Commuting in and around NYC can at times be a daunting task, and with the all of the pending subway closures, things are about to get a bit more complicated. However, all hope is not lost, and a trouble-free ride to work right be in the near future. From a city-wide ferry system to cell-phone friendly subway cars, both Governor Cuomo and Mayor de Blasio have several new initiatives in play to improve the city's infrastructure. In addition to these ambitious government-backed measures, there are also a slew of motivated residents looking to make some changes, including a 32-Mile Greenway in Brooklyn and Queens and a High Line-esque bridge spanning the Hudson River, just to name a few. With so much focus given to top-of-the-market condo sales and listings, we decided to take a look at the condos at the more "affordable" end of the spectrum, highlighting available apartments priced furthest below their neighborhood median prices. The days of finding an affordable historic brownstone in Brooklyn are long gone. Today, brownstones–like this one at 348 Gates Avenue in Bed-Stuy–are priced into the millions. Because the home has much of its historic interior details intact, like mantles, high ceilings and the original hardwood floors, it's especially pricey for the neighborhood, with an asking price of $1.9 million. It's also in a convenient area of the neighborhood, bordering Clinton Hill and off the main drag of Franklin Avenue. So, will this brownstone achieve its high ask?

Surge in City Construction Permits Hits Levels Not Seen Since 1963

If the city seems even more like one big construction site than usual, it's not your imagination. Building permits have risen to an historic peak, up by 156 percent over the last year, the Daily News reports, and an astounding 749 percent over the 2010 post-slump low. This new high–according to Department of Buildings Data and the New York Building Congress–includes permits for 52,618 new residential units over that time period.

$1.75 Million Bed-Stuy Townhouse in a Future Historic District Has Location, Space and Charm

For anyone looking to bet on Bed-Stuy–not a bad idea, we hear–this classic three-family townhouse at 44 Macon Street could be a fine opportunity. While the $1.75 million ask for this 2,720 square-foot, 13-room home might have been unheard-of even five years ago, anything this charming under $2 million in brownstone Brooklyn is going to get some attention these days. Want your home to be featured here? Get in touch!  Few neighborhoods have gotten as much buzz in the past year as Ridgewood. Considered the next frontier for cool kids getting priced out of hip areas like Williamsburg and Bushwick, Ridgewood sits at the top of NYC's list of ones to watch. But even with all the hoopla, how many of you actually know someone who lives off this stretch of the L? In our latest installment of My sqft, we meet Sean and Liz, a couple of Greenpoint expats who've made their way into a beautiful, historic brick construction along a peaceful block in the heart of this up-and-comer. Living large in a very bright and airy 800-square-foot railroad apartment, these two really don't face the same space challenges that plague the rest of us New Yorkers, and as such they've found the freedom to infuse their space with lots of personality (toy bunnies, illustrations of "nerd weapons" and quirky art from across the globe) and all the furniture they've collected over the last decade (lots of covetable mid-century modern pieces and antiques). New Map Plots Every Airbnb Listing in NYC

"Adding data to the debate" is the tagline of this new interactive map called Inside Airbnb, which has plotted all listings as of June 1st from the popular room-sharing website. The searchable bird's eye map was created by Bed Stuy photographer Murray Cox to show "how Airbnb is being used to compete with the residential housing market" in cities around the world (h/t Gothamist). In addition to looking at the trend across the city as a whole, the map allows users to zoom into a specific neighborhood and look at how an Airbnb presence has changed in a given area over the past few years.

The tiny house movement seems to be taking over the nation, but living in modest quarters has pretty much always been the norm for the average New Yorker. One architecture studio that's focused their energies on the challenges of designing the super small—versus the super tall—is Fort Greene-based noroof Architects. To Increase Affordability, Mayor de Blasio Wants to End 421-a for Condos and Up the Mansion Tax

