Our latest gem comes from Foz Design, led by Fauzia Khanani, who worked to renovate this 500-square-foot pied-à-terre for a Dutch composer and Manhattanite journalist. Located in a pre-war, landmarked building in the heart of Chelsea, Foz managed to create a glamorous modern home with plenty of old world charm.

As Developers Favor Large Apartments, Studio Prices Are on the Rise

As anyone who lives in a studio apartment can tell you, it's often the best–if not the only–way to live without a roommate in New York. But with developers finding it much more profitable to build large apartments, studio apartments may be heading to extinction. And those existing one-room units are seeing steep price increases as demand is outpacing supply. As the Daily News reports, "Listings for new studios compose just 4% of the units in Manhattan — down from 15% in 2013... As of January, just 30 such apartments were on the market, compared with 161 in January 2012." The median price for a new Manhattan studio rose over the past year to $930,000, a whopping 60 percent increase. Comparatively, the median price for a new one-bedroom unit rose 30 percent and for a two-bedroom home it dropped by 11 percent.

Construction Update: One Manhattan Square, Extell’s Mega-Rental Complex in Two Bridges

Groundwork continues on Extell Development's 847-foot-tall mega-rental complex at the foot of the Manhattan Bridge. Rumored to be called One Manhattan Square, the project at 250 South Street will bring a staggering 790 luxury rentals and 205 affordable units to a remote section of the Two Bridges/Chinatown neighborhood. The project rises on the former site of a cherished one-story Pathmark supermarket and its sprawling parking lot. While details of the design remain scarce, public documents reveal a two-towered development of 68 and 23 stories to rise atop a three-story podium that will contain 30,000 square feet of retail. Blogger Bowery Boogie uncovered the residential amenity package, which will include two swimming pools, a health club, basketball court, squash court, bowling alley, golf simulator, and 137 on-site parking spaces.

Sandy-Ravaged Chelsea Building to Sprout New Apartments

A four-floor Chelsea building ravaged by Superstorm Sandy will be reborn as a new nine-unit residential building. The walk-up building at 92 Eighth Avenue near 14th street has sat vacant and shrouded since the storm triggered the collapse of its front facade, revealing its interiors "like an open doll house." With all of its similarly furnished rooms exposed to onlookers, it was soon discovered the building operated as an illegal hotel catering to European travelers.

Couple Fills a 242-Square-Foot Village Apartment with Brilliant Interior Design Ideas

This home may be smaller than the average of those we showcase on 6sqft, but when it comes to incredible design details, it definitely doesn't come up any shorter than the rest. Jourdan Lawlor and her fiancé Tobin Ludwig purchased this sweet West Village pied-à-terre a few years ago for just $270,000, and after a $33,000 renovation, they turned their cramped 242-square-foot studio into a comfy home with brilliant, smart space-saving techniques like built-ins and space-maximizing illusions like white walls and good lighting. But a subdued color palette doesn't hurt this home. What it lacks in wacky wall coverings it makes up in the delightful interior touches all throughout. ESPN NFL Guru Adam Caplan Swaps Almost-Identical Tribeca Apartments

It's pretty common that we report on celebrities upgrading their digs, but today we have the opposite story. ESPN's NFL insider Adam Caplan sold his two-bedroom, floor-through penthouse apartment at 150 Chambers Street in Tribeca for $3 million, but picked up another similar two-bedroom unit in the same building for $2,375,000, according to city records released today.

It's hard to imagine today that people had to be lured to settle on the Upper West Side of Manhattan, but such was the case at the turn of the 20th century when the first New York City subway line opened. The Interborough Rapid Transit Line (IRT) started at City Hall, with the most epic of subway stations (now closed off to the public except on official Transit Museum tours). 7,000-Square-Foot Soho Penthouse Sells for $10M

As far as Manhattan apartments go, even penthouses, 7,000 square feet is palatial. And with 16 rooms, 13-foot ceilings, and a 2,600-square-foot planted terrace with rooftop kitchen this duplex penthouse takes the cake. Located at 54 Thompson Street in Soho, the home was featured on HGTV's "Selling New York." It was designed by architects Adam Yarinsky and Stephen Cassell of ARO and published on the cover of Interior Design magazine. The mesmerizing penthouse has now sold for an impressive $10.35 million, according to recently released city records.

16-Story Residential Sliver Building to Rise Near Union Square

**UPDATE 10/10/2014: We've been informed that the Spector Group is no longer involved in this project. Beyer Blinder Belle has taken over the design. We will provide new renderings of the project when available. A new 16-story residential sliver tower will squeeze its way skyward from a narrow lot at 10 West 17th Street, situated just a block from foodie-hub Union Square in the Ladies' Mile Historical District. Permits filed with the NYC Department of Buildings call for a 47,000-square-foot residential building with 15 units. The architect of record is Beyer Blinder Belle Architects & Planners, a firm well adept in crafting developments in historically sensitive locations and navigating the city's Landmark's approval process. The majority of units in 10 West 17th will likely be full-floor apartments. The renderings shown here are designs from the Spector Group website, but it's unknown if they are still involved in the project.

