Holly Hunter bought this two-bedroom co-op at 21 East 11th Street in 2002, but three years later she sold it to Dan Weatherill Barber for $3 million after purchasing Julia Roberts' beautiful apartment at nearby 43 Fifth Avenue for $4.1 million (which she then sold for $7.6 million in 2014). Her original Greenwich Village digs, however, are now available as a $14,750/month rental reports the Observer.

The new mixed-use tower to rise at 125 Greenwich Street will indeed be adding another supertall to the Financial District’s skyline. New renderings confirm a final height exceeding 1,000 feet, inching the tower above the the 977-foot 4 World Trade Center nearby at 150 Greenwich Street, according to YIMBY. 6sqft previously reported on the progress of the slender tower-to-be, designed by Rafael Viñoly Architects and developed by a joint venture comprised of Michael Shvo, Bizzi + Partners Development, and Howard Lorber’s Vector Group that will offer a limited collection of condominium residences with unparalleled views of the lower Manhattan skyline and beyond.

Nate Berkus and Jeremiah Brent Sell Greenwich Village Penthouse for $9.8M

Interior design couple Nate Berkus and Jeremiah Brent listed their pristine Greenwich Village penthouse in November of last year for $10.5 million. Though they undertook a beautiful update (which was featured as the cover story in last September's issue of Architectural Digest), this was a steep increase, so it's not a total surprise that the selling price came in slightly lower at $9.8 million. According to the Observer, the buyer is "financier-slash-jewelry designer" Charles de Viel Castel.

KPF’s William Pedersen Designs an Ultra-Modern Doghouse With Green Roof

KPF is best known for transforming cities with supertall towers, but for the firm's founding Design Partner and Principal, William Pedersen, there's no scale that should be left unchallenged. Pedersen teamed up with fellow KPF architect Trent Tesch to create the One Jackson Square (OJS) Doghouse, a pint-sized structure for pets that boasts a striking curved form. According to the KPF pair, the OJS is "designed for the city dog, the country dog, and the spoiled dog."

Parker Posey Models in Listing Photos for Her $1.45M Greenwich Village Co-op

After the recent debacle when Ta-Nehisi Coates' purchase of a Prospect-Lefferts Garden townhouse went public, and he subsequently penned an essay on why he wouldn't be moving in after all, there's been a debate surrounding how much privacy celeb real estate buyers are entitled to. But quirky Indie actress Parker Posey is clearly not concerned, considering she's posing in the listing photos for her Greenwich Village co-op. The $1.45 million listing at 30 Fifth Avenue hasn't gone public yet, but Curbed has obtained the photos, which show the now-blonde Posey lounging in her bedroom, reading Mary Louise Parker's "Dear Mr. You" along with her Bichon Frise Gracie.

Landmarks Rejects Skinny Fort Greene House Because It ‘Looks Like Sing Sing Prison’

When talking townhouses, width matters. Aside from location and condition, width is usually the salient factor determining a home's desirability and pricing. While a 20-foot wide house is the coveted standard, the adored building type comes in an assortment of sizes, ranging from this narrow 12-foot wide townhouse in Park Slope upwards to the enviable 30-foot wide homes dotting Brooklyn Heights. On the tighter end of the spectrum, along a tree- and brownstone-lined block in the Fort Greene Historic District, R.A.Max Studio is seeking to secure the Landmarks Preservation Commission's approval to build a 12-foot wide, environmentally-conscious, two-family house at 39 South Elliott Place. Hemmed in on a vacant lot measuring just 1,200 square feet in area, the developer, Fort Greene Properties LLC, envisions building a four-story, 3,200-square-foot structure similar in scale to a previous house that stood at the site some sixty years ago, but with a more modern exterior. But this scheme did not go over so well at today's LPC hearing.

Ashley Olsen Buying a $7M Luxe Greenwich Village Condo

The Olsen twins have long been fans of the Village, from attending NYU to naming their fashion line the Row after the famous brick townhouse along Washington Square North. Now single sister Ashely is setting up a permanent home in the 'hood, as the Wall Street Journal reports that she's in contract to buy a two-bedroom spread at 37 East 12th Street that was last listed for $7.1 million. The 19th century building with a Beaux-Arts cast-iron facade is being converted to six, full-floor boutique condos, and listing agent Jared Seligman of Douglas Elliman said this privacy is what Olsen liked.

The Whole Foods Effect: Does the Green Grocery Increase Home Values?

Fairway Market, considered by many the quintessential New York City supermarket, filed for bankruptcy yesterday, citing competition from "natural, organic and prepared food rivals" and "online ordering and home delivery services," according to the Wall Street Journal. Perhaps their biggest threats are Whole Foods and Trader Joe's, which both seem to be in a very different boat. Yahoo! Finance looked at data of four million homes in the U.S. that are located in a zip code with either one of these stores, "finding that average property values in a ZIP code with Trader Joe's appreciated by about 40 percent since they were purchased, while homes with a Whole Foods in the ZIP code appreciated by nearly 34 percent." The reasoning is quite simple -- people will pay a premium for the convenience of being near their favorite stores. And proximity to a store like Whole Foods, often thought of as more high-end than other grocery stores, adds an air of prestige to a neighborhood. But the science behind it is a bit of a chicken or the egg situation -- does a retailer directly affect home values, or are these companies able to identify locations where they'll generate the most interest?

Greenpoint’s 533 Leonard Condos Hit the Market Asking Above Neighborhood Average

Along the southern border of Greenpoint, near Williamsburg's McCarren Park, a once charming 19th-century school building at 533 Leonard Street is completing its adaptive reuse into 13 condominiums. Three two-bedroom units were just listed on the market this week asking an average price per square foot of $1,411, a bit above Greenpoint's current average condo asking price of $1,152 per square foot. The 21,000-square-foot development is a synthesis of the Italianate-style Horace Greeley School married with a modern addition and gut-renovated interiors handled by local architects MDIM.
