My 1,400sqft: Painter Stephen Hall Brings Us Into His Greenwich Village Loft and Studio

Since being transformed into homes for artists in the 1970s, Westbeth Artists' Housing has hosted some of New York City's most brilliant creatives. And long-time resident and painter Stephen Hall most certainly falls into that set, helping to fill the residence's walls with thought-provoking ideas for the last 17 years. Born in Aberdeen, Scotland, Stephen came to New York back in 1978 and began exhibiting his work in the East Village in the early '80s. Today, his colorful pop-surrealist masterpieces can be found in collections all across the globe, with his paintings now commanding between $5,000-$20,000 a piece. He's also dreamt up art for major motion pictures, music videos and magazines. Curious to see the madness and magic behind his Stephen's off-kilter works—which he describes as "paintings [that] confront us with complex conundrums for which each of many possible solutions may very well tell us as much about ourselves as about the subject at hand"—6sqft recently paid a visit to his duplex loft, a family home that mixes mid-century modern design with pops of color and familiar but fantastical forms.

Mapping the Greenhouse Gas Emissions of NYC Buildings

In November, 6sqft shared a study that showed luxury buildings in NYC were among the worst offenders for driving climate change. The report from Climate Works for All stated that "a mere two percent of the city’s one million buildings use 45% of all of the city’s energy." Widening the scope, a new map from Brooklyn web developer Jill Hubley (who also created this fun map of NYC street trees species) color codes the greenhouse gas emissions of all city lots with single properties over 50,000 square feet and lots with multiple properties over 100,000 square feet–those that are required to follow benchmarking laws for energy and water consumption under Mayor de Blasio's plan to cut such emissions 30 percent by 2030. What the interactive map shows is that NYCHA properties have some of the highest amounts of emissions, as do large complexes like Stuy Town and big institutions such as Pace University and the Time Warner Center. The area clustered below Central Park is also a hotbed for emissions. But it's comforting to see that the majority of the map reads teal (lower emissions) instead of brown (higher emissions), and some of the best-faring locales include NYU, Battery Park City, Pratt Institute, and the Brooklyn Navy Yard.

Behind a Boring Facade Are Cool, Lofty Apartments in Greenpoint

The four-story townhouse at 106 Dupont Street in Greenpoint is nothing to write home about. In fact, it's straight up boring, and it'd be fair to assume the interior was, too. But the building, which was gut renovated in 2006, actually holds some cool apartments inside. It was separated into three units: a super lofty, top-floor duplex with three bedrooms; a middle floor-through apartment with two bedrooms; and a first-floor, floor-through unit with two bedrooms and a private garden. The listing is marketing this as a good investment for "an end-user who wants to collect great rental income," as it's currently occupied by tenants. But they'll have to cough up a lot of cash first: the property is asking $3.78 million.

Could These Twin Glassy Towers Be Coming to the Greenpoint Waterfront?

Momentum is building along the Williamsburg-Greenpoint waterfront. Since the Bloomberg administration's sweeping 2003 rezoning of the two-mile stretch of East River shoreline, nearly every buildable river-facing plot has been accounted for by developers. More than a dozen master plans are in the works, dominated by residential uses that scale upward to 50 stories and 600-foot heights. One remaining mystery lot is a block-long parcel in Greenpoint currently holding a two-story warehouse at 161-167 West Street (aka 53 Huron Street). The 65,000-square-foot site lies near the India Street ferry stop and is sandwiched between three development sites: Park Tower Group's ten-tower Greenpoint Landing master plan and Mack Real Estate Group/Palin Enterprises' 10 Huron Street (155 West Street), and The Gibraltar at 160 West Street.

Greenwich Village Apartment With Cottage-Like Charm Asks $2.25 Million

There's definitely something quaint about this apartment at 13 Downing Street, a 16-unit cooperative right in the middle of Greenwich Village. Its cottage-like vibe comes from exposed brick, a fireplace and lots of earth tones. It also feels cozy without being cramped, and spacious without being sprawling. The two-bedroom home is now on the market for $2.25 million after last selling in 2013 for $1.199 million.

Karl Fischer’s Greenpoint Development Gets a Makeover; Interiors Revealed

With its hodgepodge exterior once called "the Noah's Ark of bad design" and simply described as just plain "fugly," it seems Karl Fischer has taken the hint by reworking the design of 26 West Street into something slightly less offensive. Since the rendering reveal last April, construction is now well underway and a new image of the project has emerged on Fischer's website that shows the use of more red paneling and factory-style sash windows, a greater incorporation of balconies, and the placement of additional arched windows along its western, river-facing facade. Also shown and reflected in DOB filings is a seventh story, bringing the likely rental project up from 72 units to 96. Additionally, Fischer has now revealed the project's interiors, which seem to mix the two favored Brooklyn styles of rustic and industrial.

Beautiful Brownstone Rental in Fort Greene Sports Historic Details and a Spacious Kitchen

If you're going to inhabit a couple of floors of a brownstone, the top choice is definitely a parlor-garden combo; you get the grandeur of high ceilings, huge rooms and lots of light on the parlor floor, and then–ideally–you get a lower level that opens out to a pretty backyard. Lofty Duplex in Greenpoint Comes With Double Height Ceilings and a Parking Space

149 Huron Street, a 30-unit Greenpoint condo building, was constructed in 2007 and is dominated by big windows and balconies on its facade. There is one unit up for sale in the building, a duplex, and it's asking $1.2 million. Over 985 square feet and two floors you'll find a big, towering window, lots of open space, a flexible floorplan and modern finishes. This is one of the priciest apartments in the entire building, and the history of its price tag says a lot about how much Greenpoint has changed since 2007. The unit sold in 2009 for $560,037 and then was listed in 2012 for $629,000. It looks like it never sold back then, but now it's trying its luck past the $1 million mark.

