The L is virtually the only train without planned track work this weekend

Planned work will be impacting just about everyone this weekend, with the L line and shuttles the only lines to not have service changes. The 2 and the 5 lines are masquerading as one another for considerable hunks of track, and the A, C, E, are an absolute mess. To boot, MetroCard vending machines will only be accepting cash from 12:01am to 6am Saturday morning, so make sure to not be out of swipes if you go out Friday night.

The long-awaited Bayonne boom: Transit options, adaptive reuse, and affordability

Bayonne, located on the southern peninsula of New Jersey’s Gold Coast, is ripe for a construction boom. That being said, it has been awaiting this boom for over 18 years - since the light rail system was installed. As Newport and Jersey City’s markets are on fire, Bayonne hopes that development momentum is headed their way. But with its Hudson River location, city views, access to Manhattan via light rail and the PATH (it is about 30 minutes to take the light rail to the PATH to the World Trade Center), Bayonne has taken its future into its own hands and massively revised its master plan for the first time since 2000. Bayonne considers its proximity to New York City and lower prices its greatest assets. The average home sales are around $400,000 versus $800,000 in Jersey City. The new master plan aims to transform Bayonne into a walkable, bikeable, mixed-use community with densely settled areas (which they call “transit villages”) around the light rail stations. The town’s 22nd Street Light Rail stop connects residents to the rest of the Gold Coast and PATH trains running to Manhattan. Bayonne City Planner Suzanne Mack is quoted as saying, “Our assets are our charm and home life...We’ve moved from being an industrial giant, an oil tank farm basically, into more of a bedroom community with a lot of community resources.”

The scrapped plan to build a 77th Street bridge over the East River to Queens

At one point in New York history, it looked very likely that the city would get a brand new bridge across the East River between Manhattan and Queens by way of Blackwell’s (now Roosevelt) Island. This was back in the 1870s, as the Brooklyn Bridge began rising to the south. According to Ephemeral New York, this would have been the second bridge to link Manhattan to Long Island, and plans were just getting off the ground. Though an 1877 newspaper article got the location of the bridge wrong--as it wasn't going to Brooklyn--it explained that the proposal process was moving right along: "The projectors of this proposed bridge over the East River, between New York and Brooklyn at 77th Street, by way of Blackwell’s Island, have, in response to the invitation sent out, received ten separate designs and estimates from as many engineers," it said. "Ground will be broken as soon as a plan shall be decided on."

INTERVIEW: Flank Development’s Mick Walsdorf on bringing timber construction back to NYC

Last November, news broke that Manhattan-based firm Flank Architecture + Development would construct two mid-rise office and retail buildings made of timber in Williamsburg, Brooklyn, the first to be built in New York in over a century. Located at 320 and 360 Wythe Avenues, they are currently rising three and five stories, constructed from raw Canadian wood, which will be engineered into nail-laminated timber panels. The timber structure will rise above the concrete foundation, then it'll be covered by a brick facade. Flank co-founder Mick Walsdorf has said the ambitious project "will expand the limits of traditional construction and usher in a new era of sustainability-minded building practices." The firm has grown significantly since Walsdorf and Jon Kully were studying together at Columbia's Graduate School for Architecture, envisioning the possibilities of a joint architecture and development firm. Since then Flank has tackled the development and design of residential and commercial projects across the city, from The Boerum condominium in Brooklyn to the condo conversion at 40 Walker Street in Tribeca. With 6sqft, Mick discusses the history of the firm and the benefits of tackling both the architecture and development side of a project in New York City. He also gets into detail about why Flank decided to take on timber construction, and how construction is expected to unroll this year.

Six things you didn’t know about the Prospect Heights Apartment House District

This post is part of a series by the Historic Districts Council, exploring the groups selected for their Six to Celebrate program, New York’s only targeted citywide list of preservation priorities. Constructed on a lost fragment of the original footprint of Prospect Park, the Prospect Heights Apartment House District is a concentration of 82 apartment buildings dating from 1909-1929. This development was promoted by the Prospect Park Commissioners to attract high-quality construction to complement the nearby Park, Brooklyn Museum, Brooklyn Botanic Garden and Brooklyn Public Library. The buildings, representative of a period in Brooklyn history when building patterns shifted to accommodate a rising middle class, remain exemplary for their architectural integrity and as housing stock for a diverse population. As one of this year's Six to Celebrate recipients, the Prospect Heights Neighborhood Development Council and the Cultural Row Block Association on Eastern Parkway are working to garner local support and submit a proposal for historic district status from the LPC.

City selects de Blasio donors to build pair of towers on NYCHA property in Boerum Hill

The city announced on Thursday their selection of two developers, Arker Companies and Two Trees Management, to build two 16-story apartment towers on parking lots at Wyckoff Gardens, a New York City Housing Authority property in Brooklyn. However, according to the Daily News, the owners of both companies have raised a total of $124,600 for Mayor Bill de Blasio, bringing into question the influence of donations on the city's choice of the two developers.

City taps Perkins Eastman to study designs for Rikers Island replacements

New York City has awarded architecture firm Perkins Eastman a $7.6 million contract to study where to build jails that would eventually replace those on Rikers Island, the Wall Street Journal reported. The firm will have ten months to propose locations for new jails while looking into whether existing jails could be expanded. Mayor Bill de Blasio in June released his plan to close Rikers over the next ten years, focusing first on significantly lowering the number of inmates.

