Acclaimed novelist Jonathan Safran Foer lists lovely Boerum Hill townhouse for $10.4M

Award-winning novelist Jonathan Safran Foer, author of "Everything Is Illuminated" and "Extremely Loud & Incredibly Close," has listed his brownstone at 374 Pacific Street in Boerum Hill for $10.4 million, according to Variety. When his first book in ten years, "Here I am," was published last year, the Times referred to it as "often brilliant, always original but sometimes problematic," and though we can't find anything at all problematic about this 1899 Greek Revival residence, the former two accolades certainly apply. It was brilliantly renovated to include a three-story atrium cut through its core and a full rear wall of kitchen windows that overlook the private garden, and it's full of original touches like a charming mix of mid-century-modern and rustic furniture and plenty of built-in bookshelves (of course). Perhaps all of this, plus the fact that there's a separate garden floor apartment, is why Foer thinks he can double his profits after paying $5.4 million for it just a few years ago.

Mapping New York City’s 280 miles of scaffolding

Sidewalk sheds, or scaffolding, are so pervasive in New York City they almost become part of a neighborhood’s landscape. While used to protect people from falling debris, scaffolding continues to be an omnipresent eyesore that blocks sunlight and views, attracts crime and slows foot traffic. Now, thanks to a new map by the city’s Department of Buildings, residents can explore more than 7,700 sidewalk sheds, each labeled with a color-coded dot highlighting the reason for its construction, its age, and its size. As the New York Times covered, there are currently 280 miles of sidewalk scaffolding in front of 7,752 buildings in the city (way up from the 190 miles we covered just a little over a year ago), which is enough to encircle Manhattan nearly nine times.

Hear the natural sounds that made up life in 17th century Manhattan (interactive)

For most modern New Yorkers, it’s hard to imagine the city being anything more than a crowded, noisy, concrete jungle. However, with the website Unsung.NYC, users can now explore the natural sounds of Manhattan, present during the 1600s before European settlers arrived. As the Times reports, “Calling Thunder” lets listeners hear all the chirps, croaks, and laps of waves, all of which coincide with images from four main points in Manhattan—the Collect Pond Park, the High Line, the American Museum of Natural History, and the Inwood Hill Park.

New Jane Jacobs documentary spotlights her achievements in NYC and lessons to be carried forward

One of the most iconic battles to decide the fate of New York City was waged, in the 1950s and '60s, by Jane Jacobs and Robert Moses. He, a Parks Commissioner turned power broker, was known for his aggressive urban renewal projects, tearing tenements down to build higher, denser housing. She, often dismissed as a housewife, emerged as his most vocal critic—not to mention a skilled organizer with the ability to stop some of Moses' most ambitious plans. A new documentary, Citizen Jane: Battle for the City, takes a close look at the groundbreaking work of Jane Jacobs and its importance in our urbanizing world today. Matt Tyrnauer, the director behind Valentino: The Last Emperor, compiled footage of both Jacobs and Moses alongside 1950s and '60s New York, which is paired with voiceovers of Marissa Tomei and Vincent D’Onofrio as the battling duo. Experts in urban planning—everyone from Paul Goldberger to Robert A.M. Stern—also discuss Jacobs’ massive influence on housing policy and urban planning, as the film makes a convincing argument that Jacobs' planning philosophies are needed now more than ever.

By combining a beachy vibe of neutral tones, light fabrics, and comfortable furniture with clever small-space fixes like his custom-built bed platform, hidden shelving, and a carefully curated selection of mementos, he's created a calming oasis that feels twice its size. This bold corner loft will remind you of Williamsburg’s early artist outpost days

The 1,800-square-foot pre-war loft in the Northside Arts Industries Condominium is as classic as it gets, with impossibly high ceilings, exposed brick, wood beams and pipes and a flexible layout. The New York Times tells us that the building was developed back in 1983, when the neighborhood's north side was a burned-out jumble of factories, ethnic enclaves and a smattering of artists. The latter had come to escape Soho rents, taking over abandoned factories and warehouses and paying rents that averaged around $550 a month for a one-bedroom apartment. In 1986, a loft space in the building could be rented for $5 a square foot. Today, a sprawling home at 119 North 11th Street asks $8,500 a month ($57 a foot) and the trendy and amenity-packed neighborhood's artists have (mostly) escaped eastward once again.

INTERVIEW: Paula Scher on designing the brands of New York’s most beloved institutions

Paula Scher is one of the most recognizable names in the design world, considered legendary in the industry for creating the identities of major New York institutions. Scher moved to New York in the 1970s to begin her design career and got her start in the music industry. As art director for CBS, she designed around 150 albums a year and produced numerous ads and posters. Her record covers include everything from the Rolling Stones' Still Life to Leonard Bernstein's Stravinky, four of which were recognized with Grammy nominations. As a record designer, Scher was credited with reviving historical typefaces and design styles—and typefaces still play heavily in her work today. Scher left Atlantic Records to begin her own design firm in 1982, and in 1991 she joined her current firm, Pentagram, as the company's first female principal. Although Pentagram is an international design company, its New York office is behind the identities of some of the city's most beloved establishments. It was at Pentagram Scher established her reputation as a New York designer who created unique, lasting identities.

