A horrifying blaze swept through Lower Manhattan 181 years ago today

It's hard to envision blocks and blocks of Lower Manhattan being destroyed by a raging fire, but that's exactly what happened there 181 years ago to the day, December 16th, 1835. That year marks one of New York's most traumatic fires in history, known as the Great Fire of 1835. It came at a time the city was developing rapidly, with the arrival of new businesses, railroad terminals, and people. But there were also major concerns that came with the city's boom: there was a lack of a reliable water source for the city, and there were not enough fire departments to keep everyone safe. And so the forces collided into a traumatic fire that would change the course of New York's development significantly.

New York City awarded $80.2 million in state funding competitions for 121 projects

NYC will get a big boost thanks to Governor Cuomo's Regional Economic Development Council competitions, a six-year-old initiative that provides "ground-up" funding driven by a community's success in improving quality of life and growing the local economy. New York City was named a "top performer" by the administration and awarded $80.2 million. The hefty sum will be allocated towards 121 projects across all five boroughs, including $1 million to build a tech incubator facility in Brooklyn, $1 million for a shuttle-bus service for the Brooklyn Navy Yard, $2.1 million to support the Green Point Manufacturing and Design Center, and $1.24 million to complete the final section of the Brooklyn Bridge Park beneath the bridge. Money will also go towards brownfield clean-up, supporting workforce expansion in local organizations, job training, and improving parks in low-income neighborhoods.

My 2,200sqft: Rug designer Amy Helfand shows us around her organic live/work home in Red Hook

Artist Amy Helfand has been creating her own line of rugs for over a decade. The gorgeous pieces are hand-woven in Nepal as part of the GoodWeave program, but the design process takes place in Amy's charming Red Hook rowhouse, where she and her family also reside. As she explains, "At heart, I remain a collector: of images, forms and colors, as well as rocks, sticks, and other ephemera from the natural world," and it's this combination of geometry and organic inspiration that's seen throughout her home and studio. From a dining table centerpiece made of rocks to the chicken coop in the backyard, everything reflects Amy's unique vision. 6sqft recently toured the home and found out about Amy's favorite decor, artistic process, thoughts on the neighborhood, and how they rebuilt after Hurricane Sandy.

Shipbuilding companies work around the clock to meet 2017 ferry service deadline

City officials are pushing to have the $325 million citywide ferry service, helmed by Hornblower and managed by the city's Economic Development Corporation, up and running a few months before next November, when Mayor Bill de Blasio stands for re-election. As 6sqft reported in September, two bayou-based shipbuilding companies, Horizon Shipbuilding in Bayou La Batre, Ala. and the awesomely-named Metal Shark in Franklin, La., are racing to complete the 19 new boats scheduled to hit the water this summer. The ferry service will be the most extensive passenger ferry service of its kind in any U.S. city.

See new photos inside the world’s tallest modular tower; leasing kicks off at 461 Dean

It's been a long an tumultuous journey for 461 Dean, also know as the B2 tower, and better known as the world's tallest prefab tower. The fire-engine-red stacked building has seen numerous delays in the last four years thanks to lawsuits, leaks, and alignment issues. Its developer Forest City Ratner even opted to exit the modular business last month—although that's not to say that the technology developed is any less valuable (more on that ahead). But now that celebratory champagne bottle can finally be popped, as this afternoon the developer held a grand opening ceremony to kick off the official start of leasing.

Domino Sugar Factory reveals renderings of creative office building The Refinery

Commercial landlords looking to compete with cutting-edge co-working spaces like the Navy Yard's New Lab or amenity-filled developments like Industry City have their work cut out for them, and it looks like Two Trees is pulling out all the requisite stops for their new office building The Refinery at Williamsburg's massive, under-construction Domino Sugar Factory complex. Curbed got its hands on the first set of renderings of the 380,000-square-foot office space, which show how tenants can work with architects Beyer Blinder Belle to customize their spaces for "innovation" and "authenticity." The interiors preserve the former industrial details (exposed brick, ceilings beams), while incorporating creative perks such as suspended glass-and-steel office pods, an indoor skate park, and a bevy of common areas.

