328 new affordable apartments available at Compass III residences in the Bronx from $331/month

The lottery has just launched for 328 newly-constructed Compass III residences at 1560 Boone Avenue, Crotona Park East and 101 East 173rd Street in Mount Hope, Bronx. In 2011 the West Farms Redevelopment Plan for the 17-acre, 11-block former industrial area in Crotona Park East by Dattner Architects became the largest Bronx rezoning ever passed. When complete, the complex will offer 1,325 units of affordable housing along with retail and community facilities. The new building's 328 units are available to households earning between 30 percent and 100 percent of the area median income, ranging from $331/month studios to $1,921/month three-bedrooms.

Waitlist opens for middle-income units steps from Hudson Yards, from $1,405/month

A waitlist has opened for middle-income apartments at a building on Manhattan's west side. Located at 400 West 37th Street, Hudson Crossing sits between 9th and 10th Avenues, just two blocks from the site of Hudson Yards. Qualifying New Yorkers earning 80 percent of the area median income can apply for the apartments which range from a $1,405/month studio to a $2,174/month two-bedroom apartment. According to CityRealty, available market-rate studio and two-bedroom apartments at the building are currently listed for $2,936/month and $5,215/month, respectively.

Apply for 60 affordable apartments in the heart of Harlem, from $562/month

Just three blocks north of bustling 125th Street, a brand new all-affordable building known as the Frederick has just opened the lottery for 59 of its 75 units. Ranging from $562/month studios to $2,158/month three-bedrooms, the mixed-income apartments are available to households earning 40, 50, 60, and 110 percent of the area median income. In addition to being right near local landmarks such as the Apollo and the Red Rooster, the 15-story building at 2395 Frederick Douglass Boulevard is just a block away from St. Nicholas Park and a few blocks from the A, C, B, and D trains.

City overhauls Mitchell-Lama middle income housing program with increased oversight

Citing bribery, fraud and other abuses and years-long waiting lists, New York City’s Department of Housing Preservation and Development has restructured the Mitchell-Lama program, one of the New York City's oldest middle-income housing initiatives, the Wall Street Journal reports. Included in the restructuring effort will be the integration of the program's application process into Housing Connect, the city's existing affordable housing lottery, within the next year.

Behind the scenes at Little Italy’s Elizabeth Street Garden and Gallery

Shortly upon arriving in New York in the 1990s, Allan Reiver traveled to Coney Island with one goal in mind: find a shooting gallery. Reiver, who has always had a knack for finding art out of other people’s junk, bought one that same day from an older man who told him it had been boarded up since the 1930s when it became illegal to shoot live ammunition. Nearly 30 years later, the 10-foot high boardwalk game, still operational, sits in the back of the Elizabeth Street Gallery in Little Italy, where Reiver has housed unique artifacts and fine objects for nearly a decade. Rare finds can also be found next to the gallery, scattered across a lush green space known as the Elizabeth Street Garden. Since 1991, Reiver has leased the land from the city, slowly transforming the lot with unique sculptures, columns, and benches, all plucked from estate sales. In 2012, the city revealed plans to replace the garden with a senior affordable housing complex, known as Haven Green, igniting a battle between garden advocates and affordable housing supporters. The City Council votes on the project Wednesday. Ahead of the decision, 6sqft toured Reiver’s gallery and the garden next door and spoke to him about building the green space and the plan to fight the Haven Green project in court.

The 12-story tower at 89 Murray Street, dubbed Washington Mews, was constructed in 2007 and designed by Skidmore, Owings & Merrill's Mustafa Abadan. Qualifying New Yorkers must earn 175 percent of the area median income to apply for the $2,832/month two-bedrooms and $3,213/month three-bedrooms. While these prices rightfully seem steep, market rate two-bedrooms at the same building currently start at just under $6,000/month.

Parker Posey picks up a cozy Chelsea co-op for $1.5M

Parker Posey certainly has good taste in real estate. She first landed on our apartment-porn radar for her chic East Village apartment, which she bought back in 2008. (The home is now owned by actor Alexander Skarsgärd.) She then dropped $1.35 million on a slightly more classic co-op in Greenwich Village. After personally modeling in the listing photos, she unloaded this apartment in 2016. We're not sure where she's been for the past three years, but as of this week, she is a proud new Chelsea resident. FXCollaborative’s skinny FiDi school-condo tower reveals new looks and launches sales

Sales at Trinity Place Holding’s new condominium tower at 77 Greenwich Street have officially launched, and a new batch of renderings are offering us a look inside the elegant residences. Designed by FXCollaborative, the 42-story high-rise will comprise 90 residential units on top of a new public elementary school. NYC Council approves JPMorgan’s 70-story Midtown East tower

The New York City Council on Wednesday approved the first supertall to be constructed under the Midtown East rezoning. JPMorgan Chase will build a new 70-story headquarters at the site of its current offices at 270 Park Avenue. The rezoning, adopted by the city in 2017, affects more than 70 blocks around Grand Central Terminal and encourages the construction of taller, more modern office towers in the neighborhood. Designed by Norman Foster's Foster + Partners, the 1,400-foot building is set to become one of the tallest structures in the city and the tallest office building by roof height.