Townhouse once owned by President Martin Van Buren hits the market for the first time in 53 years

You could now own a piece of New York presidential history for $4.9 million. The Federalist-style townhouse at 150 East 38th Street, in Murray Hill, was once called home by President Martin Van Buren. This is, without a doubt, one of the most unique properties in New York--besides the presidential ownership, ironwork frames the entryway, a squat structure connected to the four-story townhouse. Plans revealed for new creative office hub above revamped Downtown Brooklyn Macy’s

Tishman Speyer has released plans for the 422 Fulton Street Macy's renovation that will turn a new 10-story space above the department store into a 620,000 square foot creative office hub called The Wheeler. Reflecting a recent trend in snazzy work spaces that attract TAMI (technology, advertising, media and information) clients, the space will comprise "620,000 square feet of opportunity in the center of downtown Brooklyn," according to the developer. On offer will be the largest floor plates in Brooklyn with 15+ foot ceilings that "leave plenty of room for huge ideas," and a sprawling rooftop terrace, part of an acre of outdoor space that "provides fresh air for fresher thinking." There will also be 130 subterranean bike stations with lockers and showers for workers who bike to work.

Ralph Lauren closing flagship store amid Fifth Avenue slowdown

Ralph Lauren announced Tuesday that it will close its flagship store on Fifth Avenue and 55th Street, citing falling revenue and rising rents. As reported by the New York Times, the company, which opened this location in 2014, plans to reorganize by investing more in their online stores. Keeping afloat a business on New York City’s most expensive shopping strip is not a problem unique to Ralph Lauren; Kenneth Cole, Juicy Couture, and H&M have also recently closed their doors. Soaring rents, plus a drop in tourism, has lead to an increase in vacant space along Fifth Avenue.

Tyra Banks’ enormous Battery Park City duplex hits the market for $17.5M

Two years ago, Tyra Banks put her gigantic Battery Park City pad on the rental market for $50,000 a month, but the Times now reports that she's decided to part ways with it completely, listing the 7,000-square-foot Riverhouse duplex for $17.5 million. Banks, who welcomed her first child last year, is spending most of her time at her homes in Los Angeles and Northern California since her new makeup line is headquartered in LA and both of her hosting gigs--for “America’s Got Talent” and “America’s Next Top Model”--also film there. She did, however, tell the Times that she'll miss "the feeling of having a home in the sky."

Chinese company Anbang backs out of 666 Fifth Avenue deal with Kushner Cos.

"Kushner Companies is no longer in discussions with Anbang about 666 Fifth Ave.’s potential redevelopment, and our firms have mutually agreed to end talks regarding the property," a spokesman for the developer told the Post. The timing of the Chinese insurance company backing out of the deal--which the Kushners hoped could increase the Midtown's skyscraper's value to a whopping $12 billion and include a flashy new Zaha Hadid design--is uncannily timed with investigations into Jared Kushner's supposed meetings with a scandalous Russian bank. But despite the controversy surrounding ex-CEO and current White House advisor Jared, Kushner Cos. "remains in active, advanced negotiations around 666 Fifth Ave. with a number of potential investors."

Philip Johnson’s Rockefeller Guest House, a ‘secret’ modernist gem on Manhattan’s east side

Just down the street from the now-closed modernist treasure trove and icon that was the Four Seasons in Manhattan's east 50s is a lesser-known architectural treasure. Philip Johnson’s 1950 Rockefeller Guest House is one of a handful of private residences the architect designed for New York City clients. The house is a designated historic and architectural landmark, but a subtle one that's easily missed on the quiet street–as the New York Times puts it, "the house doesn’t give up its secrets easily." Once you spot the home's brick-and-glass facade, though, it's hard not to be enthralled.

Greta Garbo’s exclusive East Side co-op hits the market for the first time in 64 years, asking $6M

For the first time in decades, an apartment in The Campanile, an exclusive co-op building in the Beekman/Sutton Place neighborhood, is for sale. As the New York Times reports, the sprawling fifth-floor home belonged to Greta Garbo, the late Hollywood screen icon, and hit the market this week at an asking price of $5.95 million, in an all-cash offer. Garbo bought 2,855-square-foot, three-bedroom residence in 1953 and lived there until her death in 1990, enjoying its private location and the fact that it was "very reminiscent of where she grew up in Stockholm — close to the water and with lots of sunlight," said her great-nephew Derek Reisfield. But with the apartment now largely vacant, her family has decided to sell.

