Here's your chance to sleep in a yellow cab without worrying about the meter. A listing has popped up on Airbnb for a "cozy one-of-a-kind NYC taxi van" that's been "renovated into swanky living quarters." This renovation outfitted the vehicle with a full-size bed that comes with soft pillows and bright yellow sheets (how fitting), a portable wireless air conditioner, and, according to the reviews, a couple bottles of Fiji Water. The $39/night price tag also covers the Long Island City location with views of the Manhattan skyline that's walking distance to a bathroom and cafes with WiFi.

Leasing Launches at Luna LIC, Offering Free Month Rent With Units Starting at $1,962

Luna LIC has kicked off leasing on its 124 rental homes priced a fraction less than similar units in Manhattan. Situated one subway stop from Midtown at 42-15 Crescent Street within the Queens Plaza section of Long Island City, the leasing team for a limited time is offering a month's free rent and no broker's fee for incoming lease signors. Current availabilities specify net effective rents beginning at $1,962/month for studios, $2,399 for one-bedrooms and $3,599 for two-bedrooms.

LaGuardia Airport Overhaul Will Cost More Than $7B, Cuomo Releases New Renderings

Since Governor Cuomo announced his plans last July for LaGuardia Airport's long-awaited revamp, the price tag has been set at $4 billion, but yesterday at a groundbreaking for the project, that number rose to a whopping $7 billion, reports The Real Deal. Alongside Vice President Biden, the Governor explained that phase one, which includes the replacement of the Central Terminal Building (Terminal B), will carry the $4 billion cost, while the redevelopment of Delta's Terminals C and D will require another $3 billion. And that's not all; the new AirTrain and 24-hour ferry service will require even more funds. Aside from the updated cost estimates, Tuesday's affair also brought new details and renderings.

Construction on LaGuardia AirTrain Kicks Off This Afternoon

Earlier this month, it was announced that work on Governor Cuomo's $4 billion overhaul of LaGuardia Airport would begin this summer, and today NY1 reports that a groundbreaking ceremony for the new AirTrain (part of the overall modernization plan) is taking place this afternoon. It will span 1.5 miles along the Grand Central Parkway, connecting with the 7 train and Long Island Railroad at Willets Point. A 2015 estimate put its cost at $450 million.

A Rare Historic Townhouse in Long Island City Asks $2.4M

Long Island City is a neighborhood better known for its warehouses and new waterfront development than it is historic townhouses. But there are a few blocks of the neighborhood that look more Brooklyn than Queens, with 19th century townhouses along tree-lined streets. $4B Overhaul of LaGuardia Airport to Begin This Summer, New Renderings

When Governor Cuomo revealed details and flashy renderings for his planned $4 billion overhaul of LaGuardia Airport, he assured New Yorkers "It’s not a plan; it’s not a sketch; it’s not a dream; it’s not a vision—it’s actually happening." And he wasn't kidding; LaGuardia Gateway Partners, a public-private partnership formed by the Port Authority of New York and New Jersey, announced yesterday that they closed on the deal to develop a "replacement to the maligned LaGuardia Airport's Central Terminal Building and operate the new facility through 2050," according to Crain's. With work expected to kick off this summer, Curbed has also uncovered a few new renderings of the plan.

$40 Million Overhaul Will Make 8 Parks More Neighborhood-Friendly

The city has announced plans to make eight of the city's parks more welcoming and integrated into their surrounding neighborhoods, the New York Times reports. According to officials, the green-space face-lifts are part of a plan to improve city parks and part of the larger goal of having 85 percent of New Yorkers living within walking distance of a park. The parks, chosen by a nomination process that used feedback from residents, include Seward Park on the Lower East Side of Manhattan, Faber Pool and Park on the North Shore of Staten Island, Jackie Robinson Park in northern Manhattan, Van Cortlandt Park and Hugh Grant Circle and Virginia Park in the Bronx, Flushing Meadows-Corona Park in Queens, and Fort Greene and Prospect Parks in Brooklyn. According to parks commissioner Mitchell J. Silver, the many improvement suggestions the city received were "proof positive of how excited New Yorkers are to increase accessibility and openness in their favorite parks.”

Only One Unit Remains at Long Island City’s Baker House, Now Offering Two Months Free Rent

Not all of Long Island City's new developments are gargantuan or fully encased in glass. One such anomaly is Ranger Properties' recently opened rental building called the Baker House. Replacing a building that housed the Bakers Union Local 3, the development rises a modest nine floors within the human-scaled confines of the Dutch Kills section of the neighborhood, the 47,000 square-foot building was designed by Fogarty Finger Architects and boasts a tasteful exterior of red brick, metal and staggered floor to ceiling glass windows. Inside are 48 light-bathed apartments ranging from studios to two-bedroom layouts. Remarkably, after debuting on the market just earlier this year, the leasing agents at Modern Spaces have all but one of the units accounted for. The sole remaining home is a 700 square-foot, one-bedrooms, one-bathroom on the eighth floor, priced at a net-effective rent of $2,529/month. All residences are outfitted with white oak hardwood floors, Carrara marble baths, and open kitchens with Pedini cabinets and Bosch appliances.

Brooklyn-Queens Streetcar Gets a New Website With More Details and Images

Friends of the Brooklyn Queens Connector launched a brand new website yesterday, revealing not only more images of how the streetcar could fit in with the various neighborhoods it would serve, but also the names of the developers, transportation experts and civic organizers involved in pushing the lightrail project forward. As listed on the site, members of the advocacy group include former MTA head and mayoral candidate Joe Lhota, big names hailing from the likes of Tishman Speyer, Steiner Studios and Two Trees Development, and a number of local groups, including the Fifth Avenue Committee, Industry City and DUMBO BID. According to DNA Info, over the next 16 months, the committee will attempt to get additional neighborhood groups and residents along the streetcar's 16-mile route involved in the city's public planning process, which in turn should drive more support and funding.

