One Manhattan Square offers COVID-19 discount up to 20 percent on luxury units

Not only is One Manhattan Square one of the last residential buildings in New York City able to entice buyers with a 421-a tax abatement, but the Lower East Side high-rise is also currently offering major discounts on its luxury apartments. In response to the coronavirus pandemic, Extell Development announced last month discounts of up to 20 percent on all remaining units at the 800-foot-tall condominium.

“While we have adapted to selling our residences through a virtual sales experience, we recognize that it is also important to incentivize our buyers with this program,” Gary Barnett, founder of Extell, said in a press release. “Combined with low-interest rates and a 20-year tax abatement, we feel this will make for a very compelling offering.”

One Manhattan Square was able to secure a 421-a exemption before the phase-out of the program, which was created in the 1970s to incentivize developers to build on vacant land. Buyers at 252 South Street will benefit from the tax exemption for 20 years. And common charges at the condo building remain low, despite having one of the most impressive residential amenity packages in the city.

At 100,000-square feet, the indoor amenities, designed by Meyer Davis Studio, are twice the size of the White House, according to Extell. You’ll never have to leave your building again with all that One Manhattan Square offers: four pools, a full-sized basketball court, a bowling alley, and a cinema.

Other perks include a well-equipped gym that overlooks the New York Harbor and has training rooms and private studios for cycling, pilates, yoga, and dance. The spa features a sauna, hammam, and private treatment rooms. And if that wasn’t enough to meet all of your needs (and then some), the building also boasts a cigar room, a wine room, a cellar bar and lounge, a space for performance, and spaces for the kids, a playroom and a teen arcade.

The West 8-designed private outdoor garden is one of the largest in the city. The one-acre green space includes spaces for both passive and active areas, with places to grill, play ping pong, and stargaze in an observatory. There is an adult treehouse, a tea pavilion, a putting tree, and a children’s playground.

With water and skyline views, the spacious apartments are offered in two finishes, dark or light. Kitchens come with Miele premium appliances, master bedrooms suites are complete with large dressing rooms, and bathrooms with radiant heat flooring.
