As construction wraps up on Thomas Heatherwick's condo project on the High Line, new images were released of the building's "secret" garden. Located at 515 West 18th Street, Lantern House consists of two towers that straddle either side of the elevated park. The recently completed garden, envisioned by Hollander Design to resemble a woodland oasis, sits directly under the High Line and next to the freestanding lobby that links the towers.

Large, high-end penthouses aren't uncommon on the Upper West Side, neither are outdoor terraces. But the views afforded from this duplex penthouse are something special. Bette Midler sells palatial Upper East Side penthouse last listed for $50M

Bette Midler has sold her massive Upper East Side penthouse, which was last listed for $50 million. The entertainer and her husband, Martin von Haselberg, first bought the 14-room triplex at 1125 Fifth Avenue in the late 1990s, according to the Wall Street Journal, which first reported the sale. Taking up the top three levels of the Emery Roth-designed co-op, the residence measures 7,000 square feet with an additional 3,000 square feet of outdoor terraces.

A year ago, there was so much uncertainty surrounding the pandemic and politics, which made real estate somewhat of a gamble, at least in hard-hit New York City. When it came to the headlines, it seemed all anyone could talk about was the mass exodus from the city. Home prices were soaring in the surrounding suburbs, with stories of lines around the block for open houses and bidding wars. But in the city, vacancies were at an unprecedented high. A year later, though, and a quarter of New Yorkers are vaccinated, and we're starting to see "normal" life resurface. To understand how the residential real estate market is rebounding, we spoke to experts in the field, including brokers, developers, and data gurus, to get their thoughts on timing, prices, the luxury market, surrounding suburbs, and more.

Sales have launched at a new condo tower on the Upper East Side that offers large, light-filled residences and hotel-inspired amenities. The Leyton, located at 1059 Third Avenue in the Lenox Hill neighborhood, contains 38 luxury homes, priced from $2.1 million for a one-bedroom to $11.6 million for a four-bedroom, along with a duplex penthouse with the price available upon request. Designed by former Rafael Viñoly architect Manuel Glas, the glass and stone tower features an Art Deco-inspired exterior with chic interiors from Frampton Co and distinctive amenity space by Champalimaud Design.

Lottery launches for 35 affordable units at wellness-themed Chelsea condo-rental, from $995/month

Maverick Chelsea, a new wellness-focused condo-rental at 215-225 West 28th Street from HAP Investments, just launched an affordable housing lottery for 35 units, ranging from $995/month studios to $1,681/month three-bedrooms. Designed by DXA Studio, the contemporary residence is a two-building project that includes 112 rentals and 87 condos. Residents will get to enjoy amenities like an indoor pool and spa, summer kitchen, rooftop garden, wellness center, private library and lounge, fitness center, and 24-hour attended lobby.

New looks and prices for luxury condo building at Essex Crossing

The second condo building at the Essex Crossing mega-development has revealed a slew of new renderings, along with the first pricing details. Located at 202 Broome Street, One Essex Crossing is the seventh of nine buildings at the Lower East Side project. The 83-unit building was designed by CetraRuddy and is distinguished by its elevated 9,000-square-foot amenity garden. Prices range from an $890,000 studio to a $6,689,000 duplex penthouse. Occupancy is expected later this year.

Five apartments for sale at Sir David Adjaye's first New York City tower have been custom-designed by luxury carmaker Aston Martin. Located on the 59th and 60th floors of 130 William, a 66-story condo in the Financial District, the exclusive units come with a special edition Aston Martin DBX, an SUV designed in collaboration with Adjaye. The five condos include two penthouses, one priced at $11.5 million and the second at $10.5 million, and three loggia residences, priced at $3.985 million, $5.985 million, and $10 million.

Two new impressive units just hit the market at New York City's most slender supertall. At 111 West 57th Street, a three-level, four-bedroom penthouse with over 7,000 square feet of interior space and an additional 1,367 square feet in private outdoor space with picture-perfect views over Central Park has hit the market for $66 million. And a duplex with three bedrooms and unobstructed park views is now asking $39.5 million. The latest multi-million dollar listings at the Billionaires' Row tower come after two $30 million units sold earlier this summer during the coronavirus shut down, giving a boost to the city's nearly stagnant luxury market.

