Valley will soon land in Williamsburg, according to the masterminds behind 25 Kent, an office building designed with the tech community in mind. The eight-story building at 25 Kent Avenue, the first ground-up commercial office development in the area in over four decades, has officially topped out. The building offers 500,000 square feet of office space along the Williamsburg waterfront, retail at ground level and underground parking, according to CityRealty. Designed by Gensler with concept designs by Hollwich Kushner (HWKN), 25 Kent will surely attract young professionals, with its millennial-friendly rooftops, terraces and floor-to-ceiling windows.

We know “Sex and the City” did wonders for pink martinis, Manolos and Cynthia Nixon’s political career. And we’re pretty sure the cupcakes at Magnolia Bakery have the NYC-centric series to thank for its ability to expand worldwide. Governors Island will stay open late on Fridays this season

Get ready to party on Governors Island this summer. The Trust for Governors Island on Tuesday announced extended hours for the 2018 season from 6 pm to 10 pm, allowing visitors to explore the park, drink cocktails and enjoy beautiful sunsets every Friday beginning May 25. During "Late Friday" nights, guests will be able to traverse the entire Island, including the promenade and Nolan Park and Colonels Row homes in the park's historic district.

A public floating food forest will come to the Brooklyn Army Terminal this summer

A 5,000-square-foot edible perennial garden will travel to the Brooklyn Army Terminal this summer, offering up New Yorkers the chance to harvest fruits and vegetables on top of a barge. The floating food forest, Swale, docked in Manhattan last year and featured an apple orchard surrounded by garden beds. This year, the 130x40 foot barge will set up along the Sunset Park waterfront between May 5 and July 1, and be free and open to the public on the weekends.

$700M proposal calls for NYC’s first soccer stadium and 550 affordable apartments in the South Bronx

New York City could be getting its first soccer stadium if a proposal for the project led by Related Companies gets chosen by officials. A partnership made up of developers Related and Somerset Partners, along with the Major League Soccer team, New York City Football Club, has submitted a plan to bring a 26,000-seat soccer stadium designed by Rafael Viñoly, over 550 units of affordable housing and a waterfront park to the South Bronx. According to YIMBY, the project, estimated to cost $700 million, would rise on the site of the Harlem River Yards, a 13-acre parcel in Mott Haven operated by the Empire State Development Corporation.

With $3.55M sale, Eli Manning’s condo sets Hoboken record

Eli Manning's patience trying to offload his Hoboken condo certainly paid off, as the Post reports that it's sold for $3.55 million--the biggest condo sale in the city's history. The Giants quarterback first listed the waterfront spread at the Hudson Tea Building three years ago for $5.2 million, but after failing to find any takers, he put it up as an $18,000/month rental the following spring. Manning currently lives with his wife, Abby McGrew, and their three daughters in the more suburban Summit, NJ. He also dropped $8.5 million on a beachfront Hamptons mansion last year.

Why the NYC Ferry is the transit option New Yorkers agree on

When the Duch settled New York City as New Amsterdam in the 17th century, it was the area's waterways that drew them in. Four hundred years later, the city is once again reclaiming its waterfront locale, with countless new developments rising on the Hudson and East Rivers, increasing the need for more transit options. By 2020, the U.S. will have 300 food halls

Between 2015 and 2020, the number of food halls operating nationwide will go from 70 to 300, finds a new Cushman & Wakefield report. This trend is very clear in New York City with 25 active permanent food halls and at least 10 others planned, or rumored, for the near future. Some of the most notable examples in the works are the TimeOut DUMBO food hall and the Essex Crossing's Market Line (set to be one of the largest in the world), in addition to examples like the very successful Urban Space which opened another food hall only six blocks from one of its other locations.

First rendering unveiled for Durst’s Long Island City tower, projected to be the tallest in Queens

After picking up the Long Island City property for $173.5 million in 2016, the Durst Organization released this week the first rendering of its massive mixed-use building planned for 29-37 41st Avenue. Dubbed Queens Plaza Park, the 978,000-square-foot tower will hold 958 rental residences, as well as retail and office space. The rendering reveals a concave-shaped building which will wrap around the 90-year old landmarked Clock Tower, which is being saved and restored, as CityRealty reported.

Carole Teller’s ‘Changing New York’ captures the city’s 20th-century transformation

Change in New York is an expected norm, sometimes so constant it almost goes unnoticed. It’s such an ingrained part of the New Yorker’s experience, we often forget just how much our city has transformed, and what we have left behind. To help us remember, we have Carole Teller. A Brooklyn-born artist who’s lived in the East Village for over 50 years, Carole’s also a photographer with a keen eye for capturing defining elements of New York’s cityscape, especially those on the verge of change or extinction. Fortunately for us, Carole kept the hundreds of pictures she took scouring the streets of NYC between the early 1960s and early 1990s. She recently unearthed them and shared them with the Greenwich Village Society for Historic Preservation for inclusion in its online Historic Image Archive. What follows are just a few photos from what we call “Carole Teller’s Changing New York.”
