Midtown’s tiny Greenacre Park fights for light among sky-high skyscrapers

As a small oasis in the center of Manhattan, Greenacre Park is home to honey locust trees, azaleas, pansies and a 25-foot-high waterfall, all taking up just 6,360 square feet of space. However, the city’s plan to rezone Midtown East to allow for more commercial buildings worries some advocates who say it may deplete Greenacre Park from any sunlight, as the Times reported. But the Municipal Art Society, New Yorkers for Parks, Manhattan Borough President Gale Brewer and Councilmember Daniel Garodnick, are backing a campaign called "Fight For Light" to protect the park's right to sunlight.

This cute turn-key Greenwood home asks an ambitious $2.5M

It's houses like this renovated two-family brick townhouse at 213 29th Street in lovely Greenwood, Brooklyn, that make us stop and think about the current real estate market. City will spend $100M on a new esplanade to close the gap along Manhattan’s East River greenway

Mayor Bill de Blasio announced Tuesday that the city would develop the gap in the Manhattan waterfront greenway that runs between 41st and 61st Streets along the East River. The city has pledged to spend $100 million on closing the largest unfinished space in the 32-mile loop, including a new esplanade, with an additional $5 million to be spent on filling smaller gaps in East Harlem and Inwood. “The Hudson River Greenway has vastly improved quality of life on the West Side, and we want families in every corner in the borough to have that same access to bike, walk and play along the water,” said the mayor in a statement. “This is the first of many big investments we’ll make as we bring the full Greenway to reality.”

Rent in the Greenwich Village building where Alexander Hamilton purportedly spent his final day

Alexander Hamilton and Aaron Burr may have dueled in Weehawken, New Jersey, but they also both left their mark on Greenwich Village. At the end of the 18th century, Burr began buying up land around Bedford and Downing Streets for his Richmond Hill country estate (a Federal rowhouse here recently hit the market for $5.75 million). Hamilton's connection is much less glamorous: On July 12, 1804, the day after the duel, he died in the home of his friend William Bayard. According to a plaque on the building, this took place at 82 Jane Street, where a listing for a $3,495/month one-bedroom also backs up the claim. But historians say Bayard actually lived a block north on Horatio Street.

Greenpoint creative hub gets a funky clay factory from design collective Assemble

London-based collective Assemble works across art, architecture, and design "to address the typical disconnection between the public and the process by which places are made." They've employed this philosophy at their first U.S. project--a temporary clay-extruding factory in the courtyard of Greenpoint's A/D/O creative hub, known as "A Factory As It Might Be." As Dezeen explains, the firm first built only a steel roof on top of the brick walls, but after acquiring an industrial clay extruder and electric kiln and finding that of all the vessels and homewares being created the tiles were the most successful, they decided to use the ceramic tiles to create a colorful, geometric facade.

Justin Timberlake may be bringing sexy back to Greenwich Village, as the Post reports that he was seen checking out the sprawling triplex penthouse at 12 East 13th Street. Starbucks CEO Howard Schultz drops $40M on the Greenwich Lane’s most expensive penthouse

It's safe to say this $40 million penthouse is of the "venti" size, considering it's the priciest unit in new mega-development the Greenwich Lane and, at $7,159/square foot, one of the most expensive residential sales in Greenwich Village to date. Though The Real Deal reports that the buyer is Starbucks CEO Howard Schultz, whose estimated $3 billion net worth makes this a drop in the bucket. The 5,587-square-foot duplex spans the 16th and 17th floors and boasts floor-to-ceiling windows with skyline views and more than 1,600 square feet of private outdoor space.

Construction Update: Greenpoint’s first skyscraper tops off

Greenpoint's new waterfront skyline is quickly taking shape, as CityRealty reports the neighborhood's first skyscraper has just topped off. The tower, measuring 400 feet, will be Greenpoint's tallest, stretching 39 stories above the characteristically low-slung neighborhood now dominated by squat residential buildings and warehouses. With a somewhat uninspired name, The Greenpoint (as it will be known) will bring 95 high-end condos and 287 rental apartments to a block-long stretch of the area.

Billionaire’s plan for a West Village mega-mansion gets green light from Landmarks

It's champagne and caviar tonight for billionaire hedge funder Steven A. Cohen, who received the official go-ahead to build a massive, six-story, single-family mansion at 145 Perry Street today. The Landmarks Preservation Commission (LPC) voted almost unanimously in favor of the plan despite outcry from local residents and, most notably, Andrew Berman of the Greenwich Village Society for Historic Preservation (GVSHP) who had denounced the design in a statement as “starkly modern," "fortress-like and massive," and more like a bank or a luxury retail store you'd find in Miami or Los Angeles, not the "simple but charming" Village.

SL Green says One Vanderbilt will bring in $200M a year

SL Green Realty CEO Marc Holliday said Thursday that the midtown office tower One Vanderbilt is expected to pull in as much as $198 million a year in net operating income when complete in 2020 and fully leased, The Real Deal reports. That figure, in 2028 dollars, likely includes $42 million in admission fees for the building's planned observation deck and is based on the assumption that the tower will be leased out at an average of $155 per square foot. If realized, that figure would put the 1.7-million-square-foot, 1,401-foot-tall tower in a league with some of the the city's significantly larger trophy properties.