Robert Indiana’s famous ‘LOVE’ sculptures arrive along the High Line

This past fall, the Kasmin Gallery opened a 5,000-square-foot space + rooftop sculpture garden next to Zaha Hadid's futuristic condo 520 West 28th Street. And to kick off the summer season, the High Line-adjacent space has just announced a new sculpture garden show--a trio of works from Robert Indiana's famous "Love" series. The pieces showcase the word in English (Love), Spanish (Amor), and Hebrew (Ahava), which, according to a press release "represent three of New York’s most historic and influential dialects, celebrating immigration and lingual diversity in one of the most visited public art spaces in the city."

My 800sqft: Art curator Blair Russell brings Miami to Midtown with graffiti art and fluorescent finds

And for the other two weeks, Miami comes with him to his New York City apartment. The curator-creative has decked out his Midtown abode, located in a 1910 building formerly home to an upscale children's apparel store, with fluorescent colors, graffiti art, and international finds, all while mixing in a mid-century modern flair. Blair first bought his home on 35th and 5th one month after September 11, at a time when living next to the Empire State Building wasn’t exactly a selling point. “It used to be called the dirty 30’s when I moved here in 2002,” Blair told us. A self-described third-generation artist, Blair made a career in Florida by helping developers outfit South Beach properties with art. Later, with housing experience under his belt, he began converting abandoned buildings into affordable housing for local artists. Now with real estate further in his rearview mirror, Blair is focusing on traveling and curating art for clients. “Everything I’ve done, I do it for one to 10 percent of the population. If more than 10 percent like it, it’s probably not going to happen with me," he said. 10 historic sites to discover in Mott Haven, the Bronx’s first historic district

This post is part of a series by the Historic Districts Council, exploring the groups selected for their Six to Celebrate program, New York’s only targeted citywide list of preservation priorities. This year marks the 50th anniversary of the first historic district designated by New York City in the Bronx. Mott Haven was designated in 1969 by the city’s Landmarks Preservation Commission for its architecture "representative of the best of the second half of the nineteenth century." Landmarks later designated the Mott Haven East Historic District and the Bertine Block Historic District, also in the neighborhood, in 1994. Designated the same year as the Greenwich Village Historic District, the Mott Haven Historic Districts Association is working to bring this historic neighborhood to the same level of local and national prominence as its Manhattan sibling. In honor of the 50th anniversary, the Association uncovered the story behind 10 historic sites in Mott Haven--from the ironworking factory that lent its name to the neighborhood to two incredibly intact stretches of rowhouses to an early piano factory.

Bethenny Frankel chops nearly $1M off her Soho apartment

Bethenny Frankel, one of the original cast members of “The Real Housewives of New York City” and founder of Skinnygirl, has just relisted her Soho apartment for $4,375,000, a price chop from the 2017 asking price of $5,250,000 and an optimistic move after listing it as a $13,000/month rental (h/t New York Post). Despite the 17 percent price reduction, Frankel still stands to make a small profit on the unit, which she bought for $4.2 million in 2014. Located on a cobblestone block in the neighborhood’s historic cast-iron district, the residence at 22 Mercer Street is a roomy 2,392-square-foot two-bedroom outfitted with chic designer furnishings.

Roppongi Hills: The Tokyo neighborhood that provided inspiration for Hudson Yards

Now that Hudson Yards has finally moved from construction site to New York City’s newest neighborhood, it may appear to be a made-in-New York City development. In actual fact, Hudson Yards took its blueprint from a similar neighborhood in Tokyo known as Roppongi Hills, which broke ground in the 1990s and officially opened in 2003. While there are a few notable differences—you won’t find any rice paddies on the roofs of Hudson Yards’ new buildings, for one—the similarities are striking. But in many respects, this is no surprise—New York- and London-based architectural firm, KPF, played a hand in the design of both developments.

Newly modernized, Irving Berlin’s former Yorkville penthouse is back for a reduced $4M

American songwriter Irving Berlin moved into the duplex at 130 East End Avenue—an Emory Roth-designed co-op in Yorkville right across from Carl Schurz Park— in 1931, where he went on to write hits like “I’ve Got My Love to Keep Me Warm” and “Say It Isn’t So.” As Berlin’s biographer Laurence Bergreen described, the formal residence featured antiques and floor-to-ceiling bookshelves that “quietly suggested the home of [a] wealthy, cultivated businessman possessed of exacting, if severe, taste.” Though the Berlin’s moved out in 1944, the stately residence with East River views retained it’s formal decor when the unit last hit the market in 2017 for $7,900,000. Over the past two years, the apartment has undergone a modern renovation and is back seeking a much reduced $3,995,000.