My 630sqft: Inside ‘Store Front’ photographers Karla & James Murray’s East Village home of 22 years

You might not immediately recognize their names, but there is no doubt you know their work. Photographers James and Karla Murray burst onto the scene back in 2008 with the release of their seminal book "Store Front: The Disappearing Face of New York," a work culling hundreds of images of the bygone retail graphics that once covered the city—and jointly, the mom and pop businesses that vanished alongside them. Since then, the Murrays have released two more tomes of the same vein, and collected countless awards and accolades for their documentary work along the way. In fact, their photographs can now be found in the permanent collections of major institutions around the world, including the Smithsonian Center for Folklife and Cultural Heritage and the New York Public Library. Their images also decorate the homes of countless celebrities, among them Sarah Jessica Parker, Ralph Lauren, Alicia Keys and Roseanne Barr. In this week's My sqft, 6sqft visits this warm and spunky husband-and-wife team in their East Village home to talk about their tenure in the city (they moved downtown in the 80s—though Karla is from the Bronx) and their ongoing efforts to chronicle what remains of "old New York." We also get a peek inside their studio apartment/workspace of 22 years, which as Karla and James share ahead, has some crazy stories of its own.

Developer of the world’s tallest prefab tower in Brooklyn is exiting the modular business

After boasting that it had “cracked the code” on modular construction, with plans for a Brooklyn factory, developer Forest City Ratner is exiting the prefab building business, reports the New York Times. The factory at the Brooklyn Navy Yard will be sold to Roger Krulak, a former Forest City executive, along with the technology used to construct the world's tallest prefabricated steel structure, the 32-story 461 Dean Street in the Pacific Park complex in Brooklyn. Construction on the building has just been completed and 461 Dean is weeks from getting its first residents.

Construction has officially begun for citywide ferry system; first boats to arrive in 2017

Mayor Bill de Blasio, the New York City Economic Development Corporation (NYCEDC) and Citywide Ferry operator Hornblower have announced that construction has officially begun on 19 vessels that will kick off New York City's first citywide ferry system, with vessels sporting the latest in 21st century maritime technology. The mayor said in a statement, “We are moving full steam ahead and bringing modern ferry boats, outfitted with the latest technology and safety features, to our waterways. This new fleet will help us connect commuters and visitors alike to neighborhoods throughout the city.”

The Success Story of Industry City as Told by Its Innovative Manufacturing Tenants

Industry City is a six million-square-foot, 30-acre industrial complex on the Sunset Park waterfront. Its 16 buildings made up the former Bush Terminal, a manufacturing, warehousing and distribution center that opened in 1895. After falling into disrepair over the past few decades, in 2013, a new ownership team led by Belvedere Capital and Jamestown began their $1 billion undertaking to update the complex while cultivating a diverse tenant mix that fuses today’s burgeoning innovation economy with traditional manufacturing and artisanal craft. Today, there are more than 4,500 people and 400 companies working in Industry City, and 6sqft recently paid a visit to four of them (a handbag designer, lighting designer, candle company, and chocolatier) to learn why the complex makes sense for their business and what unique opportunities it's afforded them. Micro-Apartments at Carmel Place Starting from $2,570 and Offering a Month Free

For you minimalist gurus who also relish on-site amenities, there is a now a building for you. Earlier this spring, leasing kicked off for the city's first micro-housing development, Carmel Place (formerly known as My Micro NY) at 335 East 27th Street. Developed by Monadnock Development and designed by nARCHITECTS, the newly finished no-fee building is a prototype meant to test compact and efficient living arrangements within the city's tight housing market, as well as accommodate the city’s growing population of one- and two-person households. Thee leasing team led by Citi-Habitats is offering one month free on all 12- and 24-month leases. According to CityRealty, there are seven micro-studios available ranging from 265 to 360 square feet. Though the units are nearly half the size of typical studio apartments, monthly rents are not analogously micro with current asking prices ranging from $2,570 to $2,920 per month. That's an average of $110 per square foot, significantly more than $83 per square foot median studio price in Murray Hill and $60 per square foot in Gramercy.

East River Skyway Proposal Gains Steam, Would Only Cost Riders $25/Month

With public meetings about the impending L train shutdown beginning this week, much of the conversation is centered around alternate ways to shuttle people between downtown Manhattan and Brooklyn. One solution is the East River Skyway, an aerial gondola system that would run along the Brooklyn waterfront and into Manhattan, bringing commuters over the river in just 3.5 minutes. The proposal from Dan Levy, president and CEO of CityRealty*, first surfaced in 2014, then referencing the Brooklyn development boom that will bring tens of thousands of new residential units to the borough in the coming years. But now with a possible years-long shutdown of the L, along with skyrocketing subway ridership, the Skyway is drumming up support from investors, DNA Info reports. Levy told 6sqft, "We've completed some preliminary engineering and design work around the cars and the stations and how they could meld with their respective locations — and more broadly the city skyline. Given their high visibility we want to be context sensitive." He also revealed that, although the project would cost up to $134 million (per estimate from engineers), an unlimited monthly pass would cost only $25.

