David Rockefeller’s 75-acre Westchester estate asks $22M

Some call it the end of an era of understated wealth. David Rockefeller, philanthropist, art collector and former CEO of Chase Manhattan bank–and the last surviving grandson of oil baron John D. Rockefeller–died in March at the age of 101. His properties have been up for sale since then, including his legendary art collection featuring works by Matisse, Cezanne, Gauguin, Seurat, and Picasso that headed for auction at Christie’s, his Upper East Side townhouse with an ask of $33 million and a retreat in Maine asking $19 million. The billionaire’s treasured Westchester estate, Hudson Pines, has just been listed at $22 million. Only 45 minutes from New York City, the property, which was home to the aforementioned art collection as well as the owner's antique carriage collection and his collection of 250,000 beetle specimens–Rockefeller was an avid entomologist–seems a world away from the bustle of daily life.

107 affordable units up for grabs in Brownsville’s Prospect Plaza, starting at $558/month

Back in April of 2016, 6sqft shared the first affordable housing lottery to come online at the Dattner Architects-designed Prospect Plaza. Located in the Brownsville section of East New York--which has seen a slew of new below-market rate housing after a controversial rezoning--the 4.5-acre development will include a total of 364 units of of affordable and public housing, a 22,000-square-foot supermarket, 12,000-square-foot community facility, and a rooftop greenhouse. Katharine Hepburn’s former waterfront Connecticut estate sells for $11.5M

The Old Saybrook, Connecticut home where Katharine Hepburn lived until her death in 2003 has sold for $11.5 million, according to the Post. New York-based developer and builder Frank Sciame paid $6 million for the 3.4-acre waterfront estate in 2004, first listing it for $14.8 million in 2014. The 8,368-square-foot home, built in 1939, sits on 1.5 acres and overlooks a private pond and 220 feet of secluded Long Island Sound beachfront. It also has another claim to fame--in the 1930s and '40s, Howard Hughes would land his seaplane on the property's private dock.

19th century Hudson River estate built for an Astor gets a price cut to $20M

This incredible 290-acre estate was built in 1851 for Franklin Hughes Delano (whose great-nephew was Franklin Delano Roosevelt) and Laura Eugenia Astor (granddaughter of John Jacob Astor, known as the nation’s first multi-millionaire). The property was listed last summer for $22 million by its current owners, the investor Martin Sosnoff and his wife Toni. Now it's just gotten a price cut to $20 million. That will get you a 17,000-square-foot mansion with 28 rooms, 10 full bathrooms, 18-foot coffered ceilings and 16 fireplaces, along with rolling, green hills, a guesthouse, gardener’s cottage, equestrian center, and pool house. After 133 years in Astor and Delano ownership, the property--known as Atalanta--is looking for its next buyer.

Jewish rights group wants Peter Stuyvesant monuments removed over anti-semitism

Earlier this week, the de Blasio administration said it would give "immediate attention" to a proposal from City Council Speaker Melissa Mark-Viverito to remove Central Park's Christopher Columbus statue based on accounts that the explorer enslaved and killed many indigenous people. And it looks like Peter Stuyvesant might be next on the chopping block. The Post reports that Jewish rights group Shurat HaDin-Israel Law Center is "demanding Mayor de Blasio scrub all traces of the anti-Semitic Dutch governor from city property" as part of the city's 90-day review of symbols of hate. Not only do they want monuments of him removed, but his name erased on everything from the public Stuyvesant High School to Stuyvesant Square Park to the entire neighborhood of Bedford-Stuyvesant.

De Blasio considering removal of Christopher Columbus statue near Central Park

"Christopher Columbus is a controversial figure for many of us, particularly those that come from the Caribbean," said Puerto Rican-born City Council Speaker Melissa Mark-Viverito. According to DNAinfo, Viverito is calling on the city to consider removing the Columbus Circle statue of the Italian explorer as part of their larger 90-day review of "symbols of hate." She first introduced the proposal on Monday at a rally in East Harlem to remove another controversial statue, that of Dr. James Marion Sims, who achieved his title as the father of modern gynecology by performing experiments on slaves without consent and without anesthesia. Columbus, honored for discovering the Americas, is also believed to have enslaved and killed many of the indigenous people he encountered. In response, the Mayor's office said the proposal will receive "immediate attention." But of course, not everyone is happy about it.

