Despite drop in average rent, Battery Park City is still the most expensive zip code in the U.S.

Despite a year-over-year decrease in its average rent, Battery Park City ranks as the most expensive zip code for renters in the United States, according to a RentCafe report. In 2017, the average rent in this downtown neighborhood was roughly $6,000/month. And while it experienced a nearly two percent decrease this year, with average rent falling to $5,657/month, Battery Park City is still the not-so-winning winner. Not surprising but still bleak, 26 out of the 50 zip codes with the most expensive average rents in the U.S. are located in Manhattan.

After years of delays and $20M increase, Lower Manhattan pedestrian bridge won’t meet fall deadline

After two Battery Park City bridges were destroyed during the terrorist attacks on 9/11, the city quickly built the Rector Street Bridge, a temporary solution to let pedestrians safely cross West Street. The state's department of transportation released a proposal in 2006 to reconstruct the promenade but opted to renovate the bridge in 2009 instead. WXY Architecture released a new proposal in 2013 to replace the Rector Street Bridge with a 230-foot-long light-filled, permanent pedestrian walkway at West Thames Street. But, as Crain's first reported, the project won't meet its fall deadline and the project's budget has grown from $20 million to roughly $40 million.

Real estate investor wants Amazon to build second headquarters on a Hudson River landfill

After landing on Amazon's list of 20 potential cities for its second headquarters in January, New York City is one step closer to securing $5 billion in city investment and 50,000 high paying jobs. Although the city pitched four neighborhoods for the tech-giants' HQ2 (Midtown West, Long Island City, the Brooklyn Tech Triangle, and Lower Manhattan), one investor has a different, less grounded location in mind. Real estate mogul Charles Urstadt took out an ad in the New York Post on Friday detailing his plan to bring Amazon to a landfill in the Hudson River.

The term "mommy blogger" is fairly well known today, but when Brianne Manz started Stroller in the City nearly a decade ago, she was charting new waters. A fashion industry veteran, Brianne has grown the site into a full-scale lifestyle resource, offering tips on raising a family in New York City, the latest in kids' fashion, and "all things that are mommy." 6sqft recently visited Brianne at the Battery Park City apartment she and her husband found 15 years ago but now share with their three children (their oldest son in nine and two daughters are six and four). Not only did we get to see first-hand how this entrepreneur balances work and parenting, but we chatted with her about why she loves her neighborhood, why having kids in NYC is a great idea, and how anyone can create a family-friendly home.

Cuomo says New York will pay $65K per day to keep Statue of Liberty open during shutdown

Gov. Andrew Cuomo on Sunday said the state of New York will pay $65,000 per day to reopen the Statue of Liberty and Ellis Island during the ongoing federal government shutdown, which forced the park to close over the weekend. Cuomo said the state made an agreement with the Department of the Interior, which oversees the National Park Service, to keep New York Harbor's landmark open. The government closed midnight on Saturday after Republican and Democrats in Congress failed to pass an appropriations bill. "The Statue of Liberty is a symbol of freedom and opportunity for all, and it is a gross injustice that this administration's dysfunction caused it to shut down," Cuomo said. "When this administration tries to deport immigrants, when they close down the Statue of Liberty, they are attacking who we are."

Before it was a national monument, Castle Clinton opened as America’s first beer garden

New Yorkers today know Castle Clinton, in Battery Park, as a national monument and departure point to visit Ellis Island and the Statue of Liberty. But the circular sandstone fort dates all the way back to 1811--and has served as everything from an immigration station, exhibition hall, theater, and public aquarium since. One forgotten fact of the historic structure is that it's considered the site of America's first beer garden, which opened as Castle Garden on July 3rd, 1824. The illustration above shows the beer garden--which also had a grand theater--featured in Harper's New Monthly Magazine in the 1800s. The open-air space, which eventually got a roof, was considered one of the premier attractions in Manhattan.

