25 Percent of Subway Station Entrances Are Closed, Worsening Congestion

There's so much to kvetch about when it comes to the MTA and poor subway service: unprecedented debt, increased ridership that hasn't been matched with increased service and outdated technology to name a few. But here's another to add to the laundry list: closed station entrances. amNY reports today that one out of four subway entrances are closed at a total of 119 stations, which "create bottlenecks that make it difficult to get in and out of increasingly jam-packed stations, while stores miss out on the foot traffic." In total, a whopping 298 staircases are inaccessible, and some closures have been in effect for so many decades that the MTA doesn't even know why they're not in use.

Animated Video Illustrates the Dire Need for New Hudson River Tunnels

People are getting fed up with the century-old, crumbling Hudson River tunnels. One Jersey resident even went so far as to hire an architecture firm to design a sky bridge connecting Jersey City to Battery Park City. But grand visions aside, the state of the infrastructure is serious. To illustrate this point, but make it a bit more simple to digest, the Regional Plan Association has released a three-minute animated video called "Tunnel Trouble" that, as Crain's puts it, "shows a hellish commute for New Jersey Transit and Amtrak riders if new tunnels are not built." The narrator states, "they are the biggest bottleneck in the metro region's transit network, causing delays that ripple up and down the northeast corridor."

Two New Handel-Designed Towers to Sail Onto the Greenpoint Landing Waterfront

Yesterday it was announced that Brookfield Property Partners is making their first Brooklyn venture by purchasing a majority stake in two Greenpoint Landing development sites for $59.7 million. While better known for their commercial ventures, Brookfield will begin construction early next year on 775 market-rate apartments on two waterfront parcels. The towers should be finished sometime in 2019 at the total cost of $600 million as part of the first phases of the of the 22-acre master plan which is being designed by Handel Architects. Plans filed with the Department of Buildings for Brookfield's sites call for a 30-story, 372-unit rental building at 37 Blue Slip and a larger 39-story, 401-unit tower at 41 Blue Slip. A cul-de-sac will separate the slab-shaped towers, which will open onto a waterfront esplanade designed by James Corner Field Operations.

Charts related to skyscrapers typically compare the world's tallest buildings, but a new interactive timeline from the Council on Tall Buildings and Urban Habitat (CTBUH) shows the ebb and flow of skyscraper construction in NYC and how it resembles the country's boom and bust cycles (h/t CityLab). The timeline is part of a larger report called "New York: The Ultimate Skyscraper Laboratory," which also examines the function and location of recent supertall towers going up during today's boom cycle.

Check Out the Views From 1,438 Feet in the Air at 111 West 57th Street

Last week, 6sqft brought you an up close and personal look at 111 West 57th Street's exterior facade mock-up, and now Property Markets Group (PMG), who is co-developing the super-tower with JDS Development Group, posted a nifty interactive panorama of the building's out-of-this-world views. Rising from the heart of Billionaires' Row (New York's very own Mount Olympus and preferred residence of our anonymous overlords), the building is 80 stories and 1,438 feet high and is nearly perfectly on axis to Central Park–an egotistical perk that Extell's Central Park Tower and Macklowe/CIM Group's 432 Park aren't granted despite having higher apartments.

Live in a Landmarked Fairytale Castle With Round Rooms and a Storied Past for $10M

Eeeek! This Frightful $550K Village Fixer-Upper Is a Diamond in the (Very) Rough

To kick off Halloween season, 6sqft has found a listing that will strike terror in the heart of anyone looking to move right in; this underdressed underachiever of a "one-bedroom" co-op at 138 West 10th Street looks just a fright. The listing throws in the towel and offers, "West Village pre war one bedroom wreck in beautifully preserved building on one of the most sought after tree lined blocks.” Which, if you think about it, is only one word away from lots of folks' dream apartment. Once you get past the completely spooky condition of the small but well-located space, it's worth noting that it actually has quite a bit going for it given its $550,000 ask, which, though more than the price of a Brooklyn cemetery plot, is far less than you'd pay for the average Village one-bedroom apartment. But it’s clearly up to you, brave buyer–plus an architect, a contractor and a lot of patience–to clear away the cobwebs and make the dream happen.

We May Soon Be Free of Those Horrid Taxi TV Screens

Those annoying taxi TV screens that can turn a great night into one of frustration and fury as you fumble to hit the mute button may finally be silenced once and for all. According to the Post, the city's Taxi and Limousine Commission (TLC) will vote this Thursday night on whether or not the screens should be removed in favor of smartphone or tablet payment systems. As it stands, sources say that the the proposal will most likely pass. Apparently officials have been "flooded" for years with complaints about the TVs and they've also been a big reason that riders opting for Ubers as an alternative to the yellow cab, the agency admits.

New Yorker Spotlight: Lee Schrager Unites the Culinary World at the NYC Wine & Food Festival

Pumpkin everything may be the hot foodie topic of the moment, but for serious gourmands and winos, it's all about the year's biggest culinary event. From October 15-18th, the eighth annual Food Network & Cooking Channel New York City Wine & Food Festival (NYCWFF) presented by Food & Wine will bring together sommeliers with wine aficionados and chefs with foodies for four days of libation and food appreciation. Lee Schrager, a vice president at Southern Wine & Spirits of America, is the founder, director, and visionary behind NYCWFF; he launched the event in 2008 following the success of its sister festival, the South Beach Wine & Food Festival. Fast forward seven years, and the NYC festival’s dinners, master classes, and wine tastings are some of the hottest tickets in town. We recently spoke with Lee to find out why he brought NYCWFF to New York, how he approaches each year's programming, and what types of wining and dining New Yorkers can look forward to next week.

