Nomad’s current tallest tower tops out: See new photos

We’ve watched the tower-to-be at 277 Fifth Avenue rising skyward over the past year on its way to a heady– though brief–moment as the tallest spire in Nomad, and now, CityRealty reports, the 55-story building is now topped out at 663 feet. Designed by Rafael Viñoly, the building's understated façade consists of striped masonry bands with four open-air clerestories offering some of the loftiest private outdoor spaces in Manhattan. Though the new tower may only be the 79th tallest in the city, its central Fifth Avenue location will grant its residents singular wide-angle views across the Manhattan skyline and beyond. NYC developments get smart: A look at the latest residential building technologies

In a refreshingly non-"Black Mirror" way, many NYC residential developments are taking advantage of new technologies, like keyless door entry systems and digital concierges, not to replace humans but rather enhance them. These building technologies are making residents’ lives easier while prioritizing the importance of face-to-face interaction. According to a joint cnet/Coldwell Banker survey, “81 percent of current smart-home device owners say they would be more willing to buy a home with connected tech in place.” Clearly, developers got that message. Many new buildings in NYC are incorporating technology into their developments to enhance service as well as increase residents' personal security and privacy.

The new nomadic lifestyle: Luxury real estate and restaurants take over Nomad

A nomad is defined as “a member of a community of people who live in different locations, moving from one place to another in search of grasslands for their animals.” But it would be hard to imagine any Nomad resident ever straying for grasslands beyond Madison Square Park. After a series of incarnations over the years, Nomad is now a super hip, bustling neighborhood from morning through night with residents, technology businesses (it’s now being referred to as “Silicon Alley”), loads of retail (leaning heavily toward design), great architecture, hot hotels, and tons and tons of food. Named for its location north of Madison Square Park, Nomad's borders are a bit fuzzy but generally, they run east-west from Lexington Avenue to Sixth Avenue and north-south from 23rd to 33rd Streets. Douglas Elliman's Bruce Ehrmann says, “Nomad is the great link between Madison Square Park, Midtown South, Murray Hill and 5th Avenue.”

New renderings revealed for SCDA’s flashy 11-story condo on the High Line

A swath of new renderings of SCDA Architects' condo tower was released this week, more than three years after the project was first announced in 2014. As Curbed NY learned, the new renderings of the building, located, at 515 West 29th Street, show a glass fin facade and the interiors of the 15 planned apartments, including five penthouses. Forum Absolute Capital Partners is developing the tower, dubbed Five One Five, which will contain two- and three-bedroom units ranging from $4.3 million to $8.5 million. CORE is handling sales and marketing.

Richard Meier’s modernist Smith House in Connecticut lists for $14.5M

There's no shortage of stunning modern homes designed in Connecticut by prominent architects, from Philip Johnson to Marcel Breuer. Add Richard Meier to that list, an architect currently making a big mark here in New York with his first NYC skyscraper design. He was just 31 when he designed the Smith House in Darien, Connecticut, which hit the market last week for $14.5 million. The home--with stark white walls, a geometric design and expanses of glass--was built in 1967 right along the Long Island Sound waterfront.

Six things you didn’t know about the Prospect Heights Apartment House District

This post is part of a series by the Historic Districts Council, exploring the groups selected for their Six to Celebrate program, New York’s only targeted citywide list of preservation priorities. Constructed on a lost fragment of the original footprint of Prospect Park, the Prospect Heights Apartment House District is a concentration of 82 apartment buildings dating from 1909-1929. This development was promoted by the Prospect Park Commissioners to attract high-quality construction to complement the nearby Park, Brooklyn Museum, Brooklyn Botanic Garden and Brooklyn Public Library. The buildings, representative of a period in Brooklyn history when building patterns shifted to accommodate a rising middle class, remain exemplary for their architectural integrity and as housing stock for a diverse population. As one of this year's Six to Celebrate recipients, the Prospect Heights Neighborhood Development Council and the Cultural Row Block Association on Eastern Parkway are working to garner local support and submit a proposal for historic district status from the LPC.

