My 500sqft: An art collector from Philly swaps space for amenities at Hell’s Kitchen’s 555Ten

A year ago, retired lawyer Andrew Ackerman gave up his long-time home, a 1,300-square-foot duplex in a Philadelphia brownstone, to move to NYC. Wanting to be near his friends, the theater district and art museums, and transportation options, he settled on Hell's Kitchen, and ultimately found the perfect high-rise apartment in Extell Development's luxury rental building, 555TEN. Getting used to the hustle and bustle of the city was easy for Andrew, but downsizing to a 500-square-foot alcove studio was a bit more challenging, especially considering he's been an avid art collector since childhood. 6sqft recently visited Andrew at 555Ten to see how he made the adjustment, which art pieces made the cut, and why the jump was all worth it.

Lincoln Square’s grand finale: From slum clearance to a new master plan

Lincoln Square, a part of the Upper West Side, is a literal square of approximately 50 blocks that runs east-west from Central Park West to the West Side Drive and north-south from 59th to 72nd Streets. City’s Gowanus rezoning draft calls for more public space, residential development

Attempts to rezone the area surrounding the Gowanus Canal, a neighborhood both affluent and in transition, have been in the works for over a decade. Now, Brownstoner reports, the long-anticipated Draft Planning and Land Use Framework of Gowanus has just been released by the Department of City Planning (DCP). The 188-page report is the result of 100 hours of outreach since the launch of the Gowanus PLACES Study in 2016 as well as information contained in a previous Bridging Gowanus Study released in 2014.

Proposal revealed for new public park on the Gowanus Canal’s Salt Lot

The Salt Lot is a triangular piece of land just south of the point at which all three branches of the Gowanus Canal meet. The city-owned site hosts a NYC Compost Project facility, as well as the Gowanus Canal Conservancy's nursery and educational facilities. However, the EPA has mandated a new four-million-gallon retention tank be placed there to manage combined sewer overflow. Gowanus by Design (GbD) saw this new infrastructure requirement as a catalyst for sparking conversation about much needed public urban space in the area. They've therefore created a conceptual proposal for the Gowanus Salt Lot Public Park, which includes three buildings constructed with materials that reference the Canal's industrial history, along with sloping hills and wetlands.

Jennifer Connelly trades Tribeca co-op for $15M Brooklyn Heights townhouse

Actors Jennifer Connelly and Paul Bettany are switching boroughs by selling their Tribeca co-op and picking up a Brooklyn Heights townhouse for $15.5 million. The sale represents one of the most expensive deals in Brooklyn ever, according to the Wall Street Journal. While the transaction was off-market, an old listing for the Brooklyn property at 140 Columbia Heights describes the 8,000-square-foot home as having views of the Statue of Liberty and the Lower Manhattan skyline. The sellers are Timothy Ingrassia, a Goldman Sachs executive, and his wife Stephanie, who serves as a vice chair on the Brooklyn Museum's board of trustees. The Ingrassias paid $10.75 million for the property in 2006.

Inside the Ukrainian Institute of America, one of NYC’s best hidden architectural gems

Located on East 79th Street at the corner of Fifth Avenue and across from Central Park, sits one of New York City’s last turn-of-the-century, French-Gothic styled-structures. Designed by Gilded-Age architect Charles Pierrepont Henry Gilbert, the building was home to Isaac D. Fletcher and Harry F. Sinclair, giving it the fitting name of the Fletcher-Sinclair Mansion. The Urban Lens: Richard Koek creates a ‘visual hymn’ of NYC with his candid photos

Get in touch with us at [email protected]. Dutch-Argentinean photographer Richard Koek gave up his profession as a tax lawyer to pursue his passion for photography in New York City. He now splits his time between NYC and Amsterdam, and Lannoo Publishers just released a beautiful photographic tour of the city in his book, "New York New York: A Visual Hymn." Koek loves to walk and believes it is the only way to truly get to know a city. And flipping through the pages of his book truly feels like you're walking alongside Koek (so much so that your feet may get sore by the end!). As photographer Alice Rose George says in the preface, "New York can be frightening just by its size and number of people, or it can be exhilarating for the same reasons... You can see bits and pieces from inside a taxi or the swollen streets as you enter a theater or restaurant, everything at a distance. Or you can dive into its complexity." 6sqft got Koek to sit down and stop walking for a brief moment to talk about this complexity, his process, and his inspirations for the book.

Landmarked William Lescaze House, the first modern residence in NYC, asks $5M

New York City's first modern residence, designed by architect William Lescaze, has hit the market for $4.95 million. Swiss-born New Yorker, Lecaze is credited with pioneering the modernism movement in the United States, beginning with a townhome he designed for himself in 1934. Known as the William Lescaze House, the four-story home at 211 East 48th Street served as the architect's personal home and studio. The now-landmarked townhouse was totally restored by Sage Realty, who "painstakingly renovated" the street facade to match its original condition.

In this installment, we’re touring artist Stephen Powers' Boerum Hill studio and sign shop. Want to see your business featured here? Get in touch! Walking along Fourth Avenue in Boerum Hill, the storefronts all look pretty similar--pizza shops, laundromats, cute cafes--until you come to the corner of Bergen Street and see the large, colorful collage of signs gracing the side of the little brick building. This is ESPO's Art World, artist Stephen Powers' sign shop. But as you can imagine, this space is much more than that. Powers, who painted graffiti under the name ESPO for much of the '80s and '90s in NYC and Philadelphia, also uses his shop as a retail store and informal gallery where passersby can walk in and peruse his graphic, pop-art-esque, text-heavy work. Stephen recently gave 6sqft a guided tour of his shop and chatted with us about his transition from graffiti to studio art, why he dislikes the term "street art," his love for Brooklyn, and where he sees the art scene heading.

Brooklyn Heights co-op in a former mansion offers ‘castle-like’ grandeur for $1M

In Brooklyn Heights, a uniquely laid out one-bedroom co-op in a former mansion at 10 Montague Terrace is seeking $1.15 million. The listing says it "has all the style and grandeur you might expect of a Robber Baron’s castle," and after getting a look at the wealth of period details--intricate woodwork and moldings, stained glass windows, highly detailed inlaid floors--we can't disagree. Throw in the prime Heights Promenade-facing location with views of the river and lower Manhattan, and that price tag seems like even more of a deal.

My 720sqft: A food and wine specialist serves up her retro, girly Jersey City studio

When Moira Sedgwick opens the door, everything about her--her outfit, personality, smile--is just as bubbly and colorful as her apartment. The top floor of a brownstone in Jersey City's Paulus Hook neighborhood, the 720-square-foot alcove studio is a mix of retro and mid-century finds (think 1950s red leather dining chairs and a collection of vintage Pyrex and milk glass) and girly accents (pink curtains with pompoms, floral silk pillows). Though Moira is passionate about the culinary and wine worlds--she produces national Food & Wine events for No Kid Hungry, in addition to growing her personal culinary talent management business--her other great love is interior design, which is quite apparent after touring her home that she describes as "unique, funky, and uber comfortable." After landmarking news, historic Carroll Gardens schoolhouse is back on the market for $5M

An unusual Carroll Gardens building, once the first freestanding kindergarten to be built in Brooklyn, is seeking a new owner, asking $4.95 million, now that it may not be headed for the wrecking ball. The Landmarks Preservation Commission calendared the building (along with the apartment building next door), now a unique single-family residence, at 236 President Street for landmark status consideration on Tuesday. Neighborhood residents and concerned citizens–including folk hero Joan Baez, whose grandfather once lived next door–have been rallying to stop the building's planned demolition as Brooklyn Paper reported last month.
