The South Bronx is arguably the city's largest hotbed of new affordable housing development, and the latest chance to live in the up-and-coming 'hood for less than market rate starts today for 124 units at 530 Exterior Street in Mott Haven. Here, New Yorkers earning 60 percent of the area median income can apply for apartments ranging from $822/month studios to $1,224/month three-bedrooms. The 13-story building is part of a larger, mixed-use project, right near Mill Pond Park on the Harlem River and the 145th Street Bridge to Harlem. The other two components are a similarly low- and moderate-income housing building at 491 Gerard Avenue and a 152-room Hampton Inn hotel with commercial space and ground-floor retail.

Gowanus Canal Conservancy unveils renderings for SCAPE-designed Gowanus Lowlands

The Gowanus Canal Conservancy (GCC) has announced the launch of Gowanus Lowlands, a new comprehensive vision for the transformation of Brooklyn’s Gowanus neighborhood and a 'blueprint for NYC’s next great park.' As 6sqft has previously reported, between developers eyeing the pricey parcel of southwest Brooklyn land as Paris on the Gowanus and the city's ambitions to transform the long-embattled area into "Little Venice," all eyes have been on the neighborhood and the once-toxic, steadily improving Superfund canal that anchors it. With an important rezoning on the horizon–the process kicked off last October with meetings to gauge community opinion–passions are running high. The conservancy has identified SCAPE landscape architecture studio to guide the Lowlands vision toward reality.

Tribeca Film Festival co-founders cut the price of their massive Dakota pad to $25M

As 6sqft previously reported, Tribeca Film Festival co-founders (with Robert DeNiro) Jane Rosenthal and Craig Hatkoff have been trying to sell their sprawling pad in the storied Dakota since last March, when they listed the 7,500-square-foot combo of no less than four individual units for the suitably vast sum of $39 million. A year and some months later with no takers, the couple, who announced their divorce in 2014–have edited a cool $19 million out of the picture and are now asking $25 million (h/t Curbed).

90 years ago, Charles Lindbergh received a ticker-tape parade in NYC

On this day in 1927, the city of New York honored famed aviator Charles “Lucky Lindy” Lindbergh with a ticker-tape parade to celebrate his May 21st flight in the Spirit of St. Louis, the first solo airplane flight across the Atlantic Ocean. At just 25 years old, Lindbergh flew nonstop from New York to Paris, and according to the New York Times, an estimated four million people attended the ticker-tape parade throughout the city to celebrate his journey.

INTERVIEW: Amit Khurana and Michael Gabellini on designing in NYC with architect Tadao Ando

Before 152 Elizabeth Street, Pritzker Prize-winning architect Tadao Ando had never designed a building in New York City. The ultra-high-end, seven-unit, seven-story Nolita condominium is currently on the rise at the corner of Elizabeth and Kenmare Streets. Every detail of this Ando building reflects the famed architect’s philosophy that, “a living space should be a sanctuary. David Rockefeller’s historic Upper East Side mansion lists for $32.5M

David Rockefeller, billionaire philanthropist, former head of Chase Manhattan, and grandson of John D. Rockefeller, passed away just three months ago at the age of 101. For the 69 years prior, he lived with his wife Peggy at this historic Upper East Side mansion at 146 East 65th Street. Now, as the Wall Street Journal reports, the rare 40-foot wide townhouse has hit the market for $32.5 million, and the listing photos showcase Rockefeller's impressive collection 18th-century furniture and Chinese and European porcelains (paintings by Cezanne, Gauguin, Matisse, and Picasso have unfortunately been blurred out).

The MetLife Building’s letters are getting a makeover

While the Brutalist architecture of the MetLife Building, formerly the Pan Am Building, makes this 59-story skyscraper stand out among Midtown's many tall towers, its large sign touting its namesake makes it easy for all to identify. Beginning this week, the insurance company will replace the massive letters with a brand new typeface, as Crain’s reported. The installation of the new, more modern logo will be the first time the building’s sign has changed since 1993 when 15- and 18-foot-long letters spelling out MetLife replaced Pan Am’s sign. Additionally, the firm's new corporate logo--made more colorful in an attempt to shift their marketing strategy along with a new tagline "Navigating life together"--is being installed on the tower's east side.

Beautifully preserved 1827 West Village Federal row house asks $13.9M

One of a pair of Federal-style row houses on the longest unbroken stretch of Federal/Greek Revival homes in New York City, 39 Charlton Street was built in 1827 to exacting standards by a builder-carpenter at a time when the area, now a tony enclave where the West Village meets Soho, was known as Richmond Hill. This 25-foot-wide home has been called one of the city's finest examples of Greek Revival/Federal houses. REVEALED: Early studies of David Adjaye’s Wall Street Tower, his first skyscraper in NYC

Three years after completing his first New York City building, an affordable housing complex in Harlem called the Sugar Hill Development, starchitect David Adjaye is back. This time, he'll be working with David Lichtenstein's Lightstone Group to design a 61-story, 750-foot-tall condominium in the Financial District at 130 William Street known as the Wall Street Tower. Early conceptual studies uncovered by CityRealty show a gold-trimmed prism set against rigid rows of arched windows, as well as a glimpse at what the 244 apartments and amenity spaces will look like.