Skyline Wars: Brooklyn Enters the Supertall Race

Carter Uncut brings New York City’s latest development news under the critical eye of resident architecture critic Carter B. Horsley. Here, Carter brings us his fifth installment of “Skyline Wars,” a series that examines the explosive and unprecedented supertall phenomenon that is transforming the city’s silhouette. In this post Carter looks at Brooklyn's once demure skyline, soon to be Manhattan's rival. Downtown Brooklyn has had a modest but pleasant skyline highlighted by the 350-foot-high Court & Remsen Building and the 343-foot-high great ornate terraces of 75 Livingston Street, both erected in 1926, and the 462-foot-high flat top of the 1927 Montague Court Building. The borough’s tallest building, however, was the great 514-foot-high dome of the 1929 Williamsburg Savings Bank Tower, now known as One Hanson Place, a bit removed to the east from Downtown Brooklyn. It remained as the borough’s tallest for a very long time, from 1929 until 2009. A flurry of new towers in recent years has significantly enlarged Brooklyn’s skyline. Since 2008, nine new towers higher than 359 feet have sprouted there, in large part as a result of a rezoning by the city in 2007. A few other towers have also given its riverfront an impressive frontage. Whereas in the past the vast majority of towers were clustered about Borough Hall downtown, now there are several clusters with some around the Brooklyn Academy of Music and the former Williamsburg Savings Bank Tower and some around the Williamsburg riverfront.

Spotlight: The Word on Whiskey From Kings County Distillery’s Colin Spoelman

Colin Spoelman moved to New York for post-grad job opportunities, but it was his home state of Kentucky that ended up giving him direction. On trips back home, he developed a deep appreciation for moonshine and distilling, and now his interest has gone from hobby to profession. Six years ago, Colin combined his Kentucky roots, his life in Brooklyn, and his love of distilling whiskey through Kings County Distillery, where he is one of the founders (along with David Haskell) and the head distiller. Founded in 2010, Kings County Distillery is making a name for itself with the whiskey and bourbon it distills at the Brooklyn Navy Yard, making it New York City's oldest operating whiskey distillery, the first since prohibition. The company started with eight five-gallon stills, and were at the time the smallest commercial distillery in America. But they now have a 250-gallon and a 180-gallon still and are beginning to distribute out west and internationally. With St. Patrick's Day coming up and lots of whiskey drinking to be had, 6sqft spoke with Colin to find out what's distilling in Brooklyn and why it makes perfect sense to make whiskey in this borough.

Beyond Bars: Designers Reimagine Rikers Island As a Destination

The 413-acre plot of city-owned land, most of it landfill, that makes up Rikers Island is known more for its impenetrable prison than its waterfront property and breathtaking city views. Recently City Council Speaker Melissa Mark-Viverito called for the closing of the jail complex, reports Crains, calling it an "ineffective, inefficient,” symbol of outdated policies and approach to criminal justice. An independent commission headed by Jonathan Lippman, the state's former top judge, is creating a blueprint for accomplishing the prison’s closing. There is significant opposition to the idea, though others, from Gov. Andrew Cuomo to the New York Times editorial board are behind it.

City Auctioning Off a 62-Year-Old Fireboat for Just $510

If the houseboat lifestyle piques your fancy, this may be your big chance to live life on the open seas right here in NYC, as the city is auctioning off a 62-year-old fireboat. Though the initial asking price was $510, there have surprisingly been 17 bids since Wednesday, putting the current highest price at $3,050. Keep in mind, as Gothamist points out, that although this seems like a steal, it will likely cost thousands more a month to dock the 129-foot boat, on top of maintenance and transportation costs (it's being sold "AS IS" and "WHERE IS"). Some of the "amenities" you'll get include water cannons (it's not known if they actually work, but they certainly still look cool), a lookout tower (binoculars not included), and co-living style bunkbeds.

‘Fatal Flaw Analysis’ Says Brooklyn-Queens Streetcar Could Require Two New Bridges

The proposed Brooklyn-Queens Connector (BQX) streetcar may require the construction of two new bridges, one over Newtown Creek and another over the Gowanus Canal. The New York Times reported that the potential need for the new bridges–the Pulaski Bridge and the bridge across the Gowanus Canal at Hamilton Avenue might not be able to accommodate streetcars–was one of the more substantial details released by Deputy Mayor Alicia Glen and other top officials Friday. In a "fatal-flaw analysis," it was found that that though there would be "major challenges" to creating the system, it was feasible, Ms. Glen said. Like all things New York City, the proposed BQX proposal "would dwarf other recent streetcar systems in the United States." The cost involved in constructing the new bridges is already included in the project's $2.5 billion cost estimate. They would include bicycle and pedestrian paths.
