Whole Foods will open a lower-priced ‘365’ store in Downtown Brooklyn

Downtown Brooklyn is quickly becoming one of NYC's most desirable commercial hubs. On top of hosting a lengthy roster of big name retailers and entertainment centers—which include a new Target, Trader Joe's, Century 21, Apple store, Alamo Drafthouse cinema, and Barclays Center—the neighborhood will also welcome a brand new, lower-priced Whole Foods concept store called "365." According to a press release, the store will open in early 2018 at Two Trees' 300 Ashland Place, and be set up as a no-frills version of the grocery giant.

‘Desperately Seeking Susan’ screenwriter lists Chelsea townhouse with a private yoga studio for $7.1M

Built in the 1830s when this quiet, tree-lined residential block was home to well-to-do families, the four-story, 3,600 square-foot Greek Revival townhouse at 240 West 21st Street has seen a lot of change through the years. From its beginnings as an impressive residence for a successful engraver (h/t Daytonian), the home has been a boarding house, apartments and, in more recent years, the well-designed and thoroughly updated home of screenwriter/directors Leora Barish and Henry Bean (Barish wrote the screenplay for the cult favorite Madonna film "Desperately Seeking Susan" and the more recent "Basic Instinct 2;" Bean wrote and directed the award-winning film "The Believer"). ‘Ten & Taller’ exhibition maps the rise of Manhattan’s first skyscrapers from 1874 to 1900

Though it might seem that each recent generation attempts to take credit for the rise of the futuristic "skyscraper," buildings that rise ten floors or higher were born with the Gilded Age. "Ten & Taller: 1874-1900," on view through April 2017 at the Skyscraper Museum in Battery Park City examines every single building 10 stories and taller that was erected in Manhattan between 1874 through 1900 (h/t Curbed). Beginning in the mid-1870s, the city's first ten-story office buildings rose on masonry to 200 feet high with spires that stretched 60 more feet. By 1900 New York City could boast of 250 buildings at least as tall; the world’s tallest office building was the thirty-story 15 Park Row; framed with steel, it soared to 391 feet. As technology brought elevators and new methods of construction, the vertical expansion was becoming a forest of tall towers.

File this one under things you won't find in Brooklyn: This pretty, totally modernized 2,828 square-foot Queen Anne row house at 418 East 136th Street in the Bertine Block Historic District offers four bedrooms with room for more, and four stories of townhouse loveliness, all for the well-under-a-million price of $800,000. Caveats apply, of course: It’s a narrow house at only 14 feet wide, and single-family so no rental income if you live there. But The Bronx is the place to be if you’re looking for townhouse living for under a mil.

Construction update: FXFOWLE’s Circa Central Park nears the finish line

Last we heard from Circa Central Park, the circle-hugging Central Park north condo from architects FXFOWLE and developers Artimus, the lottery had launched for 10 affordable units in the building. Seven months later, with occupancy slated for this year and nearly all apartments sold, CityRealty stopped by the Harlem site to check on construction. They've shared some great views of the nearly-completed glass, metal, and brick facade, which utilizes "a brise soleil system of horizontal louvers and vertical fins" to reduce solar gain and add depth to the structure by highlighting them in bright colors.

Tower 28, Queens’ soon-to-be second-tallest residential building, gets new renderings

When it's completed in March, Long Island City's Tower 28 (formerly 28 on 28th) will be the tallest residential building in Queens at 647 feet and 57 stories--that is, until it's taken over by the 66-story Court Square City View Tower nearby (this will also overtake the 673-foot 1 Court Square as the tallest overall building in the borough). Though its superlative will be short-lived, Heatherwood Communities' rental at 42-12 28th Street will still offer panoramic views, which new renderings from architects Hill West tell us will be taken in from a top-floor observatory, as well as a host of swanky amenities to "rival any vacation destination." According to CityRealty, the new exterior and interior views also come with news that leasing will begin in March, ranging from $1,900/month studios to $7,500/month three-bedrooms.

Emma Stone’s former Chelsea townhouse returns for $19.75M

Emma Stone and Andrew Garfield, Jason Statham and Rosie Huntington-Whiteley, Glenn Close, Courtney Love, Olivier Sarkozy--all of these celebs have called the landmarked townhouse at 436 West 20th Street home. But as Curbed notes, this A-list roster isn't helping the 1835 Greek Revival beauty find a buyer, which may have to do with the fact that it's currently chopped up into five units. "It first hit the market in 2010 for $21 million, returned in 2012 for $19 million, and returned yet again in 2015 for $22.5 million," they explain, and it's now hoping 2017 will be its lucky year, as it's just returned for $19.75 million.

$40M Brooklyn Heights townhouse with a mayoral past is now four pricey rentals

After being on the market for over two years, Brooklyn’s priciest townhouse–a $40 million home at 3 Pierrepont Place–is now being offered as four rental units. 6sqft previously featured the home, known as the Low Mansion for the previous owner and businessman A.A. Low, whose son, Seth Low, became mayor of New York City in 1902. Spanning 17,500 square feet, the eight-figure townhouse boasted 15 bedrooms, 16 bathrooms, and more than 9,000 square feet of garden and outdoor space with original details galore. Though even Matt Damon toured the grand Brooklyn Heights property back in September, the house hasn't found a buyer, so the owner is now offering the mansion as four luxurious rental homes from a $4,500 one-bedroom to a 1,700-square-foot top-floor unit for $12,000 a month (h/t Curbed).