From shipping hub to waterfront wonder, the history of Brooklyn Bridge Park with Joanne Witty

134 years ago, the opening of the Brooklyn Bridge transformed the Brooklyn waterfront, not to mention the entire borough, by providing direct access into Kings County from Lower Manhattan. The opening only boosted Brooklyn's burgeoning waterfront, which became a bustling shipping hub for the New York Dock Company by the early 1900s. Business boomed for several decades until changes in the industry pushed the shipping industry from Brooklyn to New Jersey. And after the late 1950s, when many of the warehouses were demolished to make way for construction of the Brooklyn-Queens Expressway, the waterfront fell into severe decline. New Yorkers today are living through a new kind of Brooklyn waterfront boom, heralded by the Brooklyn Bridge Park. Ideas to transform the abandoned, run-down waterfront into a park seemed like a pipe dream when the idea was floated in the 1980s, but years of dedication by the local community and politicians turned the vision into reality. Today, the park is considered one of the best in the city.

Late billionaire’s ex lists spectacular Stanhope penthouse with five terrace gardens for $65M

The 7,067 square-foot penthouse at 995 Fifth Avenue owned by Claude Wasserstein, ex wife of the late Bruce Wasserstein, former chair of investment firm Lazard, was just listed for the first time since a brief stint on the market in 2010. Wasserstein, who died in 2009, was the brother of the late playwright Wendy Wasserstein. The 11-room, five-bedroom duplex atop the Rosario Candela-designed former Stanhope hotel was purchased by Ms. Wasserstein for $34.8 million in 2008, The Real Deal reports. In addition to five garden-like wraparound terraces crafted by landscape designer Madison Cox, "epic NYC views" and 72 linear feet of Central Park frontage, the full-service building offers top-drawer amenities like a gym and a spa. But does all of that add up to $65 million–$9,285 per square foot?

HWKN redesigns iconic Art Deco landmarks with modern construction techniques

Architecture firm Hollwich Kushner (HWKN) has just released a design research project that applies contemporary construction techniques and designs to famous NYC Art Deco landmarks. Part of their goal is to redesign landmarks so that aren’t just beautiful, but so they have unique personalities and remain relevant over time. Through their research project, called New(er) York, HWKN selected twelve timeless landmarks that represent New York. Some of these include iconic structures like the Empire State Building, the Chrysler Building, One Wall Street, the Woolworth Building and the Flatiron.

Landmarks approves plans to disassemble RKO Keith’s Flushing Theater’s historic interiors

In a rare case, the RKO Keith's Flushing Theater is an interior landmark, but the building it's inside is not landmarked. Built in 1928 to the designs of noted theater architect Thomas Lamb, the elaborately ornamented Churrigueresque-style movie palace has sat decrepit for the past three decades, until Chinese firm Xinyuan Real Estate (they're also behind Williamsburg's Oosten condo and the forthcoming Hell's Kitchen condo that will be anchored by a Target) bought the vacant theater for $66 million last year with plans to develop it into a 269-unit luxury condo. Moving ahead with this vision, they've tapped Pei Cobb Freed & Partners and preservation specialists Ayon Studio to erect a 16-story glass tower at the site, which includes plans to "enclose the interior landmark, and to disassemble, restore off-site, and reinstall salvaged ornamental plasterwork and woodwork and replicas" in a new residential lobby. Despite some opposition from the Historic Districts Council (HDC) regarding public accessibility, the Landmarks Preservation Commission voted in favor of the plan, congratulating the architects and expressing great admiration for their design.

Award-winning actor Robert Redford's former Lenox Hill pied-a-terre has hit the market for $1.35 million, reports the Post. Ryan Seacrest is renting a posh Lenox Hill townhouse for $75K/month

Welcome to New York, Ryan Seacrest. The former American Idol emcee and now Kelly Ripa’s co-host on ABC’s morning show “Live,” moved to the city and recently landed luxurious new digs on the Upper East Side. Seacrest’s rental is at 34 East 68th Street in Lenox Hill and runs him $75,000 per month. The architects of the townhouse, Michael Chen Architects, rebuilt an entirely new structure inside of a 19th-century mansion, preserving its historic character while adding cool modern touches such as a 30-foot-tall vertical living garden, elevator, and sculptural staircase. Starchitect César Pelli lists 5,000-square-foot San Remo apartment with gorgeous views for $26M

Internationally renowned architect César Pelli, founder of the firm Pelli Clarke Pelli, just listed his San Remo apartment at 145 Central Park West for $26 million (h/t LLNYC). Pelli and his wife, landscape architect and urban design scholar Diana Balmori, who died last year, purchased the five-bedroom co-op for $17.5 million in 2015 from John Leguizamo's mother-in-law, Rona Maurer. Pelli is known for skyscrapers like Kuala Lumpur's Petronas Towers and, closer to home, Brookfield Place in Lower Manhattan, and he's now hoping to make quite the profit on this incredible spread.