That's right--Stuyvesant Square is its own neighborhood. Haven't heard of it? That may be because you've been confusing it with neighboring Gramercy Park or Stuyvesant Town. But in fact, this charming little neighborhood is a highly desirable enclave in its own right. Situated around Stuyvesant Square Park, the area is bound roughly by 14th and 18th Streets and First and Third Avenues. It could be considered the southeastern corner of Gramercy Park or an extension of planned development Stuyvesant Town, but some real estate professionals like the exclusivity that the lesser-known moniker offers. Others have come up with creative alternatives like "Gramercy Park on Stuyvesant Square." But regardless of what you call it, Stuyvesant Square has a unique blend of limited space, historic landmarks, and mixed uses that makes for a bustling New York City neighborhood.

INTERVIEW: Resolution: 4 Architecture’s Joseph Tanney Talks Prefab Homes and Designing NYC Apartments

Since it was founded in 1994, Resolution: 4 Architecture (RE4A) has been a game-changing force in the world of building and design. Founders Joseph Tanney and Robert Luntz were some of the first architects to embrace the idea of modular prefabricated homes, a concept that continues to grow in popularity for its cost0-efficiency, eco-friendly nature and versatility in design. The RE4A team has worked on numerous projects, ranging from envy-inducing vacation retreats to space-efficient lofts to the headquarters for Equinox gym. While they have helped design and build spaces across the nation, the firm calls New York City — specifically, Chelsea — home and plenty of Big Apple sensibilities show up in their work, which is bold, yet functional. MTA lot in Crown Heights to become 300-unit residential building

New York is looking to transform a parking lot in Crown Heights owned by the MTA into the neighborhood's next residential development. The agency on Tuesday released a request for proposals seeking developers to build approximately 300 new housing units at 1119 Pacific Street, an underutilized lot used by New York City Transit as part of a cable shop. Approved by the City Council last year, the rezoning of the area has enabled the construction of new residential buildings in the formerly industrial area.

Gracie Abrams drops $4.5M on another Greenwich Village penthouse

Gracie Abrams has purchased another unit at Greenwich Village’s 1 Fifth Avenue co-op, a year after buying a $5.5 million penthouse in the building, with plans to combine the two. The pop star paid $4.5 million for the 18th-floor penthouse, which was once two separate units and now includes one bedroom, two bathrooms, and two terraces. If combined with the other unit, Abrams' residence in the building could span five bedrooms, five bathrooms, and five terraces, according to The Real Deal.

21-story condo conversion in Tribeca moves ahead

A former city office building in Tribeca that has been vacant for about a decade is one step closer to becoming a luxury residential tower. Manhattan Community Board 1 on Monday approved the expansion and conversion of 101 Franklin Street (formerly 250 Church), which will turn a 17-story 1940s building into a 21-story condominium with 72 apartments. The proposal heads next to the Department of City Planning.

FiDi office tower to become 796-unit residential building

RXR Realty secured a $420 million construction loan last week for an office-to-residential conversion that will transform a century-old Financial District office tower into 796 new homes. Affiliates of Apollo Global Management provided the financing to convert the 32-story 61 Broadway, with construction expected to begin later this month and the first residents projected to move in during the first half of 2028, according to Crain's. Roughly 200 of the apartments will be set aside for households earning 80 percent of the area median income (AMI).

Seagram liquor heir Eli Bronfman will be collecting $120,000 a month for his penthouse pad at 20 Greene Street while searching for a buyer, according to The Real Deal. The massive loft occupies the top three floors of the classic cast-iron building, topped by a dazzling rooftop terrace. Bronfman put the four-bedroom condo on the market last year for $45 million. Its current ask is $35,950,000, but its six-figure rental price may make it hard to part with–and may be Soho's highest ever.

American Express unveils new World Trade Center headquarters

American Express on Wednesday announced plans to build a new global headquarters at the World Trade Center, marking the final commercial tower at the Lower Manhattan campus. Located at 200 Greenwich Street, also known as 2 World Trade Center, the Foster + Partners-designed skyscraper will be developed by Silverstein Properties and span nearly 2 million square feet across 55 floors. Construction will kick off this spring, with completion slated for 2031. American Express will be the tower’s sole tenant, housing up to 10,000 employees and featuring more than an acre of outdoor space.

Mott Haven housing development is first to undergo new expedited review process

In last November's election, New Yorkers voted to approve four housing ballot measures, including one that speeds up construction by reducing the time it takes to review projects. On Friday, the city announced that the first-ever project to go through the new Expedited Land Use Review Procedure (ELURP), which shortens the review process from seven months to just 90 days, will be an affordable housing development in Mott Haven. Located at 351 Powers Avenue, the Powerhouse Apartments, first unveiled in 2024, will turn an empty city-owned lot into more than 80 affordable apartments, a community theater, and outdoor green space.
