Creator of the Lowline Designed a Secret Door in This Sleek Tribeca Rental

James Ramsey is the man behind Raad Studio, the design firm well known for its proposal to build out the Lowline on the Lower East Side. The firm is also known for its kooky, unique interiors, and it's given this two-bedroom apartment at Tribeca's 151 Hudson Street plenty of personality. Prewar details are paired with contemporary features like a glass-walled wet bar, built-in shelving, and even a custom bookcase that hides a secret door into one of the bedrooms.

$1.4M Parlor-Level Co-op Looks Pretty and Roomy in Clinton Hill

This apartment at 385 Clinton Avenue in Brooklyn's Clinton Hill calls itself a parlor-floor co-op, but it's not actually in a brownstone. The apartment comes from a 16-unit co-op, with the listing boasting that it's "much larger and brighter than a brownstone floor-through." Indeed, it has three large bedrooms, an office and windows throughout this pretty, historic space.

As Rem Koolhaas Finally Designs First NYC Building, A Look Back at His Unbuilt Proposals

Thirty-eight years after the publication of his acclaimed book "Delirious New York," Dutch architect Rem Koolhaas and his global architecture firm the Office for Metropolitan Architecture (OMA) seem to have finally landed their first ground-up New York City commission. Excavation is already underway at the 22,000-square-foot project site located at 122 East 23rd Street and will soon host a pair of block-through residential towers articulated by faceted elevations and chiseled corners. While there has been no official announcement that Koolhaas is on board, several consultant websites and Linkedin profiles indicate that the Pritzker Prize-winner has been tapped, while New York-based SLCE will serve as the architects of record. To mark the occasion, and as we eagerly await the design unveiling, 6sqft has rounded up Koolhaas' prior unlucky attempts to build in the city. The proposals befell to the usual suspects that typically stymie bold architecture in the city—community opposition, economic downturns, and the conservative nature of the city's developers and public sector. *Update 4/21: OMA has confirmed their involvement in the project and share that Shohei Shigematsu, partner and director of the firm's New York office, is leading the design effort.

1846 Townhouse Featured on the Brooklyn Heights House Tour Asks $4.95 Million

Two Pre-War Apartments Join to Make One Sustainable Home With Sliding Walls

The renovation of this pre-war home featured the transformation of two separate apartments into one all-inclusive unit. It was completed by architects Michael Chen and Kari Anderson of Normal Projects (Michael now has his own firm called Michael K. Chen Architecture, which specializes in micro housing), who designed the residence for an environmentally conscience couple and their young children. Not only did the couple want the materials used in their home to be ecologically sound, but they also wanted the design to encourage a sustainable lifestyle far into the future. In response, the design team defined a unique strategy that included a flexible floor plan made from custom sliding panels and a series of cuts and insertions. Even in the demolition of the previous property, sustainable practices were taken into account, and all the discarded materials were either reclaimed or recycled.

Morris Adjmi’s 465 Pacific Street Tops Out, Only One Penthouse Unit Remains

When 6sqft checked in on Boerum Hill's 465 Pacific Street in November, it was little more than a hole in the ground with roughly 50 percent of its 30 condo units already in contract. Now, a little more than four months later, its seven-story concrete skeleton has topped off and just a sole penthouse unit remains. The $55 million development was forged through a partnership between Avery Hall Investments and ARIA Development Group, who purchased the block-through lot for $18 million in 2013. With Morris Adjmi Architects at the helm, the development is composed of two seven-story wings encompassing 85,000 square feet of floor space. Lower levels of the building are faced in a uniform skin of red brick and red mortar joints, while upper levels are finished in dark steel to pay homage to the Mohawk ironworkers who once maintained a community within the neighborhood.

Colorful $425K Park Slope Co-op Makes Up in Location What It Lacks in Square Feet

It's often said that you can't change your home's location, so you'd better love it; in that case there's plenty to love about this colorful and cozy prewar apartment steps from Prospect Park, restaurants, bars and shopping on Seventh (and Fifth, Sixth, Eighth and Vanderbilt) Avenues and the 2/3/B/Q trains. Housing Lottery Launches for Greenpoint Landing’s 33 Eagle Street, Rents Start at $494

Greenpoint Landing's third affordable housing building has kicked off its lottery process. The ground-up seven-story building at 33 Eagle Street will provide 97 newly constructed rental apartments priced well below market-rate rents. The 24 studios will be priced from $494 to $1,463 per month for annual household earnings ranging from $18,275 to $78,650. Its 29 one-bedrooms, designated for either one or two-person households, have rents ranging from $532 to $1,840 for household incomes from $19,612 to $78,650. And lastly, the building's 49 two-bedrooms are priced between $647 and $2,216, based on household sizes ranging from two to four persons with income ranges from $23,589 to $112,190 per year.

Michelle Williams Submits Plans to Renovate Historic Prospect Park South Mansion

When word got around this past June that Michelle Williams had bought a $2.5 million Colonial Revival mansion in Prospect Park South, 6sqft noted that the grand home was in need of some TLC. So, not surprisingly, the Brooklyn-loving actress submitted a proposal to the Landmarks Preservation Commission yesterday, reports Brownstoner. Williams enlisted Matiz Architecture & Design (who have worked on numerous historic projects across the city) to draw up the plans for 1440 Albemarle Road, which include restoring the original clapboard siding, replacing a door with a stained glass window, fencing in the rear yard, and transforming the small back porch with four columns into a porch twice the size with three columns.

Actor Michael C. Hall Buys $4.3M Apartment in Greenwich Lane Complex

“Dexter” and “Six Feet Under” co-star Michael C. Hall recently turned up in city records as the buyer of a two-bedroom apartment at 160 West 12th Street for $4.3 million, according to Luxury Listings. The 1,586-square-foot condominium in the Greenwich Lane complex has beamed ceilings, a chef’s kitchen, marble mosaic flooring in the bath, and a view of the pretty Greenwich Village street. Hall recently married longtime girlfriend Morgan Macgregor, an associate editor at the Los Angeles Review of Books, and he also recently sold his Los Feliz home for $4.85 million, so it seems the couple may be warming up to New York City living.

New Renderings of Boerum Hill’s Nevins Condominium, Teaser Site Launched

Walk down any of Downtown Brooklyn's high streets -- Court, Fulton, or Atlantic Avenue -- and you'll experience a palpable energy that can now rival any American downtown. Thanks to its cost advantages relative to Manhattan, the surging city economy, and attractive building stock, the district seems to have reached a level of vibrancy worthy of its borough's 2.1 million inhabitants. Since a major upzoning in 2004, the one-gritty hub has attracted thousands of residents and now has more than 41 million square feet of residential, commercial, and institutional space completed, under construction, or in the pipeline, according to an NYU Rudin Center report.
