1,436-Foot Supertall May Rise at 80 South Street in the Financial District

The sale of 80 South Street from Howard Hughes Corp. to China Oceanwide Holdings has been finalized, reports The Real Deal. The $390 million deal was first announced in August, but closing was contingent on Howard Hughes transferring an additional 303,113 square feet in air rights to the address after already securing 104,167 square feet. With this, 80 South Street's development potential has grown to 817,784 square feet and a tower of 1,436 feet (to put this in perspective, 432 Park is 1,396 feet tall, while 1 WTC is 1,368 feet tall by roof height) with 113 floors could soon rise on the site which has sat in redevelopment limbo for over a decade.

Go Inside the Trippy Apartments of 1970s Urban Dwellers

Mid-century modern is often touted as the ideal when it comes to design, but while that era gifted us beautiful and timeless works from the likes of Mies and Charles and Ray Eames, not everyone at the time was keen on keeping with this design aesthetic. As the 70s gave way to a slew of political and social change, many homes also saw revolution of their own from the streamlined to the downright psychedelic. Case in point: All of the interiors featured in old issues of Apartment Life, a city living lifestyle magazine from the 70s. But what might be better than ogling all the decades-old acid trip decor in these old issues is reading the captions of the glossies. Like the folks featured in our My sqft series, Apartment Life talks the challenges of urban living (like no-view windows and limited storage), in addition to offering up some tips on how to deal (solution: build yourself a "butcher block storage/coffee table" they say!). Former Nets Star Deron Williams’ Tribeca Penthouse Priced to Move at $31M

Mavericks point guard Deron Williams slashed the ask on his trophy pad at 35 North Moore Street by 7.5 percent or $2.5 million from last July's original listing price of $33.5 million, reports The Real Deal. The listing broker for the 7,200 square-foot Merchants House condo says that Williams is "ready to move" on a sale opportunity since his move to the Dallas team. Williams has been renting out the apartment for the past six months.

Affordable Housing Lottery at Colgate Close Starts in Soundview, Priced $696/Month

In the Soundview neighborhood of the Bronx, the Arker Companies has commenced the affordable housing lottery process for their latest ground-up building, Colgate Close. Located at 1092 Colgate Street, where the semi-industrial area along the Bronx River evolves into a low-scale residential community, the five-story complex will contain 32 studio and one-bedrooms targeted for low-income households earning between $25,200 and $30,250 for a single person and $27,052 and $41,460 for two people. Depending on income, studios will be priced at $696 or $847 per month and one-bedrooms at $749 and $910 per month.

Gilded-Age Riverside Drive Mansion With Basement Pool Returns to the Market for $20M

The Philip and Maria Kleeberg House is a stunning, unique and impossibly grand 11,000-square-foot manse overlooking the Hudson River at 3 Riverside Drive. This 19th-century limestone landmark was designed by noted mansion architect C.P.H. Gilbert for the aforementioned wealthy pair. Young Mr. K was something of what today we’d call a serial tech entrepreneur, and the mansion sits on a stretch of the Hudson River that was being developed to rival the grandeur of Fifth Avenue. According to a New York Times article in 2012–when the 18-room home hit the market at $40 million–the home’s current owners, Regina Kislin, a real estate developer, and her husband, photographer Anatoly Siyagine, found it in 1995 in a state of disrepair, bought it for $10 million and embarked on a facelift of epic proportions based on the potential they saw in the regal wreck, which Ms. Kislin says "...reminded my husband of the mansions in St. Petersburg back in Russia.” According to the current listing, "It is as close as a Manhattanite can come to living in a European castle." Several price chops later at $20 million (h/t TRD), it remains a pretty incredible piece of real estate, albeit with a more realistic price tag. In addition to the restoration efforts, modern touches include an elevator and an indoor pool, sauna and gym in the cellar.

East 61st Street Condo Finally Reveals Itself, $82.5M Sellout Projected

At the northeast corner of East 61st Street and Second Avenue, a long shrouded condominium project is finally showing us some skin. The 19-story building addressed at 301 East 61st Street exhibits a creamy stone exterior, with inset balconies and vertical fins projecting from a floor-to-ceiling glass curtain wall. The building is being developed by Orlando-based Inverlad Development who purchased the 3,800-square-foot lot for $15.4 million in 2012.

Pre-War Apartment in One of Jackson Heights’ Prominent Courtyard Co-ops Asks $1.1M

Jackson Heights used to be one of the few New York neighborhoods left to buy a great co-op apartment for a good deal. The prewar cooperatives there are known for their private, interior courtyards, and this building -- The Towers, at 33-27 80th Street -- has one of the best, spanning almost an entire city block. But it looks like this neighborhood is a bargain no longer. A for sale by owner listing has hit the market for a seven-bedroom, four-bedroom apartment at The Towers asking $1.1 million. (It last sold in 2011 for $675,000.) It's a huge apartment, with 1,500 square feet, and loads of beautiful prewar details. And windows from the bedrooms and kitchen offer a view down to the courtyard below.

