See Jersey City’s $500M plan to redevelop a public housing complex into massive mixed-use community

An innovative plan to redevelop a public housing project in downtown Jersey City into a massive new community with over 600 units of housing is moving forward. The Jersey City Housing Authority (JCHA) voted to select WinnDevelopment to oversee the revitalization of the 80-year-old Holland Gardens complex, which involves razing all five existing buildings and constructing four new high-rise towers that will be home to senior housing, for-sale condos, public housing units, market-rate rentals, and community space. The $500 million project will be about 50 percent affordable, Mayor Steven Fulop announced last week.

A residential building rising next to a landmarked Gothic Revival church in Brooklyn is currently accepting applications for 42 middle-income apartments. Designed by DXA Studio and located across the street from Clinton Hill, the Parish House is a 17-story rental with 138 one- and two-bedroom apartments. Qualifying New Yorkers earning 130 percent of the area median income can apply for the apartments, priced between $2,700/month and $3,400/month.

South Bronx development Bankside opens lottery for 145 middle-income units, from $2,525/month

Applications are currently being accepted for newly-constructed middle-income apartments at the massive mixed-use development Bankside in the South Bronx. As part of the project's second phase, Lincoln at Bankside contains 921 apartments, 145 of which are rent-restricted and available through the housing lottery. Qualifying New Yorkers earning between $86,572 annually for a single-person household and $215,150 annually for a household of seven can apply for the apartments, priced from $2,525/month studios to $4,373/month three-bedroom apartments.

Plans unveiled for David Adjaye’s Restoration Plaza revamp in Bed-Stuy

Plans to transform Brooklyn's Restoration Plaza into a global cultural and economic hub were unveiled this week. Non-profit Bedford Stuyvesant Restoration Corporation on Thursday released renderings and new details of its plan to reimagine its headquarters with an 840,000-square-foot mixed-use campus designed by renowned architect Sir David Adjaye. The plan expands and modernizes existing space, adds office and retail space, and creates new public open space in the heart of Bed-Stuy. According to the developer team, the Innovation Campus is a direct response to the country's racial wealth gap, particularly the economic barriers Black New Yorkers face in Brooklyn.

Vornado pauses plan to redevelop area around Penn Station

The plan to redevelop the area around Penn Station with several new skyscrapers is officially on hold. During a conference call this week, Steven Roth, the chief executive officer at Vornado Realty Trust, the developer behind the project, said new construction is "almost impossible" because of current market conditions, as Crain's first reported.

The Brooklyn Tower’s striking neo-Deco crown is complete

The top of the tallest tower in Brooklyn is now complete, cementing its status as New York City's newest landmark. The Brooklyn Tower rises 93 stories from a marble base with a facade of repeating vertical columns and alternating panels of colored metals that fade from bronze to black as it moves upward to the neo-Deco crown. Applications are now being accepted for 144 mixed-income apartments at the currently under-construction development known as Ruby at 241 West 28th Street in Chelsea. Upon completion later this year, the 25-story mixed-use building will have 480 rental apartments, 8,500 square feet of ground-floor retail, landscaped gardens, and an impressive menu of amenities including rooftop pools, terraces, and lounges. The affordable units are available to New Yorkers earning between 70 and 130 percent of the area median income, or between $48,138 for a single person and $130,046 for a five-person household. Latest luxury rental on the Lower East Side has three floors of ‘micro-units’

A big new residential development on the Lower East Side is going small. When it opens this spring, the 30-story 55 Suffolk Street will offer three floors of "micro-units," apartments that measure between 315 and 350 square feet and feature space-saving built-in furniture and storage. Developed by the Gotham Organization, the building, dubbed The Suffolk, includes 378 total residences, indoor and outdoor amenities, and a new home for the Chinese-American Planning Council. This week, the building released a teaser site and 6sqft got a first look at the unique new development.

NYC’s first all-electric skyscraper tops out in Downtown Brooklyn

New York City's first fully electric skyscraper topped out in Downtown Brooklyn this week. The 44-story building 100 Flatbush is part of the first phase of Alloy Block, a mixed-use five-building development designed by Alloy Development to have 850 apartments, 200,000 square feet of office space, and two public schools. 100 Flatbush will contain 441 mixed-income residences, 396 of which will be market-rate rentals and 45 separate affordable residences, and 30,000 square feet of retail space.

NYC’s plan to convert office space into housing could create 20,000 homes

In December, Mayor Eric Adams and Gov. Kathy Hochul announced a plan to address the needs of post-pandemic New York by creating mixed-use neighborhoods in central business districts to draw more residents, businesses, and tourists. The plan advocated for the much-discussed idea of converting vacant office buildings into homes, a solution that tackles both the city's housing crisis and lagging retail growth by making zoning laws more flexible. On Monday, Adams announced a list of specific recommendations for converting underused offices into 20,000 homes for 40,000 New Yorkers over the next decade.

The New York City Council Committee on Zoning and Franchises on Thursday voted to approve rezonings Innovation QNS and Innovative Urban Village, which together would create more than 5,000 units of housing, 3,200 of which would be affordable. The two developments also include over 1,600 apartments for extremely or very low-income households.

NYC’s first professional soccer stadium will open in Queens

New York City's first professional soccer stadium will be built in Queens, officials announced Wednesday. The major mixed-use development is proposed for Willets Point, across the street from Citi Field. In addition to a 25,000-seat stadium for the New York City Football Club, the 23-acre project also includes a hotel, thousands of affordable housing units, and a new public school. As first reported by the New York Times, the stadium is expected to be completed by 2027.