With redevelopment imminent, are Red Hook’s industrial spaces at risk?

Like many waterfront communities in New York City, Red Hook is posed for a major redevelopment, with officials itching to bring new housing, commercial space and even mass transit to the industry-heavy Brooklyn neighborhood. In Gov. Andrew Cuomo's State of the State address this month, he said the neighborhood is "full of untapped potential" and called on the Port Authority to "accelerate consideration of relocating its Red Hook maritime activities to free up this waterfront for more productive community use." While almost all of the area is zoned for manufacturing purposes, there's been a significant reduction of industrial space in Red Hook, concerning its long-time residents as retail space has started displacing manufacturing, according to Crain's.

De Blasio administration falls short of pledge to open 20 homeless shelters in 2017

In 2017, Mayor Bill de Blasio's administration opened just 10 out of the 20 shelters planned for New York City under an initiative aimed at curbing the city's growing homelessness crisis. Last February, the city unveiled its "Turning the Tide on Homelessness" plan that included opening 90 shelters over five years, with about 20 shelters each in 2017 and 2018. But, according to the New York Times, the city fell short of its target last year, opening just half the number of shelters planned due to delays in the permit process, time-consuming negotiations with nonprofits that run the shelters and backlash from the community and public officials. Under de Blasio, the homeless population has grown. When the mayor took office in 2014, about 68,000 New Yorkers were without homes. Today, roughly 77,000 people are considered homeless in NYC, with 3,900 on the street, the largest homeless population in the U.S.

L trains running every 30 minutes, and more weekend subway service changes

The MTA can’t even get its service change updates right: As of 4:50pm, The Weekender is showing duplicates for many track maintenance notifications, as if to repeatedly subject straphangers to service changes in writing. Easily the cherry on the cake of weekend transit hell, however, is that tomorrow, from 7am to 7pm, the L train will be running “approximately every 24 minutes between Broadway Junction and Rockaway Pkwy.” Oof, allow for some serious extra time. Many trains will also be running local.

The Urban Lens: The quest to document every diner in NYC

6sqft’s series The Urban Lens invites photographers to share work exploring a theme or a place within New York City. In this installment, Riley Arthur documents NYC's vanishing diners. Are you a photographer who’d like to see your work featured on The Urban Lens? Get in touch with us at [email protected]. "There's no comparison to a New York diner experience," says photographer Riley Arthur, which is what led her to start documenting all of the establishments throughout the five boroughs. Though she recently moved from Astoria to Florida, over the past two-and-a-half years she's photographed roughly 215 diners ("I've lost count," she says), usually hitting 10-12 a day and ordering a matzo ball soup at each! Since she began, at least a dozen diners have closed, usually due to rising rents, but Riley still has about 60 left to photograph. She shares her journey on the popular Instagram account Diners of NYC, where you'll see everything from the faux-stone and shiny metal facades to the greasy bacon and eggs to the massive plastic menus to the neon signs and leather banquettes. Riley shared a set of her snapshots with 6sqft and filled us in on her process and favorite spots.

New York City’s first crosstown bike lanes proposed for Midtown

Crosstown protected bike lanes may finally come to Manhattan's Midtown neighborhood, the first of its kind in New York City. The city's Department of Transportation presented on Wednesday a series of proposals to create bike lanes that stretch from the East River to the Hudson River, traveling east to west instead of north to south. The first two protected lanes are proposed to run east on 26th Street and west on 29th Street, where an existing lane will be replaced. Officials are also looking to add a lane moving west on 55th Street and east on 52nd Street. DOT's move to add more protected bike lanes in Midtown comes after the city experienced an increase in the number of cyclist deaths in 2017, despite it being the safest year on record for traffic fatalities.

New York City, Newark officially contenders for Amazon’s HQ2

Amazon announced on Thursday it narrowed its list of potential cities for its second headquarters to 20, with New York City and Newark as candidates. The tech giant said it received 238 proposals, evaluating each based on the criteria outlined in their RFP and then selecting cities to move on to the next phase. The 20 chosen cities will now work with Amazon to provide any additional information needed, with the company expected to make a decision in 2018 about where its HQ2 will land.

Applications are now being accepted for 140 affordable units at The Greenpoint, the neighborhood's first skyscraper and current tallest building. The 40-story residential building, located on the Brooklyn waterfront at 23 India Street, boasts amenities like a bike room, sports court, children's playroom, outdoor entertainment space, fitness center, a public promenade and more. Qualifying New Yorkers earning 40 and 60 percent of the area median income can apply for affordable apartments ranging from a $613/month studio to a $1,230/month two-bedroom.

Red Hook’s revitalization: Will transit and development proposals change the small community?

The story of Red Hook is ripe for a movie-rights bidding war. In the past, there were mobsters and maritime ports, hurricanes and housing developments. Now there are politicians and developers fighting to rebuild and locals fighting back. In the end, what will happen to Red Hook is unknown but none of the massive proposals will happen in the near future. It is a small community in a big city that is tackling the issue many neighborhoods have dealt with in the past - how to grow. After the massive Hurricane Sandy rebuilding effort, there is a very solid and passionate local population and a growing cluster of cool restaurants, retailers, and artists attracted to the area. That coupled with the recent political attention by Governor Andrew Cuomo and Mayor Bill de Blasio and the developers drooling over the possibilities of the 130 acres of land ripe for redevelopment (that’s six times the size of the $25 billion Hudson Yards development) make Red Hook very newsworthy.
