New transit-oriented Cypress Hills project has 200+ affordable units

A mixed-use residential project in Cypress Hills, set to deliver more than 200 affordable apartments just steps from the subway, moved ahead this week. On Tuesday, a joint venture of Slate Property Group, Thorobird Companies, and Bangladeshi American Community Development & Youth Services (BACDYS) closed on 570 Eldert Lane, a transit-oriented development that will add 213 homes adjacent to the A train at Grant Avenue. The property will also include 10,000 square feet of community space operated by BACDYS, along with on-site supportive services from the non-profit Urban Pathways.

Developer’s plan for 30-story tower behind row of 19th-century homes in Downtown Brooklyn is stalled for now

A developer's plan to build a 30-story tower behind a row of landmarked homes in Downtown Brooklyn has been sent back to the drawing board. On Tuesday, the Landmarks Preservation Commission held a public hearing on Watermark Capital’s proposal for a glass and beige brick tower on a small lot behind the historic homes at 182-188 Duffield Street, four individual landmarks dating to the 1830s and 1840s. Commissioners and preservationists were skeptical of the proposal, which involves removing the rear facades of the four properties while combining the interiors to create a community space and a lobby for the 99-unit building behind them. The commission took no action on Tuesday and directed the developers to revise the design so it does not "overwhelm" the block's historic character.

World’s tallest Passive House building in Brooklyn secures $535M in financing

The future tallest Passive House building in the world is moving ahead in Downtown Brooklyn. Alloy Development and the Vistria Group on Tuesday announced the closing of $535 million in capital for the construction of One Third Avenue, a 730-foot mixed-use project with 583 apartments, retail, and office space. The tower is the final piece of the Alloy Block, a five-building complex that includes more than 1,000 homes, the city’s first all-electric skyscraper, and two Passive House public schools.

Next Greenpoint Landing phase includes 1,000 apartments across three towers

More than 1,000 new apartments are headed to the Greenpoint waterfront. The Domain Companies, LMXD, and Park Tower Group announced a joint venture partnership to build the next phase of Greenpoint Landing, a development along a 22-acre stretch of the East River that will eventually be home to 5,500 apartments. The next phase, "Block C" of the master plan, includes three mixed-income rental buildings, 20,000 square feet of retail space, and a waterfront public park.

This map shows where rent increased the most by NYC subway stop

It's not just your neighborhood. Rent prices have increased at 87 percent of New York City's subway stations this year. RentHop on Wednesday released its annual subway rent map, which highlights the median rent and the year-over-year rent increases of one-bedroom apartments by subway stop. A former Catholic church in the East Village is set to become a residential development with more than 500 affordable housing units. The Archdiocese of New York on Wednesday announced the Parish of St. Brigid-St. Emeric sold the vacant church and school campus at 181 Avenue D to a joint venture led by Community Access, Spatial Equity, Duvernay + Brooks, and Cooper Square Committee. A fully affordable apartment building officially opened in Greenpoint this week, bringing income-restricted homes to one of Brooklyn's most expensive neighborhoods. City officials on Wednesday cut the ribbon at 35 Commercial Street, a 22-story tower with 374 affordable apartments, including 57 units for formerly homeless New Yorkers. The building is the 11th completed building in Greenpoint Landing, a 22-acre development with 5,500 new homes and five acres of public open space.

Another residential development has opened in Mott Haven. RXR last week opened Maven, a new 27-story rental tower located on the South Bronx waterfront. About a month after Robert A.M. Stern's affordable rental building opened in Brooklyn, the renowned architect's firm has been tapped to design another residential development designated for low-income New Yorkers. The city's Department of Housing Preservation and Development last week announced a project to bring 40 homeownership opportunities to a new 8-story building in the Bronx, which will be designed by Robert A.M. Stern Architects (RAMSA) and developed in collaboration with Habitat for Humanity, Camber Property Group, Almat Urban, and Interboro Community Land Trust. Construction to start on Daniel Libeskind’s affordable senior housing building in Bed-Stuy

Architect Daniel Libeskind, perhaps best known for the Jewish Museum in Berlin and the World Trade Center master plan, is one step closer to completing his first building in New York City. The New York City Housing Authority (NYCHA) announced that they have secured financing for an all-affordable senior housing building in Brooklyn's Bed-Stuy designed by the starchitect. The 190-unit Atrium at Sumner will be built on NYCHA's Sumner Houses campus, with construction set to begin later this month on the $132 million project. The 11-story building will meet Passive House standards and feature a community garden, a year-round indoor garden, and a central atrium.
