See plan to convert FiDi office tower 55 Broad into 571 market-rate apartments

The plan to convert the Financial District office tower at 55 Broad Street into apartments is finally moving forward, with a closed deal and the release of new renderings this week. Silverstein Properties and Metro Loft Management on Monday announced they bought the tower for $172.5 million with plans to turn the 30-story office tower into a residential building with 571 market-rate apartments; upon completion, it will be one of New York City's largest office-to-residential conversions ever. Construction is expected to start in August and take roughly two years.

56 affordable units designed for seniors are available at a new senior supportive housing project in Manhattan. Located at 37 Hillside Avenue in Inwood, the building offers senior residents social services, space to worship, and plenty of outdoor green space. Applicants must have at least one household member who is 62 years of age or older, qualifies for Section 8 benefits, and earns no more than $60,050 annually. Lottery opens for 300+ affordable apartments at major East New York project, from $419/month

The largest project to stem from the 2016 rezoning of East New York launched a housing lottery for over 300 affordable apartments this week. Developed by the housing nonprofit Phipps Houses, Atlantic Chestnut is a block-long development with three interconnected buildings and more than 1,100 units of affordable housing. As part of the first phase, 341 apartments are available at 250 Euclid Avenue. Qualifying New Yorkers earning 30, 40, 50, 60, and 80 percent of the area median income can apply for the available apartments priced from $419/month studios to $2,273/month three-bedrooms.

$416M mixed-use development will bring 700 new apartments to Inwood

A massive mixed-use development project will bring nearly 700 mixed-income housing units to Upper Manhattan. Gov. Kathy Hochul on Tuesday announced the two buildings, located at 405 and 407 West 206th Street in Inwood, will feature all-electric heating and cooling and other sustainable features to help the state reach its carbon reduction goals. The $416 million complex includes a mix of studio, one, two, and three-bedroom apartments, 281 of which will be reserved for residents earning at or below 80 percent of the area median income.

Manhattan apartments are bigger now than a decade ago

Believe it or not, new apartments in Manhattan are getting bigger. Despite being notorious for its small, compact apartments, Manhattan rentals actually gained an average of 19 square feet since 2013, an increase of 3 percent, according to new data released this week by RentCafe. The borough is an outlier when looking at the rest of the country, where newly constructed units continue to shrink in size, and even compared to other parts of New York City. The average space of new rentals in Brooklyn and Queens decreased by seven percent over the last decade, costing renters roughly 45 square feet.

NYC Council approves two projects that together bring 5,000 apartments to Brooklyn and Queens

The New York City Council on Tuesday voted to approve rezonings Innovation QNS in Astoria and Innovative Urban Village in East New York, two mixed-use districts that will create more than 5,000 units of housing, with 65 percent of them designated affordable. Over 34 percent, or 1,900 of the new housing units, will be deeply affordable for extremely or very low-income households.

Proposed $2B mixed-use district with 2,800 new apartments in Astoria moves forward

A plan to build a large-scale development with 2,800 apartments in Astoria is moving forward. The City Planning Commission on Wednesday voted in favor of Innovation QNS, a $2 billion mixed-use district proposed for five blocks in the Queens neighborhood, spanning 37th Street to Northern Boulevard, between 35th and 36th Avenues. The project will then head to the City Council for a final vote where it may face resistance from the local representative, Council Member Julie Won, who said she wants at least 50 percent of the apartments to be affordable.
