Reasonably Priced Condos at NINE52 in Hell’s Kitchen Hit the Market, Starting at $679K

After years of decay, the second building of the old Saint Clare's Hospital in Hell's Kitchen has been reborn. Named NINE52, due to its address near Ninth Avenue at 416 West 52nd Street, the seven-story red-brick structure has been rehabilitated into 155 affordably-priced condominium homes. Seven units at NINE52 hit the market earlier this week with asking prices starting at $679,000 for 450-square-foot studios, $859,000 for 725-square-foot one-bedrooms, and $1.319 million for an 875-square-foot two-bedroom. According to CityRealty's February Market Report, the median price-per-square-foot for closed condominium sales in Midtown West over the past 30 days stood at $1,833, a bit above the $1,603-per-square-foot asking prices at NINE52.

Morris Adjmi-Designed Commercial Building Coming to Controversial Noho Site

Yesterday, Ironstate Development filed permits to construct a nine-story, 46,000-gross-square-foot office and community facility building at 363 Lafayette Street in Noho. The long-vacant parcel spans the entire block front of Lafayette Street between Bond and Great Jones Streets and sits adjacent to the to the live/work studio of renowned artist Chuck Close at 20 Bond. The Real Deal reported in 2008 that Close filed a lawsuit against the previous property owner, Olmstead Properties, to prevent the construction of an office building that would block the loft building's natural light, which he argued many of the artists inside depend on. But the project seems to be moving ahead.

Common’s Shared Living Concept Brings $3,000 Bedrooms to Williamsburg

The perpetual waves of recent graduates and other young professional hopefuls streaming into New York City seem to be finding themselves stuck when it comes to finding a place to bunk between cubicle and pub. So it's no surprise that a growing field of enterprising entrepreneurs--after observing the moderate success of the co-working model and the mind-melting success of Airbnb–have stepped in with a hybrid of all of the above. 6sqft previously noted the Wall Street launch of co-working startup WeWork's communal living concept. Now, another co-living player, Common, who recently brought upscale shared housing to Crown Heights, will be opening the doors on a communal residence in prosaically trendy Williamsburg at the corner of South 3rd Street and Havemeyer. Common CEO Brad Hargreaves with partner Henry Development is building a 12-suite, 51-bedroom, 20,000-square-foot residence, the company's first ground-up effort here. The most buzz-worthy bit about this new addition is that members will pay $1,800 to $2,700 a month for a bedroom in one of 12 duplex suites, with one, two or three other roommates. The higher-end numbers represent rooms with a private bath–essentially a studio with friends with benefits.

Lacquered Coffee Table Was Inspired By a Japanese Noodle Box

Talented furniture designer Tracey Boyd gathers inspiration for her work by collecting ideas, experiences, and unique items found throughout her extensive travels. In the past, she's designed pieces based on salvaged drawer pulls from her hometown in England and ancient murals from across the world. Her Lacquered Cache Coffee Table, part of a collection with Anthropologie, is derived from the shape and function of a Japanese noodle bowl and is separated into four equal sections. Each quadrant opens to allow for additional storage within the table.

It seems like you can't find anything in Williamsburg for less than $1 million these days, but here's a condo that's priced just below seven digits. This two-bedroom unit at 211 Berry Street, an older condo complex in the neighborhood that's been slapped with a cool name (Northside Condo), has got a price tag of $995,000. This is not one of those North Brooklyn loft condos with a pool, roofdeck or resident lounges, which accounts for the lower price in the central Williamsburg location -- it's located right near the main drags of Bedford and Metropolitan avenues.

New Furniture Collection Solves Our Spatially-Challenged Living Arrangements

MAPS: Where to Find the Best Studio Bargains in NYC Right Now

Let's face it, if you're the average New Yorker and aren't shacked up or down with having a roommate, a studio is probably where you're heading. According to data from CityRealty, the median price for available studio condominiums in Manhattan and northern Brooklyn stands at $782,000. While there are a paltry number of these apartments available, roughly 200, these pint-sized units allow many first-time condo buyers and those with smaller budgets to enter the condo market. For neighborhoods with more than two studio condo units on the market, Washington Heights has the cheapest median average, coming in at just $633 per square foot, less than half the city's median of $1,389 per square foot. Soho, on the other hand, with its 18 availabilities, has the city's most expensive studios with a median price per square foot of $2,025. Keep in mind, however, that many downtown studios are "studios" in name only. For instance, the most expensive such unit in the city right now is a $6.75 million penthouse loft at 37 Greene Street, encompassing 3,200 square feet of raw space and a 2,400-square-foot rooftop terrace--likely not what that minimalist, low carbon footprint-seeking buyer has in mind. So, below is a list of the five best individual studio deals on the market right now, and a map showing the studios priced farthest below their neighborhood median averages.

The On Leong Tong Building: Chinese Architecture Brought to Life in NYC

If you're planning to head down to Chinatown for the celebration of the Lunar New Year, you'll likely amble past the corner of Mott and Canal Streets, where there is a remarkable building like no other in New York. It's called On Leong Tong, or, in English, the Merchants' Association building. Built in 1950, it combines modernism (though you wouldn't know it to look at it) with familiar Chinese architectural features—the pagoda roof, balconies, colorful columns and so on. Once you've seen it, you won't forget it.

