Brooklyn Heights rental with rooftop terrace launches housing lottery, from $1,528/month

A 20-story rental in Brooklyn Heights has opened a housing lottery for 38 mixed-income apartments. Designed by Beyer Blinder Belle, 200 Montague Street features a unique dark facade with a polished granite base and bronze-tone metal detailing, an interpretation of the neighborhood’s historic architecture. Qualifying New Yorkers earning 80 and 130 percent of the area median income can apply for the apartments, priced from a $1,528/month studio to a $3,918/month three-bedroom.

Developed by Aurora Capital Associates and Midtown Equities, 200 Montague contains 121 rentals and 7,000 square feet of retail space on the ground floor and cellar level. Leasing for the market-rate rentals launched over the summer.

According to CityRealty, current market-rate availabilities at the tower include three one-bedrooms priced at around $4,200/month.

Residences feature a mid-century-modern-inspired design, with open layouts and oversized windows. Kitchens feature custom millwork, a marble island, and appliances by Bosch. Bathrooms boast a wood vanity, marble-clad sink, and glass-enclosed rain shower.

Amenities include a fitness center with a dedicated yoga room, a residents’ lounge, a children’s playroom, bike storage, a shared laundry room, and stroller parking. With views of the Manhattan skyline and New York Harbor, the landscaped rooftop terrace offers grills, a lawn, and an area for sunning with outdoor showers.

The building is conveniently located between the bustling commercial corridors of Downtown Brooklyn and the charming historic streets and waterfront of Brooklyn Heights. Brooklyn Borough Hall and Cadman Plaza Park are located across the street from the new development.

Qualifying New Yorkers can apply for the affordable units until April 3, 2023. Preference for 50 percent of the units will be given to residents of Brooklyn Community District 2.
