See the ambitious proposal for a climate change research center on Governors Island

Plans to bring a climate change research center on Governors Island are moving ahead. The Trust for Governors Island on Thursday unveiled a proposal for a new research center that would be dedicated to studying the impacts of climate change and serve as a platform for environmental justice organizations and solutions-based public programs. The project involves rezoning the southern end of the island to make space for up to about 4 million square feet of development. The rezoning proposal is expected to enter the city's formal public land-use review process next month.

ODA Architecture has made its mark all over the city, and it's easy to tell when a project bears their name thanks to the firm's signature boxy aesthetic, often filled with cantilevers and stacked volumes. Their latest project--a boutique condo at 101 West 14th Street--is no exception. Architect Morris Adjmi's latest residential project officially topped out in Dumbo last month. A former parking lot, 85 Jay Street is now home to two sleek 21-story towers comprised of residential units and space for retail. Dubbed Front & York, the complex will bring a mix of 728 condo and rental units to a full block in the neighborhood when it opens next year, making it one of the largest developments in Dumbo. Current availability for the condos ranges from a one-bedroom for $965,000 to a four-bedroom penthouse for $7.85 million.

After Cuomo provides health personnel, 9/11 Tribute in Light is back on

It takes nearly 40 stagehands and electricians more than a week to produce the annual Tribute in Light display that marks the 9/11 anniversary each year, according to the New York Times. And because they must work in close contact, the National September 11 Memorial & Museum decided last week to cancel this year's memorial. Upon hearing the news, Governor Cuomo, however, stepped in and said he'd provide the medical personnel necessary to make the event happen safely.

This duplex at 50 3rd Avenue in Boerum Hill definitely looks like it could've been designed by Chip and Joanna Gaines. Though we're pretty sure they didn't travel to Brooklyn to design this two-bedroom condo, it has plenty of their famous "modern farmhouse" design elements, most notably reclaimed wood on the walls and ceiling. The aesthetic is carried over to the backyard, where twinkly lights and climbing vines set the stage for a true outdoor oasis. The apartment has just listed for $1,474,000.

Jennifer Lawrence sells Upper East Side penthouse at a $6M loss

In 2016, Jennifer Lawrence picked up a $15.6 million penthouse on the Upper East Side. She must have really wanted to offload it, because last summer, she listed it for $15,450,000 and dropped it to $12 million earlier this month. According to city property records, the Oscar-winning actress ultimately sold the home at 400 East 67th Street for $9,900,000, taking a nearly $6 million loss. Listing agent Pamela D'Arc of Compass declined to comment on the sale.

Brooklyn’s tallest tower commences closings and move-ins

Not only is Brooklyn Point the tallest building in the borough, but it has the highest infinity pool in the western hemisphere. Superlatives aside, the 720-foot condo tower has also proved popular for its location across from Willoughby Square Park and its inclusion in the larger City Point development in Downtown Brooklyn. And in true Extell Development fashion, the amenity package is stacked, including a huge landscaped terrace complete with BBQs and a putting green, a triple-height lounge, and another indoor pool. Just in time for residents to enjoy all these perks, Brooklyn Point has announced that it's commenced closings and begun the first move-ins.

Crown Heights residents rally against proposed 182-unit complex at site of 19th-century senior home

The fight continues over a proposed new development on a large stretch of land in the Crown Heights North Historic District II with an online petition opposing the project collecting over 4,000 signatures. A neighborhood group, Friends of 920 Park, hopes to stop the construction of a seven-story, 182-unit apartment building on land at 959 Sterling Place (920 Park Place), originally the site of the Methodist Home for the Aged and currently the home of the Hebron French Speaking Seventh Day Adventist School. The renewed fight against the project comes ahead of a Brooklyn Community Board 8 and Landmarks Preservation Commission public hearing on the plan later this summer.

Designed by CetraRuddy and RKTB Architects, Dahlia at 212 West 95th Street celebrates the Upper West Side's classic residential blocks of pre-war architecture while adding innovative design elements. The condo’s 38 homes and common areas are designed to be more spacious than the average Manhattan apartment, and perks unheard of in New York City include a huge 5,100-square-foot private elevated park, a fitness center with a yoga room, and a private parking garage. Plus, each apartment is situated on a corner of the building, so there’s no shortage of views and natural light. 6sqft recently offered a peek at the 20-story building's interiors, and we've now chatted with architect John Cetra about this new addition to the Upper West Side, the neighborhood, and how apartment building design must be sensitive to changing times and the idea of home in the city.

The 14 best apartments near the High Line

In the decade since the High Line opened, the surrounding area of West Chelsea has exploded into one of Manhattan’s most desirable areas for developers building luxury real estate. (It didn't hurt that the opening of the now-famous elevated park coincided with a neighborhood rezoning.) The coronavirus pandemic--which forced New Yorkers to shelter in place and adhere to social distancing rules--has many apartment dwellers longing for private outdoor space. 29 affordable senior and supportive housing units available near Prospect Park, from $411/month

A lottery opened this week for 29 affordable apartments designated for seniors and formerly homeless women and families at a new rental in Flatbush. The nine-story building at 1921 Cortelyou Road replaced the nearly century-old Baptist Church of the Redeemer in 2018 but incorporates a new sanctuary in its design. To apply for the apartments, New Yorkers must have at least one household member who is 62 years of age or older and earns $73, 680 or less, annually. Eligible applicants will pay 30, 40, or 60 percent of the area median income for units ranging from a $411/month one-bedroom to a $1,148/month two-bedroom.

A housing lottery launched on Monday for 494 affordable apartments at a sprawling development in the South Bronx. Two buildings of the five-building complex La Central are now accepting applications for the units, which range from $395/month studios to $2,689/month four-bedrooms. The rentals, located at 556 and 600 Bergen Avenue, contain a 50,000-square-foot YMCA, GrowNYC-operated rooftop gardens, and ground-floor retail. New Yorkers earning 30, 40, 50, 60, and 130 percent of the area median income can apply for the apartments.

100-name waitlist opens for middle-income units at artsy rental in Flatbush, with 6 months free rent

On the border of East Flatbush and Crown Heights, a 100-name waitlist has just opened for middle-income apartments at 824 East New York Avenue. The building, known as the Ensemble, was built in 2018 and is known for its facade adorned with colorful murals. As Bklyner reported, the piece was done by Argentinian artists Ariel Rouco and Augusto Turallas, who worked with the owners to represent the area's different cultures. The units range from $1,800/month studios to $2,600/month two-bedrooms and are available to those earning 130 percent of the area median income. Those selected will receive six months free rent.