The Bedrock Myth: The Evolution of the NYC Skyline Was More About Dollars Than Rocks

The reason so many skyscrapers are clustered Downtown and in Midtown isn't so much because of geological feasibility as because everybody else was doing it. It was long assumed that the depth of our venerable Manhattan Schist bedrock, well-suited for the construction of tall buildings, was the determinant in where the city's towers rose. Though the bedrock outcroppings are indeed at their deepest and closest to the surface in the areas where many of the city's tallest buildings are clustered, it's more likely to be coincidence than cause and effect. The real reason there's a big doughnut hole in the spiky man-made terrain between FiDi and Midtown has more to do with the way the city's dual business districts developed from a sociological and economic perspective between 1890 and 1915.

Beyond Bars: Designers Reimagine Rikers Island As a Destination

The 413-acre plot of city-owned land, most of it landfill, that makes up Rikers Island is known more for its impenetrable prison than its waterfront property and breathtaking city views. Recently City Council Speaker Melissa Mark-Viverito called for the closing of the jail complex, reports Crains, calling it an "ineffective, inefficient,” symbol of outdated policies and approach to criminal justice. An independent commission headed by Jonathan Lippman, the state's former top judge, is creating a blueprint for accomplishing the prison’s closing. There is significant opposition to the idea, though others, from Gov. Andrew Cuomo to the New York Times editorial board are behind it.

Spotlight: François Vaxelaire Blasts Tunes from a Shipping Container in a Williamsburg Parking Lot

An independent online radio featuring live DJ sets, located in a shipping container on an empty piece of land on the Williamsburg/Greenpoint border -- if your inclination is to roll your eyes at just how Brooklyn this is, you might want to reconsider. The Lot Radio was founded by 34-year-old Brussels native François Vaxelaire, who has been living in the neighborhood for the past three years. After passing by the vacant triangle day after day, and growing more and more infatuated with its strange beauty, he decided it would be the perfect home for an online radio similar to those in Europe. And after getting through the city's red tape, Lot Radio is officially up and running, save for its adjacent coffee shop and outdoor seating area that are both awaiting permits from the Department of Health. What's most interesting about Vaxelaire is that he is committed to steering clear of the Brooklyn cliches. His goal is to grow an internationally focused, New York-based radio, but in terms of the physical location, he wants local residents exiting the nearby church to feel just as welcome hanging out as would an experimental music aficionado. 6sqft recently visited him at the shipping container to learn more about this very unique idea.

Restaurateur Keith McNally’s Greenwich Village Townhouse Is on the Menu for $13.95M

After spending some time on the rental market, first at $25,000/month then $19,000/month, restaurateur Keith McNally's 4,600 square-foot Greek Revival townhouse at 105 West 11th Street is for sale for $13.95 million (h/t Curbed). The New York Times once called McNally, whose success stories include buzzy establishments like Balthazar, Cherche Midi, Odeon, Café Luxembourg, Schiller’s and Minetta Tavern, "the man who invented Downtown." McNally purchased the house in 2002 for $2.496 million. Spotlight: Ron Ben-Israel on the Art and Architecture of Creating a Wedding Cake

If you're one of the many who just got engaged over Valentine's weekend, it's time to get into planning mode, and what better way to start than with a spectacular wedding cake. A New York wedding calls for a cake that tastes great, makes a statement about the newlyweds, but can also stand on its own amidst the glamour of the Plaza, the Art-Deco glitz of the Rainbow Room, and the skyline that twinkles all around at the Mandarin Oriental. For this, brides and grooms turn to cakemaker extraordinaire Ron Ben-Israel. Throughout the planning, baking, and cake delivery processes, Ron draws on a number of disciplines, including chemistry, architecture, art, and transportation science. His cakes are versatile in style, but have a common thread that comes from attention to detail and the pursuit of excellence. He's received high praise for his cakes, with the New York Times writing of him: "Mr. Ben-Israel is the Manolo Blahnik of wedding cakes, a high-priced craftsman who knows that just as beautiful shoes are useless if they are not comfortable, beautiful cakes are useless if they are not delicious." Skyline Wars: What’s Rising in Hudson Yards, the Nation’s Largest Construction Site

Carter Uncut brings New York City’s breaking development news under the critical eye of resident architecture critic Carter B. Horsley. This week Carter brings us the third installment of “Skyline Wars,” a series that examines the explosive and unprecedented supertall phenomenon that is transforming the city’s silhouette. In this post Carter zooms in on Hudson Yards. The Hudson Yards neighborhood in Far Midtown West is one of the country’s most active construction areas. Construction cranes dot its emerging skyline and dozens more are promised now with the district's improved connection to the rest of the city. Last fall, the 7-line subway station at Eleventh Avenue and 34th Street opened with one-stop access to Times Square. The newly-minted station features a lengthy diagonal escalator bringing commuters to the front-door of the huge mixed-use project being created over the rail yards west of Tenth Avenue between 30th and 33rd streets. Originally, a second station was contemplated on 41st Street and Tenth Avenue but transit officials claimed it could not afford the $500 million expenditure, despite the enormous amount of new residential construction occurring along the far West 42nd Street corridor. Nevertheless, the finished Hudson Yards station deposits straphangers into a new diagonal boulevard and park between 10th and 11th Avenues that will ultimately stretch from the Related Companies / Oxford Property Group's Hudson Yards master plan northward to 42nd Street.