Stuyvesant Town goes green: How the 70-year-old complex is reinventing itself in a modern age

"Think of us as a 1947 Cadillac retrofitted with a Tesla engine," says Marynia Kruk, Stuyvesant Town and Peter Cooper Village's Community Affairs Manager. Though the 80-acre residential complex's 110 red brick, cruciform-shaped buildings were constructed 70 years ago this month, their imposing facades are hiding an intense network of systems that, since 2011, have allowed the development to reduce its on-site carbon emissions by 6.8 percent, equal to over 17 million pounds of coal saved. To put this in perspective, that's roughly the same savings as 3,000 drivers deciding to bike or take the train for an entire year or planting a forest of 400,000 trees. This massive sustainability push, along with new ownership (Blackstone Group and Canadian investment firm Ivanhoe Cambridge bought the complex for $5.3 billion in October 2015), updated amenities, and an affordable housing commitment, is driving Manhattan's largest apartment complex into the future, and 6sqft recently got the inside scoop from CEO and General Manager Rick Hayduk and Tom Feeney, Vice President of Maintenance Operations, who is spearheading the green initiative.

From oysters to falafel: The complete history of street vending in NYC

City Council unanimously approves Midtown East rezoning plan

After five years, the City Council approved a rezoning for Manhattan’s Midtown East on Wednesday, by a 42-0 vote. The proposal will rezone roughly 78 blocks, running from East 39th Street to East 57th Street and from Third Avenue to Madison Avenue, clearing the way for 6.5 million square feet of office space in the area. A new updated zoning code is expected to incentivize new, dense development, allowing Midtown to compete with other booming business districts in the borough like Hudson Yards and the Financial District. As the New York Times reported, this change which lets developers build to a higher floor area ratio could result in new supertall towers.

NYPL’s historic Rose Main Reading Room is officially an interior landmark!

In May, State Senators Brad Hoylman and Liz Krueger drafted a letter to the Landmarks Preservation Commission asking them to designate the Rose Main Reading Room (one of the largest uncolumned interior spaces in the world) and the Bill Blass Public Catalog Room at the iconic Stephen A. Schwarzman Building on 5th Avenue as interior landmarks. Though the LPC has been criticized in the past for their backlog of potential landmarks, they quickly put the request on their schedule and just this morning voted unanimously in favor of the designations, which protect the spaces' murals, decorative plasterwork, metal and woodwork, light fixtures, windows, doors, balconies, built-in bookcases, and decorative elements.

Follow-up report says next year’s 11 percent NYC vacancy rate is bogus

6sqft recently reported on a forecast by online real estate marketplace Ten-X predicting a precipitous threefold spike in New York City’s apartment vacancy rate that could even exceed 11 percent by the end of next year as thousands of new apartments hit the market, adding up to a "grim reckoning” for landlords. Now, a Crains reporter tells us that skeptics like marketing-consultant-to-developers Nancy Packes, who said the prognostication of a rental market meltdown “didn’t make any sense,”  could be right after all.

No state is spared a roasting in this 19th-century nickname map

When a livestock supply company tries to get clever, the result is likely to be something like this "odd and obscure" (h/t Slate) map of the U.S. showing common state nicknames of the day, many of which haven't changed since the map was printed as a promotional offering by H.W. Hill & Co. in 1884. Each state's nickname is illustrated by a portly porker doing whatever it is that state would probably rather not be known for doing best: New York's "knickerbocker," Ohio's "buckeye" and Michigan's "wolverine" are present and accounted for; Kentucky's "corn cracker" and Georgia's "cracker" are similarly skewered.

