Pretty Pink Co-op Asking $435K Has Pre-War Potential

Though we so often hear that an eye for interiors–or a good decorator–can make even the smallest apartment feel like a gracious home, we love to see real-life examples that aren't in magazines shot by highly-paid photographers. This slender Upper East Side one-bedroom co-op at 330 East 94th Street with a relatively manageable $435,000 price tag is an inspiring example. In addition to the fact that with ownership comes the right (co-op board willing of course) to transform the space with any number of clever solutions, it would take far less to create a charming pied-a-terre, for example, without that level of effort or expense.

432 Park in Numbers: New Renderings and Superlatives Will Blow You Away

Now that Macklowe Properties'/CIM Group's 432 Park Avenue is nearing completion, with occupancy slated to begin in mid-2016 and 70 percent of units reportedly in contract, the development's marketing and branding agency DBOX has released a bevy of never-before-seen images of our skyline's newest icon. Being the tower of superlatives it is, it comes as no surprise that it boasts a marketing campaign to match. Employing sky-cams, drone photography, a million-dollar film, and breath-taking renderings and photography, 432 Park has perhaps the most elaborate promotional campaign ever conceived for a Manhattan condominium. With dozens of spectacular images to choose from, we hand picked a few to recap the development of this monumental supertower. We've also put together a timeline in numbers–from its record breaking height to its 1,200-pound marble sinks–to illustrate the extraordinary undertaking  that has paved the way for the tower to become the most successful and desirable condominium ever erected in the city (sorry One57).

Developers Chop 432 Park’s Full-Floor Apartments Into Smaller, Cheaper Units

Is the city's tallest residential tower seeing a slowdown in sales? Crain's reports that 432 Park developers CIM and Harry Macklowe have begun splitting full-floor apartments at the 1,396-foot-tall tower into two with the hopes of attracting smaller ticket buyers who can't swing $80 million for a posh pad—but wouldn't be opposed to shelling out $40 million. The paper adds that the move "may signal a slowdown in sales for $50 million-plus apartments," particularly as the market gets inundated with ultra-luxe developments. "There is some concern that there aren't enough buyers who can afford apartments priced in the tens of millions of dollars—an increasingly common figure for the latest crop of ultra-luxury condos."

Interview: Ansonia Insider Michel Madie Shares Stories of the Iconic NYC Building

Today, the Upper West Side's Ansonia is considered one of the city's most iconic and prestigious addresses. With former residents ranging from Sergei Rachmaninoff, Gustav Mahler, Babe Ruth and more recently Natalie Portman, its history reaches far back. And along its more than century-old ride, it's no surprise that it has also attracted plenty of strange activity, including playing host to what probably was the city's first rooftop farm in 1904 and a debaucherous sex club known as Plato's Retreat. While there's lots of ground to cover when looking back on this 111-year-old building, we decided to tap an insider for his take on this storied structure. Michel Madie of Michel Madie Real Estate Services has over the years become an unofficial historian of sorts to the Ansonia. Madie moved from France to New York in 1984 and almost immediately fell in love with the French-inspired building. However, being near-penniless at the time, the thought of ever taking up space in such a grand building seemed like just a dream. But as he found success in the real estate business, he focused his attention on the Ansonia. He eventually purchased an apartment and then spent decades tending to the architecture, restoring its original layouts and recreating original finishes and fixtures in the building's many units whenever the opportunity would arise. During this time, Madie also learned a thing or two about the residence, stories which he shares with 6sqft ahead.

Rendering Revealed for Brooklyn’s First 1,000-Foot Tower

News broke back in August that Brooklyn's first tower over 1,000 feet might rise in Downtown Brooklyn as the result of the $90 million acquisition of Brooklyn’s landmarked Dime Savings Bank building by JDS Development. Previously, they bought the site next door for $43 million, and combined with the bank's 300,000 square feet of development rights, they acquired the means to build a tower of nearly 600,000 square feet at 340 Flatbush Avenue Extension. 6sqft got a taste of what's to come when we revealed a video that showed the insane views from the top of the could-be tower, but now Yimby has unveiled the official renderings and specs for the project, which come courtesy of starchitects SHoP. As previously speculated, it will reach 1,000 feet, making it the tallest building in the outer boroughs. The 90-story, vaguely Art Deco tower will have 466,000 square feet of residential space, amounting to 550 condo units, as well as 140,000 square feet of commercial space.

