A housing lottery opened this week for 41 mixed-income units at a new development in Clinton Hill. Located at 540 Waverly Avenue, the nine-story rental offers tenants brand-new luxury units and a wide variety of amenities. New Yorkers earning 80 and 130 percent of the area median income, or between $41,315 for a single person and $187,330 for a household of five, can apply for the apartments which range from $1,119/month studios to $3,344/month two bedrooms.

Developed by The Daten Group and designed by Kutnicki Bernstein Architects, 540 Waverly contains 135 units with open layouts, bright and airy interiors, and floor-to-ceiling windows.

Leasing launched in September for the 94 market-rate units, currently priced from a $2,870/month studio to a $4,957/month two-bedroom, two-bath, according to CityRealty.

All kitchens come equipped with two-toned cabinetry, quartz countertops, modern chrome finishes, and high-end appliances. One and two-bedroom apartments come with an in-unit washer and dryer unit.

Amenities include a furnished rooftop terrace with BBQs, a sundeck with private roof cabanas, a state-of-the-art fitness center, a lounge terrace, a pet spa, bike storage, and private parking.

Located at the intersection of Atlantic and Waverly Avenues, the development is located in one of Brooklyn’s most bustling areas due to its access to public transportation and abundance of restaurants, shops, and cultural activities.

The 2, 3, 4, 5, D, N, R, G, A, and C subway lines are located nearby, as well as the B25, B26, B45, and B69 buses.

Qualifying New Yorkers can apply for the affordable units until January 3, 2023. Preference for 50 percent of the units will be given to residents of Brooklyn Community District 2. Complete details on how to apply are available here. Questions regarding this offer must be referred to NYC’s Housing Connect department by dialing 311.