510-foot Rafael Viñoly-designed tower coming to East 62nd Street

Lenox Hill will see the addition of a new 510-foot tower at 249 East 62nd Street, designed by none other than 432 Park starchitect Rafael Viñoly. CityRealty reports that plans for the mixed-use skyscraper were filed in the last days of December by Chance Gordy of Florida-based Real Estate Inverlad, who is also developing another condo tower nearby called The Clare. The Viñoly design will join a slew of new Upper East Side constructions prompted by the opening of the Second Avenue Subway line, which is located just a few minutes walk away.

This freestanding Victorian home was built at 204 Richmond Terrace on the Staten Island waterfront way back in the 1870s. Impressively, it still stands today and has hit the market for $2 million. Lots of historic details, like a curving staircase, fireplaces and wood carvings, can be found inside. Buyers also have some options upon purchase: the zoning allows for an expansion to the home, or they could replace the existing structure with a multi-story building of at least 10 apartments, retail and parking (but we've gotta say, we prefer what stands).

Gamma Real Estate files plans for 850-foot tower at long-stalled Sutton Place site

When Gamma Real Estate's $98 million bid won the debt-beleaguered site at 3 Sutton Place just a couple weeks ago at a bankruptcy auction, 6sqft noted that the firm could either re-sell, bring the original plan for a 900-foot condo tower by starchitect Norman Foster to fruition, take on a joint-venture partner, or move forward with a plan of its own. The Real Deal now tells us that Gamma filed plans with the Department of Buildings for an 844-foot, 67-story tower with 389 apartments. However, he says this is to "safeguard the property" while the firms weighs all the aforementioned options.

Swedish actor Alexander Skarsgård, of "True Blood" and "Tarzan" fame, may be sinking his teeth into a swanky new East Village pad. The Post reports that he was seen checking out the duplex penthouse at 415 East 6th Street, the Meseritz Synagogue condo conversion. The apartment isn't publicly on the market, but it's still vacant and was last listed for $4.39 million.

Rent the East Village party pad where Bret Easton Ellis wrote ‘American Psycho’

The East Village loft owned by novelist and literary bad boy Bret Easton Ellis is available for rent for $5,900 per month. Ellis has been renting out the studio apartment since he decamped for Los Angeles a decade ago; he told the Observer he's been holding on to the 950-square-foot, second-floor condo in the American Felt Building at 114 East 13th Street as a back-up plan, "if Los Angeles just doesn’t work out." The "American Psycho" scribe says he spent the late '80s living in the lofty studio–in his early 20s at the time–writing the iconic 1991 novel of late 20th century privilege, materialism and delusion and throwing massive Holly Golightly-esque bashes packed with his contemporaries back in the day in an East Village very different from today's.

42 new affordable condos available at West Harlem’s Parkadon, from $225K

Qualifying New Yorkers can now apply to purchase one of 42 affordable condos in West Harlem's Parkadon Condominiums. Currently under construction, Harlen Housing Associates has been planning the structure located at 70 West 139th Street for nearly a decade and construction finally commenced on the project in 2015. Although move-in day is still a ways off, the building has topped off and the brick facade is currently being applied. Once finished there will be a total of 64 units (the difference pegged as market-rate) across 55,355 square feet, which includes 1,878 square feet of communal space on the ground floor. The NYC Housing Partnership relays that affordable apartments will range from one- to two-bedrooms priced from $225,545 and $440,381 and will be available to those earning between $50,400 and $149,490.

City spending an average of $400,000 a night on hotel rooms for the homeless

Less than a week after the city announced that they'll be increasing the number of commercial hotel rooms housing homeless families and individuals by more than 500, a report from Comptroller Scott Stringer puts the average cost a night citywide for the current batch at $400,000, according to the Daily News. The report, which is being released today, says that since November 2015, the city booked a total of 425,000 hotel rooms, costing more than $72.9 million. As of last month, there were 5,881 homeless New Yorkers staying in hotels, with the average nightly bill climbing from $163 to $194 over the past year.

Renderings revealed for 724-foot Lower East Side tower, final piece of controversial site

The historically low-income, low-slung neighborhood of Two Bridges--the area along the East River, near the footings of the Manhattan and Brooklyn Bridges where the Lower East Side meets Chinatown--has become a high-rise hotbed over the past year. Despite the controversy that the four planned projects, all upwards of 700 feet, have caused, they're moving along fairly swiftly, and The Lo-Down now has the big reveal for the final site--Starrett Group's 259 Clinton Street. Perkins Eastman Architects have designed the 724-foot, 62-story glass tower, which will have ground-floor retail and 732 apartments, 25 percent of which will be permanently affordable with a good chunk being set aside for low-income seniors.

Historic 1865 Chelsea firehouse was Andy Warhol’s 1949 refuge, now renting for $33K

The Chelsea Firehouse at 323 West 21st Street would be an historic icon based on its origins alone, beginning in the late 19th century as an actual firehouse, built to accommodate a shiny new horse-drawn steam pumper engine (h/t Daytonian in Manhattan). The mid-Victorian era structure not only survived the ensuing decades, but in 1999, Architectural Digest featured the duplex shown here, by then one of three luxury apartments, calling it "indisputably one of a kind." In the years between, the building was home to free-spirited performers and artists, including Andy Warhol and Philip Pearlstein who sought refuge here from seedy lodgings in the East Village. The designer-renovated, uniquely-configured 4,000 square-foot duplex in this storied building is now on the rental market for $33,000.