Renderings Revealed for Jeanne Gang’s $325M Museum of Natural History Expansion

One of the many things that makes the American Museum of Natural History so fascinating is its combination of architecture–very different styles from varying time periods that together make up 25 separate structures. The original Victorian Gothic building was erected in 1877, followed and eclipsed quickly by the southern neo-Romanesque stretch. Then, in 1936, the grand Beaux-Arts entrance was added, and in 2000 the famous glass box known as the Rose Center for Earth and Space was built. Now, the museum is growing yet again, reports the Times, this time with a $325 million expansion courtesy of Studio Gang. In addition to its hefty price tag and undulating form, the addition is significant for the fact that it will be the first female-led project associated with the museum structure, as the firm is headed up by starchitect Jeanne Gang. The Times calls the concept for the new Richard Gilder Center for Science, Education and Innovation "both cautious and audacious," noting that it "consumes less coveted park space than expected, while introducing a contemporary aesthetic that evokes Frank Gehry’s museum in Bilbao, Spain, in its undulating exterior and Turkey’s underground city of Cappadocia in its cavelike interior." The new 218,00-square-foot Center will help solve circulation issues (it will create more than 30 access points across ten buildings) and will be an integrated space for museum activities and research.

Check Out the Retro Kitchen in This Otherwise Historic Italianate Brooklyn Brownstone

When it comes to historic Brooklyn brownstones, most of them look pretty similar: a beautiful, high-ceilinged parlor floor, moldings, fireplaces, some woodwork and backyards. Over the years, owners have obviously updated the kitchens, but usually it's a run-of-the-mill open kitchen located in the back of the parlor floor. Art Nerd New York’s Top Event Picks for the Week – 11/5-11/11

If you missed out on the '90s heyday of the Tunnel nightclub, this weekend you can experience its new use as an art center and venue for the Editions/Artists Book Fair. Performa15 also comes to town, and lands in Times Square with a new Midnight Moment flick and a performance of live opera. Brookfield Place in Battery Park hosts the annual Canstruction exhibition, where food donated to City Harvest becomes innovative sculptures before becoming a hot meal. Brooklyn's Cotton Candy Machine eeks out another great event before it closes–a mini comic book festival–while around the corner an art show proves that punk rock is not dead. Lastly, iconic photographer Sandy Skoglund recreates an accidental performance that once enlivened a Little Italy window in 1979, this time touching modernity in a Chelsea art gallery window.

One57 Leads New Report of Manhattan’s Top 100 Condo Buildings

Six months may not seem like a long time, but a lot can happen in the Manhattan building market in 180 days, which is why CityRealty has released its new CR100 report, "an index comprised of the top 100 condominium buildings in Manhattan." The data tracks the performance of these buildings through the second and third quarters of 2015, and, not surprisingly, One57 has come out on top. The Billionaires' Row powerhouse has surpassed long-time leader 15 Central Park West as the most expensive condo on the island, coming in at $6,010 per square foot over the past 12 months, as compared to 15 CPW's $5,726. It also steals the spotlight for the majority of the last six months' most expensive sales.

Brooklyn is one of the shining examples of New York's crazy strong real estate market, where prices seem to have no limit. Case in point: this three-family townhouse in Bushwick, a neighborhood typically known for cheap rents and warehouse loft apartments, that is asking $1.25 million. Sure, this pad—located at 1108 Madison Street, off the Gates Avenue J train—is nice, but that's a lot of money. Rafael Viñoly’s 432 Park Reportedly Showing Cracks in Its 1,400-Foot Facade

Is the Western Hemisphere's tallest residential tower already experiencing some construction defects? According to a recent blog post by real estate author Michael Gross (h/t Curbed), 432 Park Avenue is showing signs of wear. Gross writes that "Two unconnected sources confirm that the architectural concrete that covers the poured concrete tower has already developed cracks, and that scaffolds hanging from the pillar in recent weeks were there because Nicholson Galloway, a top masonry restoration company, was hired to coat the structure with some 'nasty stuff,' as one of those sources puts it, called Silane that will seal those fissures."

New Renderings and New Tenant Revealed for 90-Story Hudson Yards Tower

Curbed reports that Related Companies and Oxford Properties Group officially announced the signing of private equity firm KKR & Co. for 343,000 square feet of their upcoming mega-tower at 30 Hudson Yards. Marking the event, the developers have released a slew of renderings for the project, which is rising from the southwest corner of 33rd Street and Tenth Avenue. The 90-story building will soar nearly 1,300 feet high, and the deal dictates that the firm will occupy the supertall's top ten floors. KKR will have a dedicated elevator bank, a private sky lobby, and access to the tower’s hotly anticipated observation deck (which will be the highest in the city). The firm will relocate from the Solow Building at 9 West 57th and is slated to occupy the space by 2020.

