Apple signs lease for four floors at 11 Penn Plaza

After the Post first reported speculations of the deal in January, they now report that Apple will lease four floors of space at 11 Penn Plaza. Sources told the Post that the tech giant became interested in the 1.15-million-square-foot building that stretches along Seventh Avenue between West 31st and 32nd streets across from Madison Square Garden after losing out to Facebook on a spot in the Farley Building. However, those with knowledge of the deal say that Apple has only signed a five-year deal, which may suggest that they are still keen on finding a larger, more permanent home in NYC.

Chef José Andrés will open two new restaurants at the forthcoming Ritz-Carlton in Nomad

Renowned chef José Andrés is growing his presence in New York City with two new restaurants in The Ritz-Carlton hotel currently rising in Nomad. Andrés' ThinkFoodGroup has been tapped by developer Flag Luxury Group to oversee all food and beverage at the 250-room hotel which is slated to open in 2021. In addition to the two restaurants, the group will run a rooftop bar, lobby lounge, and in-room dining services. Andrés made his NYC debut in 2019 with the opening of Mercado Little Spain at Hudson Yards, a 35,000 square-foot food hall encompassing three restaurants, tapas kiosks, a Spanish goods market, and several bars.

Sales launch from $1.4M at Thomas Heatherwick’s Lantern House, amenity spaces revealed

Sales have officially launched at Thomas Heatherwick's condo project on the High Line, developer Related Companies announced Tuesday. Located at 515 West 18th Street, Lantern House consists of two bubbled towers that straddle the elevated park, one at 10 stories and 22 stories. Pricing for the residences, which include one- to four-bedroom units, start at roughly $1.395 million and go up to about $17 million. And more details on the building's amenity spaces were released, with renderings now available of the Equinox-curated health club with a swimming pool, outdoor terrace, roof deck, and private dining space.

In Gramercy’s new Fotografiska museum, Verōnika restaurant takes a creative approach to preservation

On the second floor of the new Fotografiska outpost in Gramercy—a branch of the Swedish photography museum—is a sumptuous new restaurant that's quickly becoming one of the city's most sought-after reservations. Verōnika (named after the patron saint of photography) was designed by Roman and Williams (known for their work on similarly chic Le Coucou, Upland, and La Mercerie) who worked closely with restaurateur Stephen Starr to define the space. Informed by the tradition of grand European cafés, the 150-seat restaurant is filled with elegant details and textures: soaring 20-foot ceilings, warm brass chandeliers, wood-trimmed arched doorways, velvet banquettes, and leather chairs.

New details and looks for Essex Crossing’s second condo building

Sales will launch at Essex Crossing's second condo building this spring, developers announced. Dubbed One Essex Crossing, 202 Broome Street is the seventh of nine buildings currently under construction or completed at the Lower East Side site. A teaser website and new rendering were released this week for the 83-unit tower, as first reported by Curbed NY, as well as additional details about the impending sales launch.

LPC approves COOKFOX’s plans to convert Chelsea’s historic Terminal Warehouse into an office complex

The entire city block bound by 11th and 12th Avenues and 27th to 28th Streets in West Chelsea is occupied by the Terminal Warehouse complex, a former freight distribution hub built in 1891. After losing its place in the shipping industry in the 1930s, it then became infamous in the 1980s and '90s as the home of The Tunnel nightclub. Now, after years as a mini-storage facility and commercial offices, the structure will once again see new life, this time as a wholistic, modern office complex. L&L Holding and Normandy Real Estate Partners have partnered with COOKFOX architects to adaptively reuse the building, preserving and restoring its historic elements, as well as to add shops and restaurants on street level, a central courtyard, and a contemporary glass addition. Yesterday, the Landmarks Preservation Commission unanimously approved the plans.

$5.2M Chelsea loft is a showcase of design talent, with endless room options

This renovated loft, asking $5.175 million, spans the full ninth floor of a classic early 1900s building at 142 West 26th Street in Manhattan's Chelsea neighborhood. The 4,000-square-foot co-op apartment was designed by Fernando Santangelo, who is known for the famous Chateau Marmont Hotel in Los Angeles. In addition to reflecting a brilliant eye for color and detail, the home hits every luxury loft high note, from 11-foot ceilings to vast room proportions. New York had offered Amazon $800M more than originally known for HQ2 site

In its attempt to lure Amazon to open its second headquarters in New York, officials offered the company $800 million more in incentives than previously known to the public. Documents obtained by the Wall Street Journal reveal the breadth of the proposal from state and city leaders as part of Amazon's year-long contest in 2017 to find a new home for 50,000 jobs. According to the WSJ, the original offer to Amazon included $1.4 billion of tax credits, $1.1 billion in grants, and part of the salaries paid for some employees.