In the decade since the High Line opened, the surrounding area of West Chelsea has exploded into one of Manhattan’s most desirable areas for developers building luxury real estate. (It didn't hurt that the opening of the now-famous elevated park coincided with a neighborhood rezoning.) A historic Crown Heights Kinko House has hit the market for $1.6M

What's a Kinko House you may ask? First off, the name comes from the developer--Kings and Westchester Land Company--who built them in the northern section of Crown Heights between 1905 and 1912, according to Brownstoner. Designed by architecture firm Mann & MacNeille, the two-family houses are unique in that each unit has its own front door, stairway, porch, and cellar. Each group of six houses also has its own architectural style, and 1040 Sterling Place, which just hit the market for $1,625,000, was done in a brick Arts and Crafts style. This home is being sold with both duplex units, so a new owner could potentially combine them for one large residence.

Marc Jacobs slashed $4M off his West Village townhouse and found a buyer the next day

Marc Jacobs' West Village townhouse had been on the market for almost a year when he relisted the property at 68 Bethune Street with a new agency and a price chop last week. The New York Post reports the property went into contract the very next day, proving that sometimes a price cut makes all the difference. The fashion designer first listed the four-story, nearly 4,800-square-foot home last April for $15.9 million after having purchased it for $10.5 million in 2009. The new listing hit the market at $12 million but the final sale price is still unknown.

Designed by SHoP Architects, 111 West 57th Street's super-slender frame allows each of the 46 full-floor and duplex condos to feel like a penthouse. In addition to the Billionaires' Row tower reaching its pinnacle height at 91 stories, new images released Tuesday provide a first look inside the residences, with 360-degree views of Manhattan and bold interiors conceived by Studio Sofield.

Famed Clinton Hill Pfizer Mansion with a rock-n-roll past and a $5M renovation lowers ask to $10M

The unique 10,000-square-foot double mansion at 280 Washington Avenue in Clinton Hill happens to be one of Brooklyn's finest examples of both. Known as the Pfizer Mansion–it was built in 1887 by Charles Erhart, co-founder of the Pfizer pharmaceutical company and brother-in-law to Charles Pfizer–the block-through property had a full slate of interesting inhabitants, from a library to industrial band rockers, before receiving an epic renovation from its current owner. That same owner, designer Jessica Warren, who purchased the property in 2007 for $3.2 million, spent many years and many millions restoring the house to a stunning degree that surpassed even its former glory. The home, which has been featured in numerous design publications, has most recently been a beloved B & B known as The Notorious B.N.B. The current owners put the house on the market in 2018 for $13.5 million. After a year and a broker switch, it's now asking $9.995 million–and it's worth every penny, from its graceful, curving windows to a working Otis elevator and private parking space.

The anticipated 805-foot condo tower currently rising in Nomad at 15 East 30th Street—dubbed Madison House—has just unveiled a teaser website and new renderings to give us a peek of the project, inside and out. The 62-story building was designed by Handel Architects, and Gachot Studios will be helming the interior design. Having already topped out, sales are expected to launch in September, including a range of one-, two-, three- and four-bedroom residences and an expansive duplex penthouse with a private terrace and elevator entry.

Marymount School puts grand Upper East Side mansion on the market for $32M

Currently home to Marymount School of New York, this grand–even by Upper East Side standards–12,300-square-foot property at 2 East 82nd Street, asking $32 million, could give new meaning to the term "private school." Originally built as a residence around 1898 by architect Alexander McMillan Welch of Welch, Smith & Provot, the home's first owners were Mr. Albert Gould Jennings, owner of a Brooklyn lathe works, and his wife, who lived here until 1940. Behind its landmarked limestone-and-brick facade, many of the original turn-of-the-century details remain, and an elevator services all floors.

New renderings for Pritzker Prize winner Álvaro Siza’s first U.S. building in Hell’s Kitchen

New renderings of Pritzker Prize-winning architect Álvaro Siza's first United States building were revealed this week, stirring up interest before the Hell's Kitchen tower launches sales this fall. Currently under construction just off 11th Avenue, 611 West 56th Street will reach 37 stories and contain 80 condo units, ranging from one- to three-bedrooms, and penthouses. In addition to the fresh images of the limestone tower, developers Sumaida + Khurana and LENY also released a teaser website for the project.