$1.5M Catskills Home Is Part Geodesic Dome, Part Prairie-Style Retreat

A geodesic dome house near the mountains of the Catskills? Yes, it exists. This $1.49 million property at 106 Mountain Laurel Lane, which spans a little more than one acre, holds a house with two very distinct architectural styles. The first is contemporary, which the listing says is inspired by the "lines and modern aesthetic of Frank Lloyd Wright." Then there's the dome design, inspired by architect Buckminster Fuller. The two styles were integrated into a 3,300-square-foot home with three bedrooms. Inside, a triangle door from the "contemporary wing" leads you into a geometric space with triangular windows and a pentagon skylight. You don't see 'em like this everyday.

From a Former Babka Bakery Comes This Duplex Condo With the Original Timber Beams Intact

Like many loft buildings in Williamsburg, this one's got a very interesting history behind it. 234 North 9th Street, which dates back to 1915, was once owned by Sophia Zablowski, a baker. She used the site as an industrial warehouse bakery to make her popular Polish babka cake. The building was converted to 11 apartments in 2007–it's now known as the Sophia Lofts–and this one is on the market for $1.43 million. (To give you an idea of how pricy the neighborhood has become, this last sold in 2008 for $681,209.) The apartment still has many of the old warehouse details intact.

Due to widespread gentrification and escalating real-estate values, the neighborhood has changed drastically and its unique appearance and character is suffering. We are here to take you on visual tour to experience how many of the truly authentic shops remain on this venerable Greenwich Village street, and to show you what has replaced the ones that have vanished. Windsor Terrace Home Plays With Patterned Accent Walls and Funky Decor

At first glance, it's the colorful design of this Windsor Terrace home that really catches the eye. But zoom in and you'll see that the aesthetic is more than just bold hues–it's patterned walls, textured art, text-based accents, and allover playful decor. The renovation was led by the design team at Rinaldi Interior Design, whose principal Kristina Rinaldi says she "tailors each project to the personality and interests of her clients." If that's the case, whoever is living in this cheerful Brooklyn home is definitely upbeat, fun, and doesn't take him or herself too seriously.

A Former Engraver’s Studio in Sniffen Court, Now a Townhouse, Asks $6.45 Million

Who wouldn't want to live in a townhouse with lots of interesting history, located in one of just a few private mews in New York City? Enter this listing at 156 East 36th Street, a Murray Hill townhouse that originally served as stables during the Civil War era, then was converted to an engraver's studio in 1915. The Romanesque building is also a part of the Sniffen Court Mews, which is blocked from the public by a private gate off East 36th Street. Sniffen Court was constructed between 1863 and 1864 as a collection of carriage houses–the off-street placement helped solve noise and odor issues related to the horses. The stables were in use until the early 1920s, when automobiles replaced horses, and eventually they were converted to residential.

Facebook Co-Founder Revealed As Buyer of $23.5M West Village Townhouse With an Underground Tunnel

When it was revealed last week that Facebook co-founder Chris Hughes sold his massive Soho loft for $8.5 million, it was also speculated that he and husband Sean Eldridge were the buyers of a $23.5 million West Village townhouse. When that sale hit records in September, the name on the deed was revealed as Tom van Loben Sels, the same person behind the recent Soho transaction. The Post now confirms through their sources that the power couple are in fact the lucky new owners of the historic home at 157 West 12th Street. According to the paper, the landmarked home has an underground tunnel. The ten-foot-wide and "well-lit" passageway apparently has "no tunnel feel at all" and starts in the home's finished basement, ending at a staircase that leads to the carriage house that can be used as a guest house. Other perks of the three-bedroom, 4,164-square-foot spread include a wine cellar, home theater, wood-burning fireplace, exposed brick, 19th-century columns, and a "book-lined library" (likely a selling point considering the men had a similar room in their last place).

A New York Minute With Veselka Restaurant Owner Tom Birchard

In 6sqft's fun new series A New York Minute we ask influential New Yorkers spitfire (and sometimes very random) questions about their life in the big city. Want to nominate yourself or someone you know? Get in touch! In 1965, Tom Birchard was busy studying business administration at Rutgers University when he met Marta, daughter of Wolodymyr Darmochwal, at a fraternity party. Her father owned the Ukrainian restaurant Veselka at Second Avenue and Ninth Street in what was then a largely Easter European community. Tom and Marta married the following year, and ever since then Tom started working at the restaurant part time, helping it grow into the iconic establishment it is today, famous for its 24-hour pierogis and borscht. Though he and Marta eventually separated (Tom is now married to Dr. Sally Haddock who owns St. Marks Veterinary Hospital), Tom took ownership of the business in 1975, and has since been at the helm, living in the East Village, which he describes as "young, funky, artsy." Not only does he keep the Ukrainian spirit alive, but he's active in the community, serving on the board of the Greenwich Village Society for Historic Preservation and actively sponsoring local performance artists.