Celebrate Coney Island’s history with free events at Deno’s Wonder Wheel Park this Saturday

While New Yorkers have been celebrating the historic seaside resort all summer long, this weekend the Coney Island History Project is hosting its seventh annual history day. Crumbling castle in Westchester County with a storied past seeks $3.7M

Built in 1927 by David T. Abercrombie, Elda Castle, as it was known, was named after the first letter of each of his four children's names (h/t Curbed). Abercrombie was the founder of Abercrombie and Fitch, which was originally a purveyor of high-end hunting and safari gear. The vision of his wife, Lucy Abbott Cate—the project's architect—was the driving force behind the 4,337-square-foot steel-girded estate of granite and local fieldstone at 249 Croton Dam Road that once had 25 rooms, arched doorways, a tower accessed by a winding spiral staircase of cast iron and too many courtyards and patios to count. The fascinating home sits on 49.5 acres in the Westchester County town of New Castle (though it has an Ossining postal address). It's in need of total renovation, and if the internet is to be believed, whoever buys this romantically overgrown estate currently asking $3.69 million may have quite an adventure on their hands.

A giant, undulating 3-D billboard will debut in Times Square this month

Real New Yorkers will do anything they can to avoid the chaos of Times Square, but debuting in less than a week is a technological marvel that might draw even the most Midtown-adverse out of their Uptown or Downtown havens. As CityRealty first reports, Radius Displays, a leading digital sign producer, has plans to introduce a massive 3-D video display in the ad-drenched stretch this month. The billboard, which they are billing as "unlike anything else in Times Square, or indeed the world,” will not only span an impressive 2,600-square-feet but be made up of thousands of individual panels capable of creating mind-boggling Inception-like effects.

Despite legal troubles, the first units at 111 West 57th Street go into contract

Just last week, 6sqft covered the financial and legal woes of Property Markets Group and JDS Development’s super tall and slender tower at 111 West 57th Street. Despite reports that construction had stalled over budget overruns and a potential foreclosure, the first condominiums, at what is lined up to be the world’s future tallest residential skyscraper, just went into contract (h/t The Real Deal). While Apollo Commercial Real Estate Finance, which issued a $325 million mezzanine loan for the project, did not share exactly how many units out of 60 are under contract, CEO Stuart Rothstein told TRD, they sold at “prices well over (Apollo’s) basis.”

Report predicts NYC’s vacancy rate will triple alongside falling rents

A new forecast by online real estate marketplace Ten-X predicts that New York City's apartment vacancy rate will exceed 11 percent by the end of next year as thousands of apartments hit the market, the Wall Street Journal reports. The study also points to a slowing job growth rate, which drives the rental market, as a factor in what could be a "grim reckoning" for landlords.

My 900sqft: An interior designer fills his Bed-Stuy home with rare objects pulled from the street

"This apartment has basically become my yard," says Alessandro Pasquale, an Italian designer, artist, and collector of incredible and one-of-a-kind pieces. "I’m an interior designer, so I love details. The little things catch my attention," he adds. These statements find considerable weight when you scan Alessandro's Bed-Stuy home, a 900-square-foot space filled with hundreds of objects he's arranged so "that any angle of the apartment can be photographed." But while you may be thinking this guy is either incredibly wealthy or a bit of a shopaholic given his lot, it's worth noting that Alessandro isn't raising a paddle at Christie's procure these rare items. Rather, since moving to NYC he's become something of a scavenger, plucking obscure items that have been abandoned curbside or trashed in dumpsters, then finding a place for them in his home.

INTERVIEW: Architect Rick Cook on the legacy of COOKFOX’s sustainable design in NYC

Since its founding in 1990, COOKFOX Architects has become one of the most recognized names in New York City real estate. In the firm's early days, founding partner Rick Cook found a niche in historically-sensitive building design, looking for opportunities to "[fill] in the missing voids of the streetscape," as he put it. After teaming up with Bob Fox in 2003, the pair worked to establish COOKFOX as an expert in both contextual and sustainable development. They designed the first LEED Platinum skyscraper in New York City with the Durst family, the Bank of America Tower, then took on a number of projects with the goal of designing healthier workplaces. The firm also got attention for its work in landmarks districts, winning AIA-New York State awards for its mixed-use development at 401 West 14th Street (better known as the Apple store) and its revamp of the the Stephen Sondheim Theatre. (The firm also made it the first LEED-certified theater in the city.)
