156 affordable apartments available at 16-story Bronx rental, from $397/month

An affordable housing lottery opened this week for 156 apartments in the Bronx. Located at 1923 West Farms Road in West Farms, the 16-story rental dubbed Compass Six offers tenants spacious units and outdoor space. New Yorkers earning 30, 50, 70, and 80 percent of the area median income, or between $16,183 annually for a single person and $132,400 annually for a household of seven, can apply for the apartments, priced from $397/month studios to $2,273/month three bedrooms.

Developed by Monadnock Development and Signature Urban Properties and designed by Dattner Architects, Compass Six contains a total of 261 affordable homes. Amenities include a gymnasium, community center, shared laundry room, bike storage lockers, and outdoor areas.

Compass Six is part of the larger Compass Residences development, which came to fruition after the 2011 rezoning of Crotona Park East and West Farms, according to the Bronx Times. With the completion of Compass Six, the entire project will provide housing to roughly 1,400 families throughout eight separate buildings.

The complex contains 19,000 square feet of commercial space for essential businesses like after-school programs, 1,600 square feet of community space, an urgent care facility, 71 parking spaces, and connections to nearby green spaces like Starlight Park.

Monadnock Development and Signature Urban Properties, along with NYCHPD and NYCHDC, broke ground on Compass Six in March 2021, marking the final phase of the development. Compass Six is located on what was a former marble factory on an industrial strip in West Farms. The construction of the building created roughly 2,000 new construction jobs in the Bronx.

Nearby public transit options include the 2, 5, and 6 subway lines as well as the Bx21 and Bx36 buses.
