In a Staten Island neighborhood gearing up for development, this new 100 percent affordable building is leading the way. The Pearl, located at 475 Bay Street in Stapleton, is a 12-story tower with 270 apartments, about half of which are affordable to households earning at or below 80 percent of the area median income. The project is one of the first developments to be built under the recent Bay Street Corridor rezoning. A housing lottery opened last week for 131 apartments; qualifying New Yorkers can apply for the units, priced between $1,790/month for studios and $2,481/month for three bedrooms.

All-electric affordable housing project planned for Mott Haven parking lot

A project that will bring an all-electric affordable housing development and a new community theater to Mott Haven is moving forward. The city's Department of Housing Preservation and Development (HPD) last week selected the team that will convert a city-owned parking lot at 351 Powers Avenue into a 90-unit, fully-electric affordable housing development dubbed the Powerhouse Apartments. The South Bronx development is part of Mayor Eric Adams' "24 in 24" plan, which calls for two dozen affordable housing developments on public land to advance this year.

A project that will bring affordable apartments and a community garden to Prospect Heights is underway. The city's Department of Housing Preservation and Development (HPD) last week selected Apex Building Group and Bridge Street Development Corporation to convert a 17,000-square-foot HPD satellite office at 516 Bergen Street into a 116-unit affordable housing development known as "Bergen Green." The project falls under the Atlantic Avenue Mixed-Use Plan (AAMUP), which in combination with the nearby redevelopment of a Dean Street parking lot, will bring roughly 270 affordable homes to Prospect Heights.

Leasing officially launched on Monday at New York City's first all-electric skyscraper. Developed by Alloy Development, 505 State Street (formerly called 100 Flatbush) is a 44-story tower with 441 apartments in Downtown Brooklyn. The building, which replaces all functions that would normally run on gas with electricity, is part of Alloy Block, a mixed-use development of five old and new buildings that will bring residential, office, retail, and the city's first two Passive House-certified public schools to the neighborhood. Available rentals at the building start at $3,475/month for a studio and go up to $11,200/month for a three-bedroom.

Trump name removed from Bronx golf course

A sign bearing Donald Trump's name has been removed from the Bronx golf course previously operated by the former president. New manager Bally's Corporation rebranded the course, previously called the Trump Golf Links at Ferry Point, Bally's Links, and celebrated with a new sign reveal and ribbon cutting on Thursday. Bally's purchased the lease for the course last September for $60 million and will operate the city-owned site as part of an effort to secure one of the region's three casino licenses.

As the massive Brooklyn megadevelopment once known as Atlantic Yards reaches its 20th anniversary, news of the project's progress has been scarce. But recent changes affecting the development anchored by Barclays Center may put the 22-acre site–now known as Pacific Park–back in the spotlight. As The Real Deal reported in a wrap-up of its progress over the past two decades, current developer Greenland USA has defaulted on nearly $350 million in loans attached to the project's second phase. With foreclosure imminent, an auction, scheduled for next month, may mean a new developer will be responsible for fulfilling crucial affordable housing agreements and inherit penalties for unbuilt units.

Work has wrapped up on One High Line, the two-tower residential development designed by Bjarke Ingels, marking a major milestone for a project that has hit a few bumps along the way. New York City officials on Wednesday broke ground on the second phase of the Peninsula, which will bring over 700 affordable homes and a manufacturing building to Hunts Point. The project's second phase includes two buildings with 359 apartments, a public plaza, a parking garage, and community space. The mixed-use complex is rising on the site of the former Spofford Juvenile Detention Center, which closed in 2011 and was notorious for its mistreatment of children.

NYC proposes zoning change to make it easier to develop casinos

New York City is proposing an update to its zoning rules to make it easier for developers to build casinos across the five boroughs. The City Planning Commission (CPC) on Monday started a seven-month public review process for a zoning text amendment that would permit the construction of casinos as of right in specified commercial and manufacturing districts without going through the city's uniform land use review procedure (ULURP). Instead, casino proposals would only need approval from the state and the NY Community Advisory Committee to move forward. The proposal, officially filed on Friday, comes as several developers publicly bid for one of three downstate licenses.

A huge mixed-use development with over 500 apartments has topped out along the Gowanus Canal. The two-tower, 21-story project at 267 Bond Street and 510 Sackett Street measures over 600,000 square feet and includes 57,300 square feet of retail space and a new park and esplanade along the famously polluted waterfront. Developed by PMG and Carlyle, the development is part of the 2021 Gowanus rezoning effort, which will bring thousands of new homes to the Brooklyn neighborhood. The development, dubbed Society Brooklyn and Sackett Place, has a completion date of 2025.