The result? The architects explain how the home is "consistent with contemporary family life but does not erase the original structures. Instead a layered, more complex spatial composition balances gravity with lightness, old with new, raw with finished." Now on the market for $4.7 million, this 3,300-square-foot classic-on-the-outside 1882 townhouse consists of a spacious and creatively designed owners’ triplex over an adorable garden-floor apartment (in a high-rent neighborhood). The landscaped back garden paradise alone is a show-stopper. The interior of the house was thoroughly reimagined, and the resulting “vertical loft” is a unique home that’s a fit for both daily life and the pages of a design book.

The Liberty Bridge Would Connect Jersey City to Battery Park City in High Line-esque Fashion

Jersey City resident Kevin Shane was sick and tired of the traffic and faulty mass transit that impeded his trip into the city. Like many Jerseyites, he longed for a way to get across the river by foot or bicycle. But unlike everyone else, he stopped complaining and enlisted Jeff Jordan Architects to get the ball rolling. The firm has envisioned a 5,000-foot pedestrian bridge between Jersey City and Battery Park City. The proposal is certainly ambitious, but as Curbed notes, not entirely far-fetched considering the Hudson River is only about a mile wide. Dubbed the Liberty Bridge, it touts High Line-like features such as views from 200+ feet, plantings, ADA-compliant access points, integrated seating, public art, solar panels, free wifi, and cafes and shops.

This $635K Washington Heights Co-op Is a Ground Floor Opportunity With Lofty Ambitions

At first glance, the price of this 1,245-square-foot well-configured and loft-like co-op in Washington Heights looks like a pretty good deal. The same spot in the parts of Manhattan and Brooklyn where one usually finds sprawling industrial-chic lofts would undoubtedly be several times more than the $635,000 ask. Upon further inspection, it becomes evident that this apartment at 447 Fort Washington Avenue occupies the building's basement. We're assuming it's been excavated enough to be legal, but even the listing prepares us for the fact that "...this lower first floor garden apartment is sublimely peaceful with no neighbors above, below or beside." It's certainly a nice-looking lower first floor garden apartment, though. In addition to the no-neighbors-because-it's-the-basement thing, keep in mind that the neighborhood is known as a no-longer-secret spot to find relatively reasonable real estate in NYC; the Times called it "affordable Manhattan," pointing out that the median price for apartments in Washington Heights was less than $500,000 in Q1 of 2015. On the other hand, a similarly-outfitted, though much larger, Cobble Hill duplex condo loft consisting of a ground floor and basement is listed for $2.85 million. So perhaps this lofty lower lair in upper Manhattan deserves further investigation after all.

Want to see your home featured here? Get in touch! We've all been there: dreaming of leaving the city behind and heading out west for a new adventure. Some of us do it, but most of us continue dreaming. For financial services executive Bill Fellows and his graphic designer and nurse practitioner-in-training wife Kerr, change wasn't something to be feared, and more than six years ago the pair took a leap of faith and left for San Francisco. However, as anyone who's spent more than a year in the Big Apple can attest, once you've lived in a city as great New York, it's only a matter of time before you're sucked back in. And after a long stint on the other side of the country, Bill and Kerr came back to the city—this time in search of a calmer experience more akin to what they had on the west coast. Since August of last year, the pair have been cozying it up in the bottom two floors of a Park Slope brownstone. Originally an unkempt photography studio and living space, Bill signed for the house before Kerr even had a chance to see it (now that's trust, people). When Kerr did finally check out the place, her design-background kicked in. She saw the challenges and opportunities that steeped the 2,200 square feet, and she got to work. New Yorker Spotlight: John Philis Serves Up Luncheonette History at Lexington Candy Shop

On the corner of 83rd Street and Lexington Avenue sits a luncheonette with a lot of history. Lexington Candy Shop was opened in 1925 by third-generation owner John Philis’ grandfather, and for nine decades the shop has served American classics to Upper East Siders. In a city that was once full of luncheonettes, this is believed to be the only one left in Manhattan. Perhaps it's because John is carrying on two traditions–keeping a family business alive and preserving a piece of American culture. He takes great pride in Lexington Candy Shop’s rich personal and national histories, especially since 2015 marked the shop's 90th year in business. We recently spoke with John to learn about the shop’s history and find out how the local gem mixes the past and present in every milkshake.

What’s Big and Hairy and Costs $2.4 Million? This Pretty Gramercy Co-op!

This almost-2,000 square-foot co-op at 235 East 22nd Street in Manhattan's elegant Gramercy neighborhood is one of those classic pre-war apartments–created by combining two units–that, when you look at the floor plan, is startlingly spacious. New Photos Inside Billionaire Carlos Slim’s UES Mansion Asking a Record $80 Million

Back in May, 6sqft learned that Mexican business magnate Carlos Slim had put his Upper East Side mansion at 1009 Fifth Avenue on the market for a record $80 million. While coverage at the time was mainly focused on the insane asking price and the location, at the end of the day, what we all really wanted to know was what exactly was inside this 20,000-square-foot behemoth that warranted a high eight-figure price tag.