Greenwich Village Townhouse Flip Seeks $23.5M After Fancy Reno and Price Chop

The current owner of this seven-story landmarked townhouse–a real estate firm called Good Property–purchased it for $9.3 million in November of 2012, and proceeded to give it a top-to-toe renovation, clearly with luxury buyers in mind. The 1848 Greek Revival home on a pretty Village street catty-corner from Washington Square Park had been several market-rate apartments, and is now a single-family showstopper with an elevator, a super-premium kitchen, modern gas fireplaces, tri-level rear glass walls and doors, a landscaped backyard with an outdoor kitchen, an upper patio and a "penthouse lounge" on the roof. It was escorted back to the market in November of 2014 at $25 million; after a broker switch it's still thinking big at $23.5 million.

Nate Berkus and Jeremiah Brent List Their Greenwich Village Penthouse for $10.5M

Back in September Architectural Digest dedicated a whole cover plus photo spread to Nate Berkus and Jeremiah Brent "settling in" to their pristine apartment, a penthouse at the Emery Roth-designed 39 Fifth Avenue in the heart of the Village. While the pair spent the better part of the piece gushing about how they'd finally found their dream home (“We couldn’t stop thinking about the apartment, believing we were meant to live there...we were able to create the home of our dreams," Brent said to AD at one point), it looks like the family, which includes their young daughter Poppy, couldn't quite get as comfy as they'd hoped, because they've just listed their spacious pad for $10.5 million.

It didn't take much time for Julia Roberts to unload her apartment at 45 West 10th Street. According to the Observer, Ms. Roberts has just closed a $5.35 million sale on her Greenwich Village pad, pulling in more than $850K over her original $4.5 million ask. The apartment, which was being described as “easy breezy” and “Hamptons/California-style beachy” when it was listed in July, went to investment exec Nicolas de Croisset who recently tied the knot in a lavish beachside wedding in Greece with Vogue's Phoebe de Croisset. Two New Handel-Designed Towers to Sail Onto the Greenpoint Landing Waterfront

Yesterday it was announced that Brookfield Property Partners is making their first Brooklyn venture by purchasing a majority stake in two Greenpoint Landing development sites for $59.7 million. While better known for their commercial ventures, Brookfield will begin construction early next year on 775 market-rate apartments on two waterfront parcels. The towers should be finished sometime in 2019 at the total cost of $600 million as part of the first phases of the of the 22-acre master plan which is being designed by Handel Architects. Plans filed with the Department of Buildings for Brookfield's sites call for a 30-story, 372-unit rental building at 37 Blue Slip and a larger 39-story, 401-unit tower at 41 Blue Slip. A cul-de-sac will separate the slab-shaped towers, which will open onto a waterfront esplanade designed by James Corner Field Operations.

Blockbuster Greenwich Lane Closes Its First Sales, Each Eight Figures

The first of five of the city's priciest developments has finally started to cash in, with two eight-figure sales recorded at Greenwich Village's rising mega-development, The Greenwich Lane. As 6qft reported in April, the ginormous, block-eating condo complex located at 145 West 11th Street is anticipated to make between $1.4 to $1.7 billion dollars at sell out. The first two sales, which appeared in public filings released yesterday, are a five-bedroom 4,537-square-foot unit (#8) which closed at $19.53 million, and similarly another 4,529-square-foot five-bedroom (#4) that closed at $16.32 million.

Jennifer Morris Infuses Bold Design Accents Into This Vibrant Fort Greene Brownstone Interior

Most Brooklyn brownstones have been around for decades, if not centuries, making renovations on these types of properties standard procedure when purchased by a new owner. However for this family, their lack of experience almost led them to disaster. Excited about making their house a home, they charged full speed ahead with updates on their four-story, 18-foot-wide brownstone in Fort Greene, and were well into demolition before realizing they had no layout or design. They initially called interior designer Jennifer Morris to help them select finishes, but when the she questioned the couple about their plans, it was obvious they needed much more. Regardless of the misstep, Morris, who has extensive experience in the hospitality business, was able to expeditiously execute on this stunning interior. Fashion Photographer Francesco Carrozzini Asks $16M for Historic Greenwich Village Townhouse

This Greenwich Village townhouse at 88 MacDougal Street is full-on historic from the outside, and completely chic once you walk through the doors. The seller is fashion photographer Francesco Carrozzini, who the Daily News says is singer Lana Del Rey's boyfriend, and who has photographed the likes of Angelina Jolie, Naomi Campbell, Beyonce, and Heidi Klum. He bought it seven years ago for $6.8 million and is now trying to make a big profit with an ask of $16 million. Will that high price fly for this renovated townhouse, which includes a retractable rooftop penthouse and deck? Last year, it was on the rental market for $16,000 a month.

$1.6M Fort Greene Floor-Through Designed by The Brooklyn Home Company Is Quite Photogenic

Though they're charming and often in great neighborhoods, condos created from historic townhouses often disappoint. Railroad-style layouts get circumvented by oddly-configured hallways (left resembling a linear "ant farm" accessed by tunnels), kitchens are across the apartment from living rooms, bedrooms get subdivided into virtual closets, and so on.