Three $40M units go into contract at 432 Park, buyer may be assembling a mega-penthouse

A massive deal has entered contract at one of New York's most exclusive condos, the super-skinny skyscraper 432 Park. Mansion Global spotted three neighboring penthouses that all entered contract this Wednesday. There's #92B, which was asking $40 million; #93B was asking $40.25 million; and #92A was asking $40.5 million. One of the condos served as a model penthouse (pictured above), which was designed and furnished by Kelly Behun. The developers, CIM Group and Macklowe Properties, would not comment on sales, so, for now, it’s unclear if a single buyer is responsible for the same-day transactions over the two floors. If so, someone has nabbed a nearly 12,000-square-foot mansion in the sky for around $120 million.

Some call it the end of an era of understated wealth. David Rockefeller, philanthropist, art collector and former CEO of Chase Manhattan bank–and the last surviving grandson of oil baron John D. Rockefeller–died in March at the age of 101. His properties have been up for sale since then, including his legendary art collection featuring works by Matisse, Cezanne, Gauguin, Seurat, and Picasso that headed for auction at Christie’s, his Upper East Side townhouse with an ask of $33 million and a retreat in Maine asking $19 million. The billionaire’s treasured Westchester estate, Hudson Pines, has just been listed at $22 million. Only 45 minutes from New York City, the property, which was home to the aforementioned art collection as well as the owner's antique carriage collection and his collection of 250,000 beetle specimens–Rockefeller was an avid entomologist–seems a world away from the bustle of daily life.

There’s a rare Guastavino tiled ceiling hidden inside this $359K UWS studio

Celebrity hotspot 443 Greenwich reveals ‘ultimate’ lofts

A-listers like Jake Gyllenhaal, Meg Ryan, Justin Timberlake and Jessica Biel, Jennifer Lawrence, and Harry Styles have all flocked to the desirable “paparazzi-proof” Tribeca building at 443 Greenwich Street, also known as the city's "celebrity dorm." Zaha Hadid’s unknown, unbuilt and celebrated projects in New York City

$1.8M Forest Hills home has an English garden, attic studio, and a unique history

It’s also more modern than you might think. In 1909, noted architect and urban planner Grosvenor Atterbury, employed with the firm McKim, Mead and White, was, with partner Frederick Law Olmsted, Jr. (son of the famous landscape architect) commissioned to plan a new community in Forest Hills, Queens. The result was one of the first–and most successful–uses of the prefabricated housing process that we’ve seen to date. These rarely-on-the-market homes–like this semi-detached brick townhome at 20 Ingram Street–have withstood the test of time, possessing both a timeless quality and, in this case, a fascinating sense of an early modern era long past but still somehow present in these unique rooms.

Modern-spotting: The lost Eichlers of Rockland County, New York

Yes, there are Eichler homes in New York! They are sometimes called "lost Eichlers," as most of noted mid-20th-century developer Joseph Eichler's homes exist in Northern and, to a lesser degree, Southern California. Three custom-built Eichler houses were constructed (and still stand) in the Rockland County, New York community of Chestnut Ridge, just north of Eichler's hometown of New York City. Joseph L. Eichler, whose modernist tract homes can be found throughout the Bay Area in Northern California as well as the Greater Los Angeles area, was one of the most celebrated residential homebuilders of the mid-20th century. His homes are enthusiastically “collected” by modern design buffs, and their renovations appear on the covers of design and home decor magazines like Dwell and Metropolitan Home.

From stationery store to the famous blue box: The 180-year history of Tiffany & Co.

The recent shake-up at Tiffany, involving the replacement of CEO Frederic Cumenal and the departure of its design director, is said to be predicated on disappointing sales and a resultant decline in share prices. Since last fall, many upscale shops in the area have complained about a negative impact they felt was caused by the hullabaloo around Trump Tower—both rubber-necking and security barricades. A change in marketing emphasis toward a younger consumer—witness the hiring of Lady Gaga for advertising—and designs reflecting that shift are reportedly in the offing to reverse disappointing balance-sheet figures. Not everyone is worried, though. Tiffany & Co. has weathered many a storm in its 180 years, and the ambiance on the floor is still serene, the merchandise still beautiful. Construction Update: Greenpoint’s first skyscraper tops off

Greenpoint's new waterfront skyline is quickly taking shape, as CityRealty reports the neighborhood's first skyscraper has just topped off. The tower, measuring 400 feet, will be Greenpoint's tallest, stretching 39 stories above the characteristically low-slung neighborhood now dominated by squat residential buildings and warehouses. With a somewhat uninspired name, The Greenpoint (as it will be known) will bring 95 high-end condos and 287 rental apartments to a block-long stretch of the area.