Times Square’s Marriott EDITION Hotel Breaks Ground, Will Boast 76,000SF of Food Space

Earlier this week, the five-star Marriott EDITION hotel, slated to tower over Duffy Square, broke ground. The 39-story, 517-foot tall building is being developed by a partnership between the Witkoff Group, Howard Lorber’s New Valley LLC, Winthrop Realty Trust, and Maefield Development. Going by the invented address of 20 Times Square (701 Seventh Avenue), the 370,000-square-foot tower will be the first hotel to rise directly along the Square's "bow-tie" area since Gary Barnett opened the W Times Square in 2000. Taking full advantage of its coveted, highly-trafficked location, the project will contain 76,000 square feet of retail and food and beverage space, as well as an outdoor roof terrace. Its six-story podium anchors the northeast corner of 47th Street and Seventh Avenue and will be wrapped by a 120-foot-tall, 18,000-square-foot LED display, which according to the Witkoff Group, "will be one of the largest and most technologically advanced in the world today."

Art Nerd New York’s Top Event Picks for the Week – Halloween Edition!

Halloween week is my favorite time of the year, and this week I've rounded up a mix of art and Halloween events that lets uncreatives feel a part of (and even look like) something arty this weekend. Get into the spirit with Margaret Bowland's compelling paintings that brush on wealth and violence at Driscoll Babcock. Susanne Bartsch heads from her museum show at FIT to MoMA PS1's Halloween party for a complete night of museum-quality art (on both counts) and fun. Performance impresario Anna Copa Cabanna hits us twice, with hellish go-go in Williamsburg, then Old New York fun at Sid Gold's Request Room. Performance art group CHERYL invite guests to become part of their immersive world once again with Psychopomp, partnered with Gayletter. It’s Only $275,000 to Live in This Old Stone Meeting House in Upstate NY

New York City real estate got you down? There's nothing more refreshing than perusing properties upstate, which have plenty of history and charm for loads less money. Exhibit A is this "old stone meeting hall," an 1810-era home that was originally built as a Presbyterian church in the town of Barneveld, New York, at the foothills of the Adirondack Mountains. Blockbuster Greenwich Lane Closes Its First Sales, Each Eight Figures

The first of five of the city's priciest developments has finally started to cash in, with two eight-figure sales recorded at Greenwich Village's rising mega-development, The Greenwich Lane. As 6qft reported in April, the ginormous, block-eating condo complex located at 145 West 11th Street is anticipated to make between $1.4 to $1.7 billion dollars at sell out. The first two sales, which appeared in public filings released yesterday, are a five-bedroom 4,537-square-foot unit (#8) which closed at $19.53 million, and similarly another 4,529-square-foot five-bedroom (#4) that closed at $16.32 million.

Look Inside NYC’s Strangely Beautiful Glass and Plastic Recycling Facility

Each day, the 11-acre Sims Municipal Recycling facility unloads up to 450 tons of waste on a city-owned pier (on what used to be an NYPD impoundment lot) in the South Brooklyn Marine Terminal. Though this seems like a dirty job, the process of recycling all this glass and plastic turns out to be strangely beautiful. CityLab recently explored the facility's photogenic quality through Instagram photos and talked to its manager to learn that recycling in NYC is not an urban myth like some people believe. In fact, since 2013, around 7,000 guests have toured the Sims facility.

Atlantic Yards’ B2 Tower Employing Anti-Nausea Technology From NASA

"A new technology, designed to tame forces that could separate an astronaut’s eyeball from her retina, may also keep the one percent from throwing up," says The Real Deal. They're talking about a fluid harmonic disruptor, a device used during space takeoffs to protect astronauts from violent vibrations, which will be employed by structural engineering firm Thornton Tomasetti at Forest City Ratner’s B2 BKLYN, the 32-story modular tower at Pacific Park that could definitely succumb to queasy-making swaying and vibrations. The firm will put six water-filled pipes on the roof of the building, making up 0.5 percent of its total mass; then the disruptor will alter how the fluid, and therefore the building, reacts to wind and other vibrations.
