Apply for 40 affordable apartments in East New York, from $590/month

A lottery opened this week for 41 affordable apartments in a newly constructed building in eastern Brooklyn. Located at 463 Livonia Avenue, the site is part of the city's Livonia Avenue Initiative, a program aimed at revitalizing the Brooklyn neighborhoods of East New York and Brownsville. Qualifying New Yorkers earning 40, 50, and 60 percent of the area median income can apply for the units, which range from a $590/month one-bedroom to a $1,449/per month three-bedroom apartment.

Site of former Slave Theater in Bed-Stuy will get a 10-story co-living and hotel building

London-based communal living company The Collective filed a building permit application last week for a planned development on the site of the former Slave Theater in Bed-Stuy, which the company bought earlier this year for $32.5 million. As Brownstoner first reported, the application is for a 10-story, roughly 161,000-square-foot structure that will comprise residential units, a hotel, and community space. Ismael Leyva Architects will lead the project, which is expected to include 136 apartments, 222 hotel rooms, underground parking, a restaurant, a public courtyard, spa lounges, and other amenities. The finished building is expected to open in 2022.

$139M street repair and infrastructure upgrade project kicks off in Far Rockaway

About 25 blocks of Downtown Far Rockaway will soon see major changes as the Queens neighborhood gears up for one its largest infrastructure project in decades. Construction will kick off this week on a $139 million plan to revamp the area's streets, pedestrian space, and stormwater drainage, city officials announced Wednesday. The project, expected to take three years to complete, falls under the city's Far Rockaway rezoning plan, which was approved in 2017.

Robert de Niro-funded studio taps Bjarke Ingels to design $400M ‘vertical village for film’ in Astoria

The star power involved with Robert de Niro’s planned production studio in Astoria continues to grow. The development group—which includes developer Wildflower Ltd, Raphael De Niro, and Jane Rosenthal—has just revealed a first look at the 650,000-square-foot facility designed by Bjarke Ingels Group. The $400 million project, called Wildflower Studios, will establish a hub for the creation of film, television, and other forms of entertainment, including augmented reality and virtual reality. The facility is expected to create more than 1,000 daily union jobs.

Jersey City to launch on-demand bus service operated by ride-sharing app Via

Commuters in Jersey City will soon be able to hail a city bus from their smartphones. In a partnership with ride-sharing app Via, the city will launch on-demand bus service as an alternative to often delayed-plagued New Jersey Transit, Mayor Steven Fulop announced Thursday. Passengers can request a shared trip using Via's app and then will be given a "virtual" bus stop within walking distance from both pickup and drop-off locations.

‘Girls’ star Zosia Mamet lists classic Upper West Side co-op for 1.3M

Best known for her role as Shosanna on "Girls," actress Zosia Mamet has put her Upper West Side co-op on the market, reports the New York Post. Nearly five years ago, she and then-boyfriend-now-husband Evan Jonigkeit sold their Bushwick house and soon moved into a what we thought was a rather "unimpressive" apartment at 522 West End Avenue. The couple dropped $1,225,000 million on the unit, which they've certainly jazzed up over the years, and they've now listed it for a barely profitable $1,295,000. The ground-floor two-bedroom has classic pre-war bones and is the only residence with private access to the building's rear garden.

Harlem church’s rezoning proposal includes new tower and music school, but still no developer

A Harlem church looking to rezone part of Central Park North revealed plans this week to incorporate a music school and cultural center to its proposal for a 33-story residential tower. During a City Planning Commission hearing on Wednesday, La Hermosa Christian Church and FXCollaborative presented their design for the apartment building and the three-story community facility space. Congregants and church officials say the building at 5 West 110th Street is deteriorating, with many of its spaces unusable and inaccessible. "The project that we're proposing means the survival of our church," La Hermosa Pastor Dan Feliciano told the commissioners.

The Italian side of Williamsburg: History, famous joints, and today’s culture

A bustling Brooklyn enclave that is today an impossibly trendy and diverse mix of glassy condos, hip new restaurants and storefronts, and unassuming multi-family homes in the northeast section of Williamsburg was one of New York City’s notable Italian-American neighborhoods for much of the 20th century. While it may not have the tourist cachet of Manhattan’s Little Italy–or the old-fashioned village-y coziness of Carroll Gardens–this swath of the ‘burg, bounded roughly by Montrose, Union, Richardson, and Humboldt Streets, was a little bit of Italy in its own right from the 1800s until as late as the 1990s. The north end of Graham Avenue was even christened Via Vespucci to commemorate the historic Italian-American community.