Original World Trade Center Keys Are for Sale on eBay for $489

Today's office buildings are generally accessed via sophisticated swipe cards and code systems, but when the original World Trade Center towers were built, good old fashioned keys were still in use. And, believe it or not, two separate sellers on eBay are offering up said brass keys, Untapped uncovered. The first (pictured above) has raised letters stating, “WORLD TRADE CENTER DO NOT DUPLICATE,” meaning it "was cast in brass and not printed in the locksmith department of the Twin Towers." For $489, it's being sold with a visitor's pass from when the seller's father went to the offices of financial firm Raymond James. The second key is only $250, but has engraved letters instead.

Crane Up! Third Hudson Yards Office Tower Rises to Street Level

One year since groundwork began, 55 Hudson Yards is starting its ascent into the the far west side skyline. The future 51-story, 1.3-million-square-foot tower is the third office building to rise from the 28-acre Hudson Yards master plan, behind the Coach building at 10 Hudson Yards and Time Warner's 30 Hudson Yards. Fifty-Five Hudson is being spearheaded by a partnership between Mitsui Fudosan America, Inc. (MFA), Related Companies, and Oxford Properties Group. Previously the parcel was owned by Extell Development who once planned a diagrid-ed skyscraper named One Hudson Yards (formerly the World Product Center). The site is positioned just north of the west side rail yards on a full-block parcel bound by Hudson Yards Boulevard, Eleventh Avenue, West 34th Street and West 33rd Street. The building will open onto the new Hudson Boulevard and the recently open subway station for the 7 train. A brick-faced ventilation building that serves the subway extension rises from the southwest corner of the parcel and will be absorbed into the building's massing.

Due to widespread gentrification and escalating real-estate values, the neighborhood has changed drastically and its unique appearance and character is suffering. We are here to take you on visual tour to experience how many of the truly authentic shops remain on this venerable Greenwich Village street, and to show you what has replaced the ones that have vanished. S.S. United States Likely Coming to Manhattan, Where Will It Dock?

The S.S. United States, a rusting symbol of the country's maritime might, has evaded the scrapyard and is likely coming to a Manhattan location. The S.S. United States Conservancy will hold a press event on Thursday at the Manhattan Cruise Terminal, revealing the 63-year-old ocean liner's future home. The conservancy sent out an S.O.S. to New Yorkers interested in rescuing the vessel and revamping its 600,000 square feet of space into a self-sustaining business. Prior visions have ranged from tech offices, hotel rooms, housing, entertainment spaces, museums, and a maritime school. The location of the press event, near the United States Lines’ former terminal at Pier 86, is a clear give-away that the ship will be relocated to the city. Previously the developers of the SuperPier project had expressed interest in docking the ship alongside Pier 57, and several years back an idea was floated to dock the ship further south alongside Pier 40. More recently, rumors have honed in on three locations: a Brooklyn pier within the Gowanus Bay Terminal in Red Hook; Pier 36 just north of the Manhattan Bridge; and an undisclosed Manhattan location that is likely on the west side.

Donald Trump’s United Nations Tower Is the City’s Most Valuable Condo

He may have taken a hit last night with his anti-debate veterans rally, but Donald Trump has come out on top here in the city. The Real Deal analyzed the Department of Finance’s preliminary tax rolls and found that his Trump World Tower at 845 United Nations Plaza is the most valuable condo building in New York City based on tax collection purposes. "The 362 condo units in the Midtown East building, which Trump completed in 2001, have a total market value of $238.27 million in fiscal year 2016," they say. To boot, Trump Place at 220 Riverside Boulevard comes in eighth on the list.

Famous Magician Tries to Escape His Greenwich Village Apartment for $2.3M

Remember David Blaine –the magician who's pulled stunts like encasing himself in a block of ice for over 63 hours and sealing himself inside a plexiglass case for 44 days with no food? Well, apparently after all these wild endeavors he needed a nice, tranquil place to come home to. The Observer reports that Brooklyn-born Blaine has put his modern/cool Greenwich Village apartment on the market for $2.27 million. He bought the top-floor, corner two-bedroom unit at 41 Fifth Avenue back in 1998, just as he was gaining worldwide fame. And though he moved to Tribeca several years later, he's held onto the unit until now.

Savanna Fund Files Permits to Demolish Billionaires’ Row Building

New York City-based real estate private equity firm Savanna Fund has filed permits with the Department of Buildings to demolish a 12-story, 36,000-square-foot office building at 106 West 56th Street. No plans for the 5,000-square-foot lot have been announced, but its location along Billionaires' Row and three blocks south of Central Park makes it well suited for another slender residential or hotel tower. The 50-foot by 100-foot lot is zoned at one of the city's highest as-of-right densities and could therefore yield a building of roughly 80,000 square feet of zoning area without any development rights transfers. Above 350 feet in height, north facing spaces would have partial views of Central Park.