From the onset, Mayor de Blasio has been extremely vocal about his plan to add 200,000 units of affordable housing over 10 years, 80,000 of which will be new construction. Though many feel this is an arbitrary number, backed up by no data as to where the units will be, the Mayor seems committed to reforming current policies to reach his goal. And after months of speculation, he has revealed his planned changes to the city's 421-a tax incentive program, which is set to expire in June. According to the Times, under his proposal, the controversial tax would no longer apply to condo projects (to understand the logic behind this decision just look at the $100 million sale at One57 that received the tax abatement). But it would apply to new rental projects, which would have to have apartments for poor and working-class residents make up 20 to 30 percent of the building in order to qualify for city tax breaks. It would also extend the abatement from 25 years to 35 years. Another part of the overhaul is to eliminate so-called poor doors. De Blasio also wants to up the city's mansion tax. Currently, home sales over $1 million are subject to a 1 percent tax, but de Blasio proposes adding an additional 1 percent tax for sales over $1.75 million, as well as a third 1.5 percent tax for sales over $5 million. He estimates this will bring in an extra $200 million a year in tax revenue, money that would be allocated to affordable housing programs.

Extell’s ‘Poor Door’ Building Receives a Staggering 88,000 Applicants

Poor doors be damned. It looks like the anger and public outcry swirling around Extell's new 50 Riverside Boulevard condo didn't do much to deter New Yorkers from vying for a low-income unit at the building. The Times reports that the development company received a whopping 88,000 applications for the building's 55 affordable apartments after they opened up the lines back in February. The overwhelming demand is most certainly a win for developer Gary Barnett, who found himself in the hot seat for creating a separate entrance for low-income tenants, away from the market-rate residents. When speaking to the paper, Barnett called the whole poor door ordeal a “made-up controversy” adding to that “I guess people like it. It shows that there’s a tremendous demand for high-quality affordable housing in beautiful neighborhoods."

Revealed: AB Architekten’s 29 Clay Street to Bring Manhattan Modernism to Greenpoint

A proposed 12-story residential building near the mouth of Newtown Creek in Greenpoint may bring some avante-garde design to a neighborhood better known for its low-slung factories, unpretentious row-houses, hearty Polish community, and an immense wastewater treatment plant. Coming from the office of AB Architekten, led by Alexander Blakely, a 70,000-square-foot proposal at 19-29 Clay Street is envisioned to rise directly across from the long-promised Box Street Park, and it may be the first of a multitude of high-rises set to radically transform the neighborhood's waterfront.

My 3,900sqft: Four Ladies Turn a Clinton Hill Townhouse into a ‘Pop-Up Mansion’

What happens when you let four ladies run loose in a four-story Clinton Hill townhouse? Closets, corners and a pantry spilling over with shoes and coats, apparently. "There are shoes lining the kitchen pantry shelves; the tiny third bedroom upstairs that resembles a Swiss chalet in the twilight zone is filled with racks of vintage frocks, coats and designer handbags. You can really tell almost everyone in this house either works in fashion or hoards it," says owner and 6sqft writer extraordinaire Michelle Cohen.  We recently visited Michelle in her Brooklyn home to see the pretty amazing setup she has created for herself. Michelle, whose house you've certainly seen on our site before, is currently undertaking a major renovation that will turn her and her fiance Stanley's brick-clad buy into a modern-meets-historic home with a rental garden apartment. But while Michelle's poring over drawings with her architect, she's found a few friends to share the journey, and the house; namely three fabulous women with wonderfully different personalities. "Stanley likes to call it a sorority for outstanding ascendant young creative professional women," she muses. Forest Hills Gardens: A Hidden NYC Haven of Historic Modernity

This unique sheltered enclave might be the perfect spot for residents who can handle the rules; just don't call it FoHiGa. Occupying a 175-acre wedge just south of the Forest Hills LIRR station and within the greater Queens neighborhood of Forest Hills, Forest Hills Gardens is one of America’s oldest planned communities. Modeled after England’s “garden cities,” originally intended to create an ideal environment that incorporated shared green space with urban convenience for the working classes, the Gardens (as it's known) is home to about 4,500 residents. The private community is managed by the Forest Hills Gardens Corporation, an organization made up of property owners. This unique community consisting of over 800 free-standing and attached houses and 11 apartment buildings as well as churches, parks and storefronts, dates from 1909, when architect Grosvenor Atterbury and landscape architect Frederick Law Olmsted Jr.–-son of Frederick Law Olmsted, landscape architect who helped design Central Park–-were commissioned to plan a new town. Though the community lies within the boundaries of one of the world’s most modern and populous cities, it has retained much of its co-operative, idyllic nature.
