NYC’s top 2 worst landlords of 2025 hold most violations in city history

New York City released its 2025 list of the worst landlords, with the top violator holding more building-code violations than any landlord on record. On Wednesday, NYC Public Advocate Jumaane D. Williams released the 2025 "Worst Landlords Watchlist," the annual list that exposes the city's 100 most negligent property owners and ranks them according to the number of housing violations in their buildings. Margaret Brunn of A&E Real Estate topped the list with 4,872 open violations across 24 buildings, and last week the company reached a $12 million settlement with the Mamdani administration to resolve thousands of them.

NYC landlord to pay $2.1M to resolve 4,000+ building-code violations

A major New York City landlord will pay $2.1 million to settle thousands of violations across its properties under a settlement announced by Mayor Zohran Mamdani on Friday. The deal covers 14 A&E Real Estate-owned buildings, requiring the landlord to pay fines, fix more than 4,000 building-code violations, and bar further harassment of tenants. The settlement concludes a year-and-a-half legal battle that began under former Mayor Eric Adams and is the largest in the history of the Department of Housing Preservation and Development’s (HPD) Anti-Harassment Unit, according to Gothamist.

Brooklyn Tower relaunches sales, with studios from $965K

Nearly a year after Silverstein Properties took control, Brooklyn Tower has relaunched sales, with a new marketing team and a new address. The supertall skyscraper at 85 Fleet Street (formerly 9 Dekalb Avenue) first launched sales in 2022 but struggled to make much headway, with just 23 of the 143 condos sold to date. Now, with Corcoran Sunshine leading sales efforts, listings at the tower are once again live, with condos priced from $965,000 for a studio.

NYC’s earliest concrete building in Gowanus back on market for $3M

The Coignet Stone Building, the earliest known concrete building in New York City, is back on the market for $2,995,000. Located at 360 3rd Avenue in Gowanus, the landmarked structure was built in 1873 as both a showroom and a physical advertisement for Francois Coignet's concrete construction company, marking the first documented use of concrete for a building in the city. Whole Foods purchased the property in 2005 and completed a $1.3 million restoration in 2016 before listing it for $6 million. The building returned to the market in 2019 as a proposed residential townhouse, asking $6.5 million.

A condo building across from Prospect Park in Brooklyn launched sales this week, with two-bedrooms starting at $2.395 million. Located next to landmarked Grand Army Plaza, One Prospect Park West in Park Slope was built in 1925 and once served as a hotel for the Knights of Columbus and later as a senior home. Developer Sugar Hill Capital Partners is converting the historic 10-story building into a luxury condominium with 64 residences with 40 unique floor plans.

Report claims Mayor de Blasio inflated benefits of Stuyvesant Town sale to preserve affordable housing

The sprawling Stuyvesant Town complex on Manhattan's east side is no stranger to controversy and drama, and here's some more to add to the list. The city’s budget watchdog agency is saying that Mayor de Blasio’s office inflated the benefits of a deal to keep affordable housing at the complex in exchange for $220 million in taxpayer subsidies, according to the Daily News. This is based off the highly-publicized 2015 sale of Stuy Town, the biggest single deal done under de Blasio’s affordable housing plan. But a new report by the Independent Budget Office believes the city is getting less from the complex sales agreement than it claimed.

An upgraded and expanded 1900 schoolhouse is now a charming residence for sale upstate

Will the Brexit Vote Drive Up NYC Real Estate?

The vote by Britain to leave the European Union has shocked and confused the world to say the least. In addition to the political ramifications (Prime Minister David Cameron announced he will step down in October), the financial outcomes are staggering. The pound has already plummeted to its lowest level since 1985, with investors turning to the dollar and the yen and the entire European stock market dropping, according to reports from the Times. Though the Bank of England has earmarked roughly $344 million for potential stability measures, the world seems unsure of how the Brexit decision will affect international markets long term. London is currently one of the top locations for foreign real estate investment, but in the face of an uncertain future, Crain's presents the assertion that the vote could drive up real estate in New York City as "investors look for safe havens against the threat of a global recession."

Long Island House Where ‘Amityville Horror’ Murders Occurred Asks $850,000

When 6sqft looked at data regarding how murders affect home values, we learned that "prices fall about 4.4 percent when a home is located within 0.2 miles of a murder that occurred in the past year." The gruesome killings that inspired the "Amityville Horror" book and movies took place all the way back in 1974, but it looks like they're still a bit of a deterrent to prospective buyers. The Long Island house where then-23-year-old Ronald DeFeo Jr. shot his parents and four younger sisters while they slept has come back on the market for $850,000, less than the $950,000 the current owners paid in 2010, according to amNY.

Citigroup Will Sell Site to Feed Long Island City’s Growing Skyline

Long Island City's most recognizable tenant is about to sell a prime piece of property in the heart of the neighborhood. According to the New York Times, the financial giant is putting up a one-acre development site, bound by 44th Road, 23rd Street and 44th Drive in Court Square, and it could fetch up to $150 million. Court Square's proximity to Manhattan and plentiful transit has made the enclave one of Queens' most sought-after areas for residential development. Mayor de Blasio is all for the sale and has plans of his own to rezone LIC to spur even more construction.

Extell to purchase Park Ave development site

Extell Development’s Manhattan expansion continues as the firm moves to acquire a prime Midtown site and air rights from an adjacent synagogue. On Sunday, Gary Barnett's firm entered a contract to purchase 405–415 Park Avenue and air rights from Central Synagogue, as first reported by The Promote. The company is also reportedly negotiating to acquire the adjacent office building at 110 East 55th Street, which, combined with the Park Avenue site, could become a major new mixed-use or office development in Midtown.

The Chrysler Building is now on the market

The Chrysler Building is officially up for sale after a drawn-out legal battle between RFR Holding and Cooper Union. As first reported by The Promote, the leasehold for the iconic Art Deco skyscraper is on the market for the first time since 2019, after a judge terminated RFR’s lease in January and evicted the firm for falling more than $21 million behind on rent owed to Cooper Union, which owns the land beneath the tower. Cooper Union has since tapped real estate firm Savills to find a new operator to take over the lease.

Conversion of historic Nomad office building into 65 condos moves forward

The conversion of a landmarked Nomad office building into luxury condos is moving forward after receiving a $99 million construction loan. As reported by The Real Deal, Sunlight Development and NuVerse secured the loan for their office-to-residential conversion of the historic Emmet Building at 95 Madison Avenue into 65 luxury homes. BHI, the U.S. arm of Bank Hapoalim, provided a $40 million senior loan, while two other financial firms provided the rest of the capital.
