Historic building at Brooklyn Navy Yard to be restored as modern manufacturing space

A former boat repair facility at the Brooklyn Navy Yard will get restored as a modern manufacturing space, the last adaptive reuse project at the 300-acre site. The Brooklyn Navy Yard Development Corporation (BNYDC) last month closed on $42 million in financing to restore Building 127, which was built in 1904 by the U.S. Navy for ship construction. S9 Architecture is handling the "historically sensitive" gut renovation, which will bring 95,000 square feet of modern industrial space to the Yard by 2020.

Transformed from a wreck into pricey condos, Crown Heights’ oldest house is renting for $9.25K/month

The historic Elkins House at 1375 Dean Street, an 1850s wood-frame home in Crown Heights, is officially the neighborhood's oldest house–and  you can rent one of its duplex units from January to April of 2019 for $9,250 a month. The landmarked wood-frame building has been completely renovated with 2,033 square feet of living space including five  bedrooms (two with private balconies) and a private top-floor deck. The home's newly-converted condos were last seen on the market last spring, with two duplex units–including this one–asking $2.3 and $2.7 million.

For the first time, average Brooklyn home prices break the $1M threshold

According to Douglas Elliman's latest market report, home prices in Brooklyn are higher than ever. The median and average sales prices for the borough both broke records, crossing the $800,000 and $1 million thresholds for the first time in the third quarter of this year. "As the Brooklyn market continues to reinvent itself over the past five years," says the report, "There is no standard of comparison with historical trends." It means Brooklyn, and also Queens, boast some of the fastest residential price growth in the country, with new developments cropping up and demand skyrocketing as buyers stream into outer boroughs.

New details for Brooklyn’s Pacific Park and a first look at its tallest tower

The development of Pacific Park, a 22-acre mixed-use complex near the Barclays Center, has entered its next phase Greenland Forest City Partners announced Wednesday. The developer is bringing on TF Cornerstone and the Brodsky Organization as development partners for the project. The duo will develop three parcels at the site, which include three rental buildings, a new public school, and new open space. Greenland also announced construction is set to begin in the spring for the park's tallest tower, a more than 500-foot tall tower designed by Perkins Eastman.

Apply for three middle-income units in Brooklyn’s historic Weeksville

After the state of New York State abolished slavery in 1827, the country's second-largest free black community was established in Brooklyn. Known as Weeksville, today the neighborhood falls a bit under the radar, surrounded by more sought-after neighborhoods like Crown Heights and Bed Stuy. But it's a charming little enclave, lined with many two-family homes and small brick rowhouses, that has done well to preserve its history. And just down the street from the Weeksville Heritage Center is a new 10-unit rental building at 1520 Prospect Place that just opened an affordable housing lottery for three $2,098/month one-bedrooms.

Affordable housing lottery launches for 100 units at Brooklyn Bridge Park’s Pier 6

Pier 6 and Brooklyn Bridge Park via MOSO Studio It's been just over a year since construction began at Brooklyn Bridge Park's two-towered Pier 6 development, and as of today, the affordable housing lottery has launched for 15 Bridge Park Drive, the 15-story tower (the other is 28 stories). The buildings are designed by ODA New York and have a slew of amenities, including a fitness facility, 4,000-square-foot landscaped roof terrace, and a children's playroom. 15 Bridge Park Drive has a total of 140 units; the 40 not included in the lottery are market-rate. The remaining 100 are reserved for households earning 80, 130, and 165 percent of the area median income and range from $1,394/month studios to $4,380/month three-bedrooms.

New views and details revealed for 407-acre state park opening in Central Brooklyn next summer

The largest state park in New York City will open next summer in Brooklyn and be named after Shirley Chisholm, the first black woman elected to Congress and a native of the borough. Gov. Andrew Cuomo announced Wednesday that the first phase of the 407-acre park on Jamacia Bay will be completed in 2019. The site, formerly home to two landfills, will be converted into parkland with 10 miles of trails for hiking and biking, kayaking, picnic areas, educational facilities, an amphitheater and more.

Study recommends creating a High Line-style park along Brooklyn’s Prospect Expressway

A new study recommends building a cantilevered linear park to run along the Prospect Expressway in Brooklyn, akin to the High Line. Developed by students from NYU Wagner's capstone program, PX Forward proposes ways to reimagine the 2.3-mile-long corridor, whose construction was led by Robert Moses between 1953 and 1962. As it stands today, the expressway cuts through neighborhoods like South Slope, Windsor Terrace, Greenwood Heights and Kensington, exposing residents to unsafe conditions due to high traffic and noise pollution.

1,000 new affordable homes for NYCHA seniors coming to Central Brooklyn

New York State will finance 1,000 affordable homes for seniors who are residents of the city's public housing system, Gov. Andrew Cuomo announced on Sunday. The 100 percent affordable units will be constructed on underutilized land in Central Brooklyn that is owned by NYCHA. The $15 million plan falls under the governor's $1.4 billion Vital Brooklyn initiative, which aims to bring affordable housing, open space and recreation, new jobs and better healthcare services to the area, which includes the neighborhoods of Bed-Stuy, Brownsville, Ocean-Hill, Bushwick, Crown Heights and East New York.

