A housing lottery has launched this week for 58 affordable apartments for senior New Yorkers at a new Brooklyn rental. Located at 1488 New York Avenue, the Bishop Philius and Helene Nicolas Senior Residences rises seven stories and contains 89 studio apartments and social services for residents. To apply, New Yorkers must have at least one household member who is 62 years of age or older, qualify for Section 8 benefits, and earn $45,500 or less, annually. Eligible applicants will pay 30 percent of their income for the studio apartments.

A new housing lottery has launched for 86 middle-income apartments at a brand new residential building in Downtown Brooklyn. Designed by J Frankl Associates and Charles Mallea, 260 Gold Street rises 13 stories on a former parking at the corner of Tillary and Gold. Qualifying New Yorkers earning 130 percent of the area median income can apply for the apartments, which include $2,241/month studios, $2,362/month one-bedrooms, $2,848/month two-bedrooms, and $3,282/month three-bedrooms.

See New York City’s newest public park at the Upper West Side’s Waterline Square

New photos of the public park at the Waterline Square development were released this week, showing off the nearly three acres of green space designed by MNLA. Positioned in the middle of the three glassy Upper West Side towers, Waterline Square Park offers a tucked-away oasis for the community, along with a huge playground and unique water features. When it officially opened this summer, the park hosted a number of socially-distanced events including live music performances and yoga classes.

While we've been following the progression of Thomas Heatherwick's first residential project in the United States from its unique exterior, new photos are providing a first peek inside the bubbles. Located at 515 West 18th Street, Lantern House features two condo towers that straddle the High Line in Chelsea, one rising 10 stories and the other 22 stories, both with facades designed to resemble a lantern. Ahead, see the model home designed by staging experts ASH NYC, which was able to complement the building's unique architecture with a mix of bold, contemporary furniture and vintage details.

Applications are now being accepted for 96 income-restricted apartments in the South Bronx, with half of those units set aside for seniors. Located at 700 Manida Street, the Hunts Point rental contains eight stories and 108 total units. To apply for the senior housing, New Yorkers must have at least one household member who is 62 years of age or older and earns $40, 960 or less, annually. Eligible applicants will pay 20, 30, or 40 percent of the area median income (AMI) for units that range from a $211/month studio to a $667/month one-bedroom. For the remaining 48 units, New Yorkers earning 40, 50, 60, 70, and 80 percent of the AMI can apply for apartments, ranging in price from an $810/month two-bedroom to $1,960/month three-bedroom.

Two buildings of the five-building complex La Central are now accepting applications for the units, which range from $395/month studios to $2,689/month four-bedrooms. The rentals, located at 556 and 600 Bergen Avenue, contain a 50,000-square-foot YMCA, GrowNYC-operated rooftop gardens, and ground-floor retail. One Manhattan Square offers COVID-19 discount up to 20 percent on luxury units

Not only is One Manhattan Square one of the last residential buildings in New York City able to entice buyers with a 421-a tax abatement, but the Lower East Side high-rise is also currently offering major discounts on its luxury apartments. In response to the coronavirus pandemic, Extell Development announced last month discounts of up to 20 percent on all remaining units at the 800-foot-tall condominium.

Jeff Bezos now owns $96M worth of apartments in Flatiron condo

Amazon behemoth and richest person in the world Jeff Bezos has been making headlines in recent weeks for his $100 million donation to U.S. food banks. He's also become $24 billion richer since the coronavirus crisis sent Amazon's stocks surging. And it looks like he's taking a very small percentage of that fortune and expanding his real estate investment in NYC. The Post reports that Bezos just dropped $16 million on an apartment in the Flatiron condo 212 Fifth Avenue. Last June, he bought three units in the building totaling $80 million, making it the largest deal to ever close in New York south of 42nd Street. Now he can create a mega-mansion in the sky.

Co-Op City’s 15,000+ apartments will stay affordable for 30 more years

Home to more than 15,300 apartments across 72 buildings in the Bronx, Co-Op City opened in 1968 as part of the Mitchell-Lama program. The deal reached between the co-op board and the city's Department of Housing Preservation and Development guarantees the development's participation in the Mitchell-Lama program until 2052.
