Luciano Pavarotti’s $10.5M Pied-à-Terre and Next Door Unit Listed as $20M Combo

The 2,000-square-foot co-op at the Hampshire House at 150 Central Park South that was for three decades the favorite Manhattan pied-à-terre of the late operatic tenor Luciano Pavarotti, is for sale for $10.5M–or as part of a two-unit, $20.5 million option to create a 3,300 square-foot three-bedroom dream home with two balconies and iconic Central Park views. The neighboring two-bedroom apartment–listed in February for $10 million–is about half the size of Pavarotti's place, but has a 40-foot terrace with park views from every room. The resulting three-bedroom combo has 72 feet of park frontage and the kind of stunning views Central Park South is known for. The opera star, who passed away in 2007, had several apartments in the city but was particularly fond of this one, in part because of its proximity to the Met. The other two members of the "Three Tenors" opera supergroup, Plácido Domingo and José Carreras have lived at this building as well at various times.

Frank Lloyd Wright’s Former Plaza Suite Gets a Price Cut to $26M

The 4,000-square-foot Plaza suite that Frank Lloyd Wright once briefly called home just got a price reduction (and a broker change) from $39.5 million to $26 million (h/t Curbed). As 6sqft discovered last year, Wright lived in the corner apartment from 1954 to 1959 while he was working on the Guggenheim Museum. Though the architect's past residency certainly adds interest, the impressive pad at 1 Central Park South does a fine job impressing us on its own—and we're not alone, clearly, since the home was featured in Architectural Digest in 2014. Current owners James and Lisa Cohen (chairman of Hudson Media and home editor at DuJour magazine, respectively) bought the sprawling condo for $13 million in 2009 to use as a Manhattan pied-a-terre (their main residence is in New Jersey). Then they proceeded to gut-renovate and redesign the home with help from Louis Lisboa of VL Architects and interior designer Susanna Maggard. The apartment headed back to the market last year for a renovation-reflecting $39.5 million. Now the colorful, luxurious and impossibly large four-bedroom pad is asking a significantly slimmer but still sizeable $26 million.

MAPS: Where to Find the Best Studio Rental Bargains Right Now

Last week we took a look at the lowest priced studio condominiums in Manhattan and northern Brooklyn. Now, here's a glance at the lowest priced rental studio units currently on the market. More than 60 percent of city-dwellers are renters—that's more than double the national average. And with the rental vacancy rate hovering around three percent, it's no surprise NYC is among the most expensive places to rent in the country. The most affordable neighborhood in Manhattan or northern Brooklyn to find a studio rental apartment is Bedford-Stuyvesant, where the median rent is $1,422 per month. Bed-Stuy is then closely followed by Crown Heights and Harlem, with median rents of $1,550 per month. The most expensive neighborhoods to rent in are NoLiTa ($3,848), the Lower East Side ($3,489), and TriBeCa ($3,465). Below you'll find a list of ten of the best individual studio deals on the market right now, and a map showing the studios priced farthest below their neighborhood medians. Donald Trump’s United Nations Tower Is the City’s Most Valuable Condo

He may have taken a hit last night with his anti-debate veterans rally, but Donald Trump has come out on top here in the city. The Real Deal analyzed the Department of Finance’s preliminary tax rolls and found that his Trump World Tower at 845 United Nations Plaza is the most valuable condo building in New York City based on tax collection purposes. "The 362 condo units in the Midtown East building, which Trump completed in 2001, have a total market value of $238.27 million in fiscal year 2016," they say. To boot, Trump Place at 220 Riverside Boulevard comes in eighth on the list.

While it’s not exactly what we’d call affordable housing, you don’t have to be as rich as Yoko Ono or as famous as Lauren Bacall (whose apartment recently sold for $21 million) to live in the iconic Dakota overlooking Central Park. Spotlight: Hands On’s Beth Prevor Connects the Deaf and Theater Communities in NYC

When New Yorkers plan a night at the theater, they likely focus on snagging the best seat in the house. For deaf theatergoers whose first language is sign language, attending a musical or play is a bit different, as they require an interpreter to sign the drama and humor. For a long time, accessibility to interpreted performances was limited, but thanks to the organization Hands On, the deaf community now has the opportunity to attend numerous off-Broadway and nonprofit theatrical happenings in the city. In addition to providing access to interpreted performances, Hands On also creates a master calendar of all local cultural events open to the deaf community. Beth Prevor is one of the nonprofit’s founders and serves as its Executive Director. She first became interested in bringing the theatrical and deaf communities together after serving as a stage manager for a production that included deaf performers. Over the last 30-plus years, her work has helped change the city’s arts landscape for deaf individuals. We recently spoke with Beth to learn more about Hands On's work, the challenges of interpreting theater, and the organization's goals for the future.

Tribeca ‘Suburban’ Mansion With Pool and Three-Car Garage Chops Price to $44.5M

When you think about a home with a pool, a full-house backup generator and a three-car garage, downtown Manhattan probably isn't the first location you think of–but this off-the-hook urban mansion at 2 North Moore Street in the heart of Tribeca could rival many a compound in the Hamptons. The turnkey billionaire’s bunker was built in 2008 and purchased in 2010 by financier Mark Zittman for $24 million, who hit recycle and put it back on the market unchanged in 2014 for $48M; after having no luck finding a buyer, the price was reduced to $46 million, 50-foot skylit lap pool pool, three-car garage and all. Now, with a $1.5M reduction, the search continues. The fact that you could fit an entire hotel inside this 11,200 square-foot dusky-hued modern masterpiece (whose facade actually does resemble a chic downtown boutique hotel a bit) will surely appeal to someone, though there’s definitely a limited market for eight-figure suburb-in-the-city dwellings, so it may take a while.