Waitlist reopens for ‘moderate-income’ rentals in Long Island City, with units up to $5,183/month

Applications are currently being accepted to replenish the waitlist for moderate-income apartments at two Long Island City buildings. Located across from the newly opened Hunter's Point South Park, the towers at 1-50 50th Avenue and 1-55 Borden Avenue were developed in 2013 as part of the neighborhood's waterfront redevelopment, with a majority of the apartments set aside low- and middle-income households. But apartments available through the current waitlist are for households earning between $104,538 and $278,300 annually with units ranging from a $2,992/month one-bedroom to a $5,183/month three-bedroom. In 2017, the median household income in Queens was just over $64,500 per year.

City releases plan to transform Brooklyn’s Broadway Junction into desirable transit hub

The city released on Thursday its preliminary vision to revitalize Brooklyn's third busiest transit station. Council Member Rafael Espinal Jr. and Borough President Eric Adams, along with the city's Economic Development Corporation, laid out a plan to transform Broadway Junction, which connects six residential neighborhoods via five subway lines and six bus routes, into an accessible, attractive hub. The plan falls under the East New York Neighborhood Plan, a rezoning approved by the city in 2016.

Keith Haring’s iconic ‘Crack is Wack’ mural in East Harlem is getting restored

It's been 33 years since Keith Haring painted his "Crack is Wack" mural on a handball court near the Harlem River Drive in East Harlem, and now the iconic work is getting a much-needed restoration, as amNY reported. Inspired by his studio assistant Benny—who was struggling with addiction but later recovered—Haring painted the 16-foot by 26-foot mural on June 27, 1986, at the height of the crack cocaine epidemic and intended the piece to function as a warning to young users. Celebrated as one of Haring's most important works, the mural has been shielded by protective coverings in recent years during reconstruction work on the Harlem River Drive.

Demolition of debated vacant oil tanks in Williamsburg begins

Ten decommissioned tanks located along the Williamsburg waterfront will get demolished by the city this week, quashing plans from organizers to transform the silos into public space. Over the last four years, a team of designers and park advocates, led by Karen Zabarsky and Stacey Anderson, has pushed for adaptive reuse of the vacant 50-foot tanks into possible performance space, greenhouses, and art galleries. But without enough support from public officials, the team's project, The Tanks at Bushwick Inlet Park, now comes to an end as the city begins razing the oil tanks.

Ahead of city demo plans, petition launches to save Williamsburg’s Bayside Oil Depot

For the past four years, a team of designers and environmentalists led by co-founders Karen Zabarsky and Stacey Anderson has been rallying to save a series of ten 50-foot, decommissioned silos on the Williamsburg waterfront and transform them into a unique, 21st-century park. The project, known as THE TANKS at Bushwick Inlet Park, would be a small part of the larger 28-acre park planned for the waterfront, an area known for it’s “toxin-soaked soil,” as described in a recent New York Magazine article. Zabarsky and Anderson believe in adaptive reuse over demolition, so as the city’s bulldozers draw near, The Tanks team has started a petition on Change.org to save these pieces of Brooklyn’s industrial history.

Asbury Park’s second act: How developer iStar is transforming this Jersey Shore town

If you lived along the Jersey Shore in the '80s and '90s, Asbury Park was not a place you went. After getting its start in the late 1800s as a summer escape for wealthy residents of NYC and Philly, the 1.6-square-mile town boomed again in the '50s and '60s as a grungey, artsy hangout. But after the race riots in the 1970s, the town fell into disrepair and was forgotten by local stakeholders. Fast forward to today, and Asbury is booming--we once aptly described it as "Williamsburg meets Bruce Springsteen-land meets Venice Beach." Like many gentrifying/revitalized areas, the change can be attributed to a developer with foresight. In this case, the team at iStar realized the opportunity nine years ago. They now own 35 acres of land in Asbury, including 70 percent of the waterfront, and are investing more than $1 billion in the town. Their projects include the luxury condo Monroe, the renovated Asbury Lanes bowling alley/performance venue, The Asbury Hotel, and, most recently, the Asbury Ocean Club, a hotel-condo hybrid that made headlines for its $1,050/night suite. Unsurprisingly, iStar has received its share of criticism, but that hasn't stopped New Yorkers from flooding the seaside city in the summertime. Ahead, we delve into the social and cultural landscape of Asbury and talk with iStar's Brian Cheripka about the lesser-known politics behind their plans, why they decided to invest in Asbury Park, and what we can expect to see in the future.

Citi Bike reveals new expansion plans that keep Queens, Bronx, Upper Manhattan waiting on wheels

Citi Bike has revealed details for the much-anticipated rollout of the popular bike share program with plans to double its reach with docks in the Bronx and more of Manhattan, Brooklyn and Queens. But according to maps and information released in a Tuesday morning meeting obtained by Streetsblog, large swaths of the city won't see the blue bikes for four more years. As the NY Post reported, some see the Citi Bike rollout as heavily weighted toward more affluent NYC districts, which prompted a letter from several New York City Council members to the NYC Department of Transportation asking for assurance that expansion plans include low-income neighborhoods.