Kushner Cos. vision for 666 Fifth Avenue has Zaha Hadid design and $12B ambitions

As 6sqft previously reported, 666 Fifth Avenue owners Kushner Companies and Vornado Realty Trust have been seeking financing for a new skyscraper planned for the site of the Midtown office tower that Kushner purchased for $1.8 billion in 2007; Chinese company Anbang Insurance Group is said to have been considering a substantial stake in the tower. Though it was reported that the redevelopment could be valued at $7.5 billion, the Wall Street Journal now cites sources who say the value could be as much as $12 billion, and that a reported deal with Anbang may be far from a sure thing. That huge number represents the projected value of what Kushner envisions as a 1,400-foot-tall mixed-use luxury tower with a design provided by the late Zaha Hadid in 2015, nine floors of retail, a hotel and big-ticket luxury condos on its upper floors.

Eichler, whose modernist tract homes can be found throughout Northern California as well as the Greater Los Angeles area, was one of the most prolific residential homebuilders of the mid-20th century. My 2,400sqft: Preservationist and arts champion Samuel Brooks shows off his Mott Haven rowhouse

Samuel Brooks has been living in the Mott Haven section of the South Bronx for the better part of 43 years, never budging in his passion for this vibrant area that's recently been dubbed the next "it" neighborhood. After buying a historic rowhouse within the Mott Haven Historic District 12 years ago (and then spending about nine of those scraping paint off the beautiful moldings!), Samuel is now a major player in Mott Haven's local community efforts--he's the President of the Mott Haven Historic Districts Association, runs an art gallery in his basement to exhibit local artists, and spearheaded the effort to transform his home this summer into the first ever Mott Haven Decorator Show House as a way to promote Bronx-based and up-and-coming designers. 6sqft recently paid Samuel a visit and toured his historic-meets-artsy home and learned all about his work putting Mott Haven on the map for reasons other than real estate development and food halls.

Herzog & de Meuron will turn Gowanus’ graffiti-covered ‘Batcave’ into an art production factory

Despite its Superfund status, the Gowanus Canal has ushered in a Whole Foods, an artisanal ice cream factory, and more than one high-end residential development, but one vestige of its gritty, industrial days has remained--the so-called Batcave. Build in 1904 as the Brooklyn Rapid Transit Company's Central Power Station, the warehouse was taken out of service in the '50s, becoming in the 2000s a home for squatters, venue for impromptu dance parties, and unofficial street art display. But it looks like the former warehouse will now join the ranks of its Brooklyn-esque neighbors, as the Times reports that Pritzker Prize-winning Swiss architecture firm Herzog & de Meuron will transform the space into an art production factory and exhibition space to be called the Powerhouse Workshop, though it will preserve the iconic graffiti

Great Game Changers: How the Pan Am Building redefined Midtown architecture

Perhaps the most detested Midtown skyscraper by the public, this huge tower has nevertheless always been a popular building with tenants for its prime location over Grand Central Terminal and its many views up and down Park Avenue. It is also one of the world’s finest examples of the Brutalist architecture, commendable for its robust form and excellent public spaces, as well as its excellent integration into the elevated arterial roads around it. However, there is no argument that it is also immensely bulky with a monstrous height. As shown in the photograph ahead, to its north, the building completely overshadows the Helmsley Building, an iconic product of Warren & Wetmore's Terminal City complex. The pyramid-topped Helmsley Building once straddled the avenue with remarkable grace, and as one of the city’s very rare, “drive-through” buildings, it was the great centerpiece of Park Avenue. But by shrouding such a masterpiece in its shadows, the Pan Am Building (today the MetLife building) desecrated a major icon that will unfortunately never recover from such a contemptible slight on a prominent site.

Lottery opens for historic brownstone-replacing apartments in Harlem, from $659/month

The block of East 126th Street between Madison and Park Avenues was once a rare, uninterrupted row of century-and-a-half-old brownstones. But many of them sat vacant in recent years, their windows boarded up and adorned with graffiti. One of these was number 58 in the middle of the block. In 2012, its roof was caving in and its floors collapsing. The city deemed it structurally unsound, as the Times reported at the time, and slated it for demolition. Despite arguments from local preservationists that this would destroy the historic block's uniformity, the site was replaced with a new modern, mixed-use rental building that extends through to 125th Street. The building, which goes by 69 East 125th Street, topped off this past summer and now its 15 affordable apartments--20 percent of the total 75 rentals--are available through the city's lottery process. They're available to those earning 60 percent of the area median income and range from $659/month studios to $797/month two-bedrooms.

As 6sqft asked when the 39th floor at The Pierre Hotel at 795 Fifth Avenue hit the rental market two years ago, if you’ve got the cash, why buy when you can rent for $6 million a year? Now that opportunity to refresh your enormous outlay every month is again seeking a renter at $500,000/month, keeping its title as the city’s most expensive rental. The massive 4,786-square-foot space has merely a butler’s kitchen, but the assumption is, of course, that you wouldn't want to be slaving over a hot stove in a full-service hotel anyway.