New Renderings of Vinoly’s 125 Greenwich Street, Downtown’s Future Tallest Residential Skyscraper

On the 14th anniversary of the day that caused the city to question our skyward building ambitions, we give you a new look at lower Manhattan's future tallest apartment tower, 125 Greenwich Street. Not only has the city regained its confidence in building high again, but it has now been feverishly erecting 1,000-plus-foot supertall towers at a faster rate than nearly any other global metropolis. This particular residential spire will soar 77 stories and roughly 1,100 feet high, some 200 feet taller than downtown's next tallest ground-up residential buildings, 30 Park Place (937 feet) and New York by Gehry (870 feet).

City Defends Supertalls, Won’t Limit Size of Midtown Towers

The Department of City Planning announced that although it shares residents' concerns about the effects of the new crop of supertall towers rising near Central Park, it does not intend to lower the size limits on buildings in the dense Midtown district. Crain's reports that department director Carl Weisbrod said in a written response to elected officials on August 12 that the slender structures may actually preserve historic buildings nearby and that they enhance the city's iconic skyline.

My 500sqft: Artist Hector Castaneda Invites Us into His Spanish Harlem One-Bedroom ‘Museum’

Located in an unassuming low-rise walk-up in Spanish Harlem is a tiny apartment with no views, a small living room, and thousands of pieces of one-of-a-kind art from around the world. Its owner, Hector Castaneda, is a world traveller who's visited more than 50 countries over the last 15 years. While most folks are happy simply snapping a few photos and heading home after a week or two, Hector is all about immersion and spends months at a time in some of the world's most exotic and extreme locales. As Hector travels the world he picks up art, tapestry, sculptures, furniture, and musical instruments from every country, which today magically fill every nook and cranny of his 500-square-foot apartment. "He is the only person I know who can turn a dingy walk-up building apartment into a work of art—it's really a private New York Museum and Hector is the curator," his friend Lisa Monroig told us. Once we heard that, we knew we had to pay him a visit.

New Renderings for 212 Fifth Avenue Show a Whimsical Top-Floor Restaurant and Enormous Clock

With the debut of their newly-sharpened website, the visual-realization whizzes at AJSNY are seeking to steal some Apple Watch buzz with this stunningly whimsical rooftop addition atop the now-under-conversion 212 Fifth Avenue in Nomad. The conceptual vision, designed by the rendering team themselves, shows a bronze-clad, multi-story addition wrapped with sinuous ribbons framing an enormous south-facing clock. Below the steampunk-esque penthouse, AJSNY depicts a standard condo-conversion affair of open layouts and double-height spaces for the 1913 neo-medieval tower. The team's images also give us an idea of what the official owners–Madison Equities, Thor Equities, and Building and Land Technology–have in mind for this quintessential Manhattan address. The scheme is not official or approved, but it certainly is creative.

Bed-Stuy: From Harlem and Hip-Hop to Hipsters, Hassids and High Rents

Brooklyn is changing fast and at the forefront of this is Bedford-Stuyvesant—or as it's more commonly known, Bed-Stuy. Like most New York neighborhoods, Bed-Stuy has had its ups and downs, its most notable down being the 80s and 90s when crime and drugs were at a record high. But as hard as the times may have gotten, the neighborhood has maintained itself as one of the city's most culturally significant. Bed-Stuy has long been home to one of the largest concentrations of African-Americans in New York, it boasts beautiful well-preserved architecture spanning countless styles and centuries, and of course, there is the neighborhood's central role in the hip-hop movement.

Coffee Culture: Are Neighborhood Cafes the First Sign of Gentrification?

From “coffices” to lab-like minimalist gourmet coffee meccas to cozy neighborhood hangouts, neighborhood cafes are a fine example of the essential “third place” mentioned in discussions of community dynamics: that place, neither work nor home, where regulars gather and everyone’s welcome. Along with yoga studios, art galleries, community gardens, vintage clothing shops, restaurants with pedigreed owners and adventurous menus and, some say, a change in the offerings on local grocery shelves, cafes are often the earliest sign of neighborhood change. The neighborhood cafe serves as a testing ground for community cohesiveness while adventurous entrepreneurs test the still-unfamiliar waters around them. Beyond the literal gesture of offering sustenance, cafes provide a place where you can actually see who your neighbors are and appreciate the fact that at least some of them are willing to make an investment locally.

Palaces for the People: Where to See the Timeless Tiled Works of Guastavino in NYC

In New York, many of the grand Beaux-Arts masterpieces — Grand Central Terminal, the Queensboro Bridge, the City Hall subway station, Columbia University, and the Cathedral of St. John the Divine — have one striking element in common: Guastavino tiles. Spanish architect and builder Rafael Guastavino and his son Rafael Jr. brought with them to New York at the end of the 19th century a Mediterranean design technique from the 14th century for thin-tile structural vaulting. The expertly engineered and architecturally beautiful vaults were lightweight, fireproof, load-bearing, cost-efficient, and able to span large interior areas. Today there are over 250 Guastavino works in New York City alone, not to mention the 1,000 throughout the U.S. The Museum of the City of New York's current exhibition, Palaces for the People: Guastavino and the Art of Structural Tile, explores Guastavinos's spaces in New York and showcases "never-before-seen objects, artifacts, photographs, and documents." We couldn't help doing a little Guastavino exploration ourselves, and have put together some of our favorite tiled sites that you can actually visit.
