Famed architect Robert A.M. Stern dies at 86

Acclaimed architect Robert A.M. Stern, who over his career built one of the world’s most influential architecture firms and left an enduring mark on the New York City skyline, died last Thursday at the age of 86. The Brooklyn-born architect founded Robert A.M. Stern Architects (RAMSA) in 1969 and went on to build a portfolio that ranged from luxury residential buildings like 15 Central Park West to major institutional projects such as the expansion of the New York Historical. Stern served as dean of the Yale School of Architecture from 1998 to 2016. His son Nicholas told the New York Times that the cause of death was a brief pulmonary illness.

Vornado reveals plans for apartment tower across from Madison Square Garden

Vornado Realty Trust has unveiled long-rumored plans for a new apartment building across from Madison Square Garden and Penn Station. As first reported by Crain's, Vornado President Michael Franco said during an investor conference last week that the firm will spend roughly $350 million to build a 475-unit rental at the northeast corner of West 34th Street and Eighth Avenue, across the street from the World's Most Famous Arena (and most infamous transit hub). The project is part of Vornado’s broader effort to redevelop the blocks around Penn Station, an effort slowed in recent years by market conditions.

An apartment in the West Village has sold for $60 million, becoming the most expensive condo ever sold in downtown Manhattan. The five-bedroom duplex at 150 Charles Street, a 15-story full-service building on the Hudson River designed by COOKFOX Architects, fetched about double what the prior owners paid.

NYC’s 10 best-selling residential buildings of 2024

A new report from CityRealty reveals New York City's best-selling residential buildings of 2024. Last year's total sales by dollar amount remained just under $22 billion, falling below the 10-year average of $26.9 billion, likely due to high interest rates and global uncertainties. But the luxury market remained strong, with the majority of best-selling buildings being all new developments, including One High Line and Aman New York Residences, which top the list. As CityRealty notes, the 30 top-selling buildings in Manhattan accounted for $4.4 billion in sales, 992 units sold, and 20 percent of the borough's total apartment sales by dollar volume.

Billionaires’ Row condo sells for $82.5M, NYC’s priciest deal of the year

Media executive Byron Allen has sold his condo on Billionaires' Row for $82.5 million, marking New York City's priciest deal of the year so far. As first reported by the Wall Street Journal, Allen paid $75 million in 2023 for the five-bedroom pad at 220 Central Park South, a limestone-clad tower designed by Robert A.M. Stern that is considered one of the most expensive condo buildings in the country.

Aman New York penthouse sells for $135M

A five-story penthouse at the Aman New York at 730 Fifth Avenue has sold for $135 million, marking New York City's most expensive sale of the year. As first reported by Bloomberg, the deal surpasses a $115 million penthouse at Central Park Tower that closed in June. The 12,500-square-foot sky mansion aptly sits in the actual crown of the 100-year-old Midtown Manhattan tower, known as the Crown Building for its gilded exterior. Opened in 2022, the Aman New York is an ultra-luxury hotel-condo with 83 hotel rooms and 22 residences. The Wall Street Journal on Thursday identified Vladislav Doronin, the billionaire and founder of OKO Group, the developer of the Aman, as the buyer of the record-breaking penthouse.

$19.5M Tribeca townhouse of late designer Thierry Despont sells after three years

The Tribeca townhouse of late French architect Thierry Despont, best known for renovating New York City landmarks like the Statue of Liberty and the Carlyle Hotel, has finally sold after three years on the market. The five-bedroom townhouse at 182 Franklin Street entered contract with an asking price of 19.5 million, according to CityRealty. Despont, who died in August at the age of 75, listed the property in 2021 for $25 million.

This 11,135-square-foot four-story home at 421 West 250th Street in the Riverdale section of the Bronx has the distinction of being the borough's record-holding big-ticket residential listing, according to Mansion Global. Designed by prolific New York City firm Robert A.M. Stern Architects in 2005, the gingerbread-esque mansion sits on just over a half-acre in the private Villanova Heights subdivision. A pitched roof with a trio of whimsical dormers and delphinium blue window shutters provide a rustic air to its architectural simplicity. Within, an elevator makes travel between living, sleeping, and recreation floors convenient to all residents. Previously, the borough's highest-price listing was a $7 million neo-Georgian brick home in Fieldston.

Thierry Despont, a French-born designer who specializes in high-end designs and renovations for residential buildings and hotels around the world, listed his luxe five-floor townhouse at 182 Franklin Street for $24,999,999. Despont bought the home 25 years ago and converted the 1915-constructed building into a sprawling single-family home.

Robert A.M. Stern will design affordable Bronx building with 40 apartments for sale

About a month after Robert A.M. Stern's affordable rental building opened in Brooklyn, the renowned architect's firm has been tapped to design another residential development designated for low-income New Yorkers. The city's Department of Housing Preservation and Development last week announced a project to bring 40 homeownership opportunities to a new 8-story building in the Bronx, which will be designed by Robert A.M. Stern Architects (RAMSA) and developed in collaboration with Habitat for Humanity, Camber Property Group, Almat Urban, and Interboro Community Land Trust. The building, located near Claremont Park, will have apartments that are affordable to families of three earning up to $93,000 annually.

Shortly after returning to Earth following a quick journey into space last month, billionaire Jeff Bezos bought another apartment at a Flatiron building for an otherworldly $23 million. As first reported by the New York Post, Bezos has picked up a four-bedroom unit at 212 Fifth Avenue, where he already owns a three-story penthouse and three residences below it. With this latest addition to his real estate portfolio, the Amazon founder now owns $119 million worth of apartments in this condo building.

An affordable housing development designed by an architecture firm known for its pricey condo towers officially opened in Brooklyn this week. Located on the corner of Livonia Avenue and Grafton Street in Brownsville, Edwin's Place was designed by Robert A.M. Stern Architects (RAMSA), the team behind renowned buildings like 220 Central Park South, 15 Central Park West, and 70 Vestry Street, all of which have apartments that cost millions of dollars. At Edwin's Place, there are 125 units of affordable and supportive housing set aside for formerly homeless families and low-income New Yorkers.

NYC sees end-of-year residential sales surge, especially in Brooklyn and Queens

After three consecutive quarters of decline, the total residential sales volume and residential transactions in New York City during the final quarter of last year increased considerably. According to a new report released this week by the Real Estate Board of New York (REBNY), total sales increased to $9 billion in Q4 2020 from $6.5 billion in Q3, a roughly 40 percent increase in sales volume. Notably, the outer boroughs drove the surge in sales, with a sales volume increase of 90 percent in Brooklyn and 69 percent in Queens during this period.

2020 luxury home sales rose 270% in some upstate New York counties

It's not news at this point that throughout 2020 the suburbs of New York City were flooded with new home buyers, pushing up prices and leading to unbelievable bidding wars. But what is news is just how much certain upstate areas saw a rise. According to Houlihan Lawrence's Q4 2020 Market Report, Putnam and Dutchess counties saw a 269-percent increase in home sales $1 million and over. And in Westchester county, sales $2M and higher grew by approximately 53 percent.

$57M penthouse at 111 West 57th Street joins list of NYC’s priciest pandemic sales

A penthouse apartment at the supertall 111 West 57th Street has sold for over $50 million, making it one of the priciest real estate deals in the city since the coronavirus pandemic struck this spring. Duplex Penthouse 75 sold "for around the list price" of $57 million, according to a spokesperson for the Billionaires' Row development. The two-level apartment has four bedrooms, five and a half baths, and boasts 14-foot ceilings and incredible views of Central Park.