Construction suspended at the World Trade Center’s St. Nicholas Shrine amid financial woes

Construction company Skanska USA stopped work at the St. Nicholas Greek Orthodox Church this month after the Greek Orthodox Archdiocese of America failed to make payments on the project. The cost of rebuilding the church, which was destroyed in the terror attacks on 9/11 more than sixteen years ago, increased to an estimated $78 million from a 2013 estimate of $20 million. While the archdiocese raised $37 million in donations, it was still unable to pay its bills, prompting an independent investigation of the church's financial mismanagement, as the New York Times reported. Since learning of its deficit, the archdiocese has cut 25 percent of its staff and 25 percent of its expenses. A new treasurer and a chief financial officer have also been hired.

MAP: Battery Park City is the country’s most expensive zip code for renters

With little surprise, Manhattan comes in first for the highest apartment rents in the country, with Battery Park City leading the way for the most outrageous prices. According to data collected by RentCafe and assembled into an interactive map, the average rent in this downtown 'hood is about $6,000 per month, followed by the Upper East Side averaging $4,898 per month and the Upper West Side $4,892. Other pricey Manhattan zip codes that made the top ten include the Lower East Side, Soho and Clinton.

‘How I Met Your Mother’ actress Cobie Smulders lists Battery Park City condo for $4M

The star actress of the long-running TV show, "How I Met Your Mother," Cobie Smulders, and husband Taran Killam, Hamilton actor and SNL veteran, have listed their apartment at 2 River Terrace in Battery Park City for $3.995 million. As first reported by Luxury Listings NYC, the 1,580-square-foot-condo has three bedrooms, three bathrooms and boasts a private landscaped terrace. Other celebrities like Leonardo DiCaprio and Tyra Banks have also lived in the building, and filmmaker Oliver Stone just bought an apartment there.

Oscar-winning filmmaker Oliver Stone pays $4M for Battery Park City condo with views for days

Award-winning screenwriter, film director, producer, and New York native Oliver Stone is moving to Battery Park City. As the New York Post learned, Stone is buying a 24th-floor condo at Riverhouse at 2 River Terrace, a building home to Leonardo DiCaprio and formerly, Tyra Banks (whose duplex hit the market last month for $17.5 million). The $4.35 million apartment boasts 1,982 square feet and floor-to-ceiling windows.

Tyra Banks’ enormous Battery Park City duplex hits the market for $17.5M

Two years ago, Tyra Banks put her gigantic Battery Park City pad on the rental market for $50,000 a month, but the Times now reports that she's decided to part ways with it completely, listing the 7,000-square-foot Riverhouse duplex for $17.5 million. Banks, who welcomed her first child last year, is spending most of her time at her homes in Los Angeles and Northern California since her new makeup line is headquartered in LA and both of her hosting gigs--for “America’s Got Talent” and “America’s Next Top Model”--also film there. She did, however, tell the Times that she'll miss "the feeling of having a home in the sky."

St. Nicholas National Shrine at the World Trade Center tops out with cross

It's been a long and arduous process rebuilding the St. Nicholas National Shrine, a Greek Orthodox Church that was destroyed on 9/11 when the second trade tower toppled on it. Only last year was the foundation poured, and only two weeks ago were the steel ribs of the structure's defining dome installed. But despite construction moving forward at a glacial pace, officials yesterday celebrated a major milestone with a “topping out ceremony” at the church's new site at Greenwich and Liberty streets. The touchstone event was notably marked by the addition of a temporary 6-foot-3-inch Justinian cross, reports the Times.

Young singles make up 60 percent of lower Manhattan, but they’re spending their cash elsewhere

A report released Monday by the Downtown Alliance shows that the area south of Chambers Street in lower Manhattan is chock full of young New Yorkers with plenty of disposable income; the development advocacy group hopes the news will result in the creation of more options for them to spend it. Crains reports on the survey, which found that 60 percent of apartments in a growing residential sector that includes the Financial District, Battery Park City and the South Street Seaport are home to single tenants and roommates with no children, one of the highest concentrations of young singles–defined as 18- to 44-year-olds, in the city. This spendy demo hits the town every other night on average, blowing about $1,000 a month, adding up to $356 million a year. But according to the report, half of that is spent in other neighborhoods due to a lack of "appealing options" in the area.

