Inwood development with public library and 100% affordable housing opens

New York City this week celebrated the opening of a unique new development in Inwood that combines a public library with affordable housing. City officials on Wednesday opened The Eliza, a 14-story rental with 174 deeply affordable apartments atop a two-level New York Public Library branch. In addition to 100 percent affordable homes and a public library, the project at 4790 Broadway also includes a pre-K space, STEM learning center, and community facility.

See ODA’s curving, connected residential buildings rising in Williamsburg

Renderings released this week show off a new full-block residential development coming to Williamsburg. Designed by architecture firm ODA, the project includes the Lorimer House, a 270-unit rental, and Copper Lofts, a "boutique collection" of 66 residences, connected by an elevated bridge, creating the illusion of one cohesive development. Taking advantage of their corner location in Broadway Triangle, the eight-story buildings feature a curving facade marked with alternating balconies and recessed terraces. Construction is expected to wrap up this spring.

Renovation of Eero Saarinen’s modernist Midtown skyscraper is complete

One of New York City's most iconic modernist skyscrapers has been revitalized for a new era. Designed by renowned 20th-century architect Eero Saarinen, the 38-story Midtown Manhattan office building 51W52, also known as the CBS Building, received a $128 million renovation by Harbor Group International (HGI), which acquired the building from CBS owner Paramount in 2021. HGI says the upgrades, which includes an updated lobby and lounge, conference center, and cafe, have helped the building see 350,000 square feet in new leases and renewals after an increase in vacancies last year.

New-York Historical Society expansion will feature new Democracy Wing

New York's oldest museum, the New-York Historical Society Museum and Library, begins construction this month on an 80,000-square-foot renovation and expansion project. As 6sqft previously reported, the $140 million five-story extension at the rear of the museum's Upper West Side location will be designed by architect Robert A.M. Stern. New-York Historical president and CEO Louise Mirrer announced Monday the new addition will feature a Democracy Wing. When construction is completed in 2026–just in time for the nation's 250th anniversary–the new wing will offer educational programs and a home for valuable materials on American democracy.

Ancient Egypt and South Central L.A. meet in monumental installation on the Met’s roof

The Metropolitan Museum of Art's latest rooftop commission brings to life the history of South Central Los Angeles with the use of ancient Egyptian architecture. Created by artist and activist Lauren Halsey, "the eastside of south central los angeles hieroglyph prototype architecture (I)" consists of a cube-like structure that rises 22 feet tall and has more than 750 glass-fiber-reinforced concrete tiles, surrounded by four columns and four sphinxes. Located on the museum's Iris and B. Gerald Cantor Roof Garden, the towering structure provides a new perspective of Central Park and the city skyline through an open ceiling and large entryways.

Vogue editor Hamish Bowles lists his treasure-filled pre-war Village duplex for $2.9M

Vogue editor-at-large Hamish Bowles has long been celebrated for his distinctive and eclectic taste. The design editor purchased this pre-war Greenwich Village duplex for $1.5 million in a 2008 estate sale and proceeded to infuse every corner of it with lush textiles and colors, antique furnishings, vintage books, and couture menswear. The longtime Vogue fixture relocated back to his native London when he took a job as editor-in-chief of The World of Interiors magazine in 2021. Now, his charming two-bedroom co-op at 45 East 9th Street is for sale, asking $2,900,000. With construction financing secured and new renderings released, the conversion of the historic Terminal Warehouse in Chelsea into a holistic office complex is moving forward. L&L Holding Company and Columbia Property Trust announced last week they closed on a $1.25 billion construction loan for the project, which involves restoring and adapting the former freight distribution hub into modern office space that incorporates original design elements. The West Village's popular Italian restaurant Rosemary's opened a second NYC location in Stuyvesant Town today. Rosemary's opened on Greenwich Avenue in 2012 and quickly became a neighborhood favorite due in part to its rooftop garden that provides produce for the menu. The huge new outpost, at 350 First Avenue at East 20th Street, will have a 120- seat dining room, 50-person wine bar, 30-seat private dining room, and a 100-seat sidewalk cafe overlooking a planned community garden.

Bette Midler sells palatial Upper East Side penthouse last listed for $50M

Bette Midler has sold her massive Upper East Side penthouse, which was last listed for $50 million. The entertainer and her husband, Martin von Haselberg, first bought the 14-room triplex at 1125 Fifth Avenue in the late 1990s, according to the Wall Street Journal, which first reported the sale. Taking up the top three levels of the Emery Roth-designed co-op, the residence measures 7,000 square feet with an additional 3,000 square feet of outdoor terraces.