Ultra-high-end sales defined the 2019 real estate market

Throughout the year, there was much speculation that the real estate market was on a decline, but according to CityRealty's annual Manhattan Year-End Report, ultra-high-end sales continue to keep the market strong. On par with 2018's 228 sales, this year saw 221 sales at $10 million or more, totaling $4.6 billion, up from last year's $4.2 billion. As CityRealty tells us, this is "largely due to big-ticket purchases near the southern end of Central Park, most notably at 220 Central Park South," which accounts for one-third of that total, as well as a glut of new development condos coming online.

Dunkin’ and MetroPCS thrive in NYC despite overall drop in number of chain stores

The number of chain stores in New York City dropped for the second consecutive year, down 3.7 percent in 2019, according to a new report. Despite this decline in retailers, two stores continue to grow across the five boroughs: Dunkin' and Metro by T-Mobile. The Center for an Urban Future's annual "State of the Chains" report found that the coffee chain is the city's largest national retailer with 636 total stores, adding 12 locations since 2018, followed by the cell phone store, formerly called MetroPCS, which operates 468 stores citywide.

Billionaire’s Row tops list of most expensive streets in the world

A new study of the top "ultra-prime" locations in the world dispels any doubt that Billionaire's Row is living up to its name. London-based property consultancy Knight Frank, along with Douglas Elliman, looked at the number of homes sold for over $25 million since 2015 and found the greatest concentration along Midtown's 57th Street, where 41 transactions have been closed in the last five years at an average price of $38.5 million. Manhattan cracked the top ten three more times, with Central Park South coming in third, followed by Park Avenue and Fifth Avenue in fourth and seventh place.

NYC real estate experts offer their 2020 predictions

In some ways, 2019 was a continuation of the past few years: political and global uncertainty loomed over the New York real estate market, development continued at a steady pace, and prices were as high as ever. Announcing 6sqft’s 2019 Building of the Year!

The votes have been tallied, and it’s time to name the 2019 Building of the Year! The winning title belongs to none other than Nomad's Madison House at 15 East 30th Street. The 62-story tower beat out 11 other significant NYC buildings, taking first place with 1,284 votes, 34% of the 3,823 total votes cast. Not only is the building the tallest in Nomad at 805 feet, but its sleek design from Handel Architects was done in a unique decagon shape that allows all of the 199 apartments to have column-free corners. Plus, Nomad is an ever-burgeoning neighborhood full of hip restaurants, plenty of transit options, and one of the city's greatest concentrations of fitness studios.

One Vanderbilt’s observation deck named the Summit, will have two glass-floored overhangs

After attending a presentation by One Vanderbilt's developer SL Green, the Post was able to share some juicy new details on the office building's observation deck, which will be the second-highest outdoor deck in the city and is being designed by Snøhetta. Now known as The Summit at One Vanderbilt, the 59th-floor deck will have "two step-out, glass floor ledges that overhang Madison Avenue." Also on this floor will be food and beverage options, and on the floor below will be an "'infinity room' with 40-foot-high ceilings." The building is set to open in August 2020, while the Summit will begin welcoming guests (who will pay $35 for the experience) at the end of 2021.

Facebook in talks for office space at former Farley Post Office in Midtown

Facebook is looking to expand its New York City footprint once again. The social media company is in talks to lease about 700,000 square feet at the former James A. Farley Post Office, a city landmark in Midtown currently being converted into a mixed-use building. If the deal is inked, Facebook would become one of the largest corporate tenants in the city with 3 million square feet of office space leased, as first reported by the Wall Street Journal.

David Rockwell-designed food hall to open at Manhattan West complex

A new food hall designed by David Rockwell is coming to Manhattan's West Side. Brookfield Properties announced on Tuesday plans to open a 40,000-square-foot venue at Manhattan West, a six-building development currently under construction that includes space for office, residential, retail, and a hotel between 9th and 10th Avenues. Dubbed "Citizens" and run by hospitality company sbe, the concept includes two full-service restaurants, multiple bars, and a fast-casual market.

New looks for Thomas Heatherwick’s quirky Lantern House condos on the High Line

New renderings were released this week of Thomas Heatherwick's first residential project in the United States, providing a peek inside one of New York City's most unique new buildings. Developed by Related Companies, Lantern House consists of two High Line-flanking towers, one at 10 stories and the other at 22 stories, both with glassy bubbled exteriors. Four new images reveal its freestanding glass lobby pavilion which connects the two buildings and is pierced by two beams from the elevated park above.

The Market Line food hall is officially open at Essex Crossing

After years of anticipation, The Market Line food hall at Essex Crossing is officially open to the public today. Like most large-scale food halls in the city, there are plenty of options to choose from (24, to be exact), and the space is a stylish spot to hang out. But where The Market Line is most successful is in its curation of "locally-sourced vendors and restaurants reflecting the character, culture and grit of the Lower East Side," as the press release says. From long-time local favorites like Nom Wah and the Pickle Guys to establishments that are important to the cultural history of other NYC neighborhoods--the Upper East Side's Schaller & Weber and the East Village's Veselka--to newcomers making their mark on the small-business food scene, The Market Line really does feel like a neighborhood space.