The World Trade Center’s Elevated Liberty Park Will Open This Summer

The city will cut the ribbon on another landscaped elevated this park this summer with the opening of the World Trade Center's Liberty Park—although no exact opening date has been pinned down, reports DNA Info. The park, which will measure just over an acre and rise 25 feet, is sited next to the Santiago Calatrava-designed St. Nicholas National Shrine (still under construction) and will provide an overhead view of the 9/11 Memorial and a leafy pocket of respite for FiDi workers, dwellers and tourists alike. But more practically, the park will give way to a pleasant pedestrian connection across West Street, on top of hiding the entrance to the WTC's security hub that sits beneath.

Skyline Wars: In Lower Manhattan, A New Downtown Is Emerging

Carter Uncut brings New York City’s latest development news under the critical eye of resident architecture critic Carter B. Horsley. This week Carter brings us his fourth installment of “Skyline Wars,” a series that examines the explosive and unprecedented supertall phenomenon that is transforming the city’s silhouette. In this post Carter looks at the evolution of the Lower Manhattan skyline. Lower Manhattan at the start of the Great Depression was the world’s most famous and influential skyline when 70 Pine, 20 Exchange Place, 1 and 40 Wall Street, and the Woolworth and Singer buildings inspired the world with their romantic silhouettes in a relatively balanced reach for the sky centered around the tip of Lower Manhattan. Midtown was not asleep at the switch and countered with the great Empire State, the spectacular Chrysler and 30 Rockefeller Plaza but they were scattered and could not topple the aggregate visual power and lure of Lower Manhattan and its proverbial “view from the 40th floor” as the hallowed precinct of corporate America until the end of World War II. The convenience and elegance of Midtown, however, became increasingly irresistible to many.

‘Running With Scissors’ Author Augusten Burroughs Sells Battery Park City Condo

If you've read any of Augusten Burroughs' memoirs ("Running with Scissors," "Dry," or "Wolf at the Table," to name a few) you'll know that his life was quite tumultuous. His NYC home, however, is just the opposite. The Battery Park City studio condo at 225 Rector Place is completely plain and neutral and void of any bells and whistles. His past partner Dennis Pilsits purchased the residence in 2008 for $600,767, but then transferred it over to Burroughs in 2011, presumably as part of their split. Now, according to city records, the New York Times #1 bestselling author has unloaded the pad for a mere $637,000.

In the 1700s NYC Had an Official Location for Buying, Selling, and Renting Slaves

Behind all the banks, tall towers and tourists filling up FiDi is a dark past most of us know nothing about. Back in the 1700s, a corner of Wall Street at Pearl Street played host to the city's official slave market. Though no real recognition has been given to those that suffered in the construction of Manhattan in its earliest days—rather, the area's sordid past has for the better part been swept under the rug—WNYC reports that the city will finally pay tribute to these forgotten slaves, adding a historical marker to the site where the slave market once operated.

Rent Tyra Banks’s Massive Battery Park City Apartment for $50,000/Month

The listing doesn't specify if you'll have to walk the runway or strike a pose to be considered for the role of "America's Next Top Tenant," but if having Tyra Banks as your landlord sounds appealing, and if you have $50,000 a month to spare, be sure to check out the supermodel's Battery Park City pad, which just hit the rental market, according to the Daily News. The 7,000-square-foot Riverhouse condo was originally four separate units on the 22nd and 23rd floors, which Banks bought in 2009 for $10.3 million. In 2011, she angered neighbors with the "ear-rattling drilling" and paint fumes from the renovation, which lasted nine months longer than the expected completion date. Hopefully the new renter will be more in line with the low-key, eco lifestyle of the residence, which is known as the greenest residential building on the East Coast.

Prices and More Images of the Landmark Beekman Hotel and Condo Conversion Revealed

It was announced back in May that the Beekman Hotel would finally being seeing its rebirth as a brand new condo and hotel. Now, not only has pricing for the 68-unit tower been revealed, but we're seeing a few new images of what's in store for the historic structure that has been shuttered for the last 20 years. As seen in the new renderings, the landmark building will be topped off with a conjoining 51-story condominium tower, creating a 68 residential units designed by Thomas Juul-Hansen. Though fully integrated, residents of the Beekman will have their own private entrance and lobby, located on Nassau Street, and the lower levels of the building will host 287 hotel rooms with a separate access point provided on Beekman Street. All occupants will have access to the hotel's amenities.