Brooklyn’s Grand Army Plaza to undergo a $9M restoration

The historic entrance to Brooklyn's Prospect Park is getting a makeover. Mayor Bill de Blasio announced on Friday a plan to restore Grand Army Plaza and its iconic Soldiers' and Sailors' Arch located in Prospect Heights. The $8.9 million project, overseen by the Prospect Park Alliance and the city's Parks Department, includes replacing the roof of the arch, cleaning and repointing the brick and stone structure, repairing the iron staircases, and updating the lighting. Plus, the plaza-framing landscaped berms will be replanted.

The Battle of Brooklyn 242 years later: Where the fighting played out in present day

242 years ago on August 27th, less than two months after the signing of the Declaration of Independence, the largest battle of the Revolutionary War played out across Brooklyn. What was first known as the Battle of Long Island (Brooklyn was still just a small town at the time of the attack) was later dubbed the Battle of Brooklyn. On this summer day in 1776, The British took their troops from Staten Island to stealthily attack George Washington and his Continental Army at their Brooklyn camp. Greatly outnumbered in size and skill, Washington sent many of his soldiers on an escape route through Brooklyn Heights and across the foggy East River to Manhattan. To distract the British and buy the rest of the troops time, Washington also sent the entire 1st Maryland Regiment, known as the Maryland 400, on a suicide mission. All 400 soldiers from the regiment were killed in battle with the British, but the Continental Army made its escape and went on to win the war. Not surprising since these harrowing events played out across a good portion of the borough, there are monuments, a museum, and plaques to commemorate it. And then there are popular Brooklyn locales—from Prospect Park to Green-Wood Cemetery—that you might not realize were former battlefields. New renderings released for Crown Heights Bedford Union Armory redevelopment, permits still pending

Last November, 6sqft reported that the proposed Bedford-Union Armory Crown Heights redevelopment project had begun a land use application evaluation process before the City Council, submitted by BFC Partners and the nonprofit NYC Economic Development Corporation, who intend to jointly develop the massive armory that was once housing for the National Guard. Though permits filed four months ago for a fifteen-story building are still pending approval, New York Yimby reports that new renderings have been revealed for the residential portion of the project. As planned, Marvel Architects is responsible for the design.

This 1946 map shows how Native American trails became the streets of Brooklyn

While we take for granted the paths and roads we use on a daily basis, it's interesting to find out how they came to be. It's not a new concept that paths worn by the comings and goings of early dwellers and subsequent settlers in a particular area became roads, streets and thoroughfares, often with names that reflect their beginnings. Brooklyn Heights Blog (via Viewing NYC) shares some insight into Brooklyn's familiar roads that began as Native American trails on a 1946 map titled "Indian Villages, Paths, Ponds and Places in Kings County."

Men of steel: How Brooklyn’s Native American ironworkers built New York

The Empire State Building. The George Washington Bridge. The United Nations. The Woolworth Building. 30 Rock. The Seagram Building. Lincoln Center. The Waldorf Astoria. Virtually all of New York’s most iconic structures were raised in part by Mohawk Native American ironworkers. Since 1916, when Mohawk men made their way to New York to work on the Hell Gate Bridge, ironworkers from two Native communities, Akwesasne (which straddles Ontario, Quebec, and New York State) and Kahnawake (near Montreal), have been “walking iron” across the city.

Scrabble is played in 22 languages around the world, but it was invented in Jackson Heights, Queens

"Secret" details hidden in plain sight are pretty much the rule in New York City, and the “Scrabble” street sign in Jackson Heights is a fine example. The letters that make up the sign marking 35th Avenue where it meets 81st Street in the neighborhood’s historic district are–if you look more closely than you’d ever really look at a street sign–accorded numbered points below each letter, Scrabble tile-style. The sign honors the fact that the beloved geeky pastime–according to Hasbro, three out of every five American homes harbor a Scrabble board–was invented right here in Queens by the Poughkeepsie-born Alfred Mosher Butts in 1931. Butts was an architect, and as history tells us, an architect generally needed to find an alternate way to keep busy during the Great Depression.

The history of Weeksville: When Crown Heights had the second-largest free black community in the U.S.

It’s a mighty sounding moniker, but the name “King’s County” also speaks to Brooklyn’s less-than-democratic origins. At the turn of the 19th century, the city of Brooklyn was known as the “slaveholding capital” of New York State and was home to the highest concentration of enslaved people north of the Mason-Dixon Line. But, after New York State abolished slavery in 1827, free black professionals bought land in what is now Crown Heights and founded Weeksville, a self-supporting community of African American Freedman, which grew to become the second-largest free black community in Antebellum America. By 1855, over 520 free African Americans lived in Weeksville, including some of the leading activists in the Abolitionist and Equal Suffrage movements.

Lottery opens for 29 affordable units at Crown Heights’ former Fox Savoy Theater site

It's been four years since Crown Heights' historic Fox Savoy Theater was torn down to make way for a 114-unit apartment building at 1511 Bedford Avenue. Designed by famed theater architect Thomas Lamb in 1926, the neo-classical structure was not landmarked, therefore, developer Realty Within Reach was able to replace it with Isaac & Stern Architects' 10-story rental building. Twenty-five percent of the apartments, or 29 units, are set aside for households earning 60 percent of the area median income, and as of today, they're available through the city's housing lottery. The units range from $816/month studios to $1,064/month two-bedrooms, and amenities include on-site parking, bike storage, a gym, roof deck, and rec room.