Lissoni Architettura Conceptualizes a Submerged Aquarium in the East River

By now we all know about the urban design fad of floating things in NYC's rivers (Pier55, +Pool, this island), but here's a concept for an under-water public space off Long Island City. Untapped took a look at this proposal for a submerged aquarium from Milan-based architecture firm Lissoni Architettura. Titled NYCAquatrium, it will likely never get built since it's just the winning entry in Arch Out Loud's ideas competition for a New York City aquarium and public waterfront, but it's certainly an innovative project.

Queens’ Tallest Tower Gets Bumped to Supertall Status at 984 Feet

In February, Flushing-based developer Chris Jiashu Xu of United Construction & Development Group filed plans for a 79-story, 964-foot residential tower in Long Island City, giving it the title of would-be tallest tower in Queens. Dubbed Court Square City View Tower, it's located just north of One Court Square (the borough's current tallest building at 658 feet), but new information reveals that it will now steal the title by even more of a landslide. The developer put in a request with the Federal Aviation Administration for a 984-foot-tall tower, sending it into supertall territory. And with its mechanical bulkhead, the structure will rise 1,000 feet.

Skyline Wars: As Queens Begins to Catch Up, A Look at the Towers Defining Its Silhouette

Carter Uncut brings New York City’s latest development news under the critical eye of resident architecture critic Carter B. Horsley. Here, Carter brings us his sixth installment of “Skyline Wars,” a series that examines the explosive and unprecedented supertall phenomenon that is transforming the city’s silhouette. In this post Carter looks at the new towers defining the Queens skyline. For a long time, the glass tower erected by Citibank was the lone skyscraper of note in Queens. Known initially as Citicorp at Court Square, it was built in 1989 and designed by Raul de Armas of SOM as a blue-green metal-panel-and-glass office tower with just a few setbacks at its 633-foot-high top—an extremely clean-cut, modern obelisk of fine proportions. In a 1988 article in The New York Times, Anthony DePalma wrote that the tower “dominates the Queens skyline like a sequoia in the desert” and Paul Goldberger, then the newspaper’s architecture critic, wrote the tower was “rapidly becoming one of the most conspicuous structures in the entire city.” He added, “It is a very unlikely thing, this building—no other skyscraper in New York is remotely like the Citicorp tower, not so much for its design as for the fact that it stands free, alone in this landscape of gas stations, warehouses and row houses,” The bank tower transformed “the landscape of New York” and “no longer does Manhattan virtually by itself control the skyline,” Mr. Goldberger continued. “Skyscrapers built at random all over New York would be devastating, but an occasional exclamation point, well designed and carefully placed, will do the skyline no grievous harm,” he concluded. This is a very important but also very controversial point as currently evidenced in Manhattan where traditional precincts are being pin-pricked to exhaustion and confusion by supertalls.

Funky Rockaway Houseboat Dubbed ‘Ziggy Stardust’ Now Renting for $850/Night

For $850 a night you could nab a room at the iconic Plaza Hotel or something much, much less traditional: a houseboat in the waters of Far Rockaway owned by a Vermont hipster. That's right, this kooky houseboat, dubbed the Ziggy Stardust, is up for rent at the aforementioned nightly price through Airbnb. It is pretty decked out inside with surfboards, guitars, and pieces of reclaimed driftwood. We'll go out on a limb and say it's one of the most unique places to spend a night in New York City.

Zoe Saldana Sells Kew Gardens Co-op for $280K

"Star Trek" and "Avatar" star Zoe Saldana is letting go of her Queens roots, as the Post reports that the actress has sold her Kew Gardens co-op for $280,000. Saldana spent her early life not far away in Jackson Heights and has owned the apartment at 118-18 Union Turnpike since at least 2002, before she really hit it big. The two-bedroom spread is nothing fancy, but is located in a doorman building and features stainless steel appliances, spacious bedrooms, and lots of closet space.

Rent Governor Cuomo’s Former Douglaston Manor for $6,000/Month

Last year, Governor Cuomo's former mansion in the suburban waterfront enclave of Douglaston, Queens hit the market looking like something straight out of the Great Gatsby. Cuomo lived in the sprawling home with his ex wife Kerry Kennedy, but sold it in 1993, when he joined the Clinton administration. It's a six-bedroom, Mediterranean-style manor that was constructed in the 1920s and was asking $2.7 million. In January, the home sold for a cool $2.4 million. And the new buyers have listed it for rent, asking $6,000 a month. In Manhattan, $6,000 a month could definitely get you a nice apartment, but it couldn't get you a mansion and outdoor space this impressive. It's enough to lure a person way out to Douglaston.

See New Nighttime Renderings of Long Island City’s Upcoming Dream Hotel

Near Long Island City's East River waterfront, work has begun on an eleven-story, 199-room DREAM Hotel conceived through a joint venture between Millhouse Peck Properties, Barone Management and MATT Development. The hotel will rise from a full-block, commercially-zoned lot between 44th Road, 44th Avenue, and 9th and 10th streets, which was previously home to Manhattan Cabinetry's factory building (the company has since relocated those operations to Woodside). Stephen B. Jacobs Group has been tapped as the architect and the studio has designed a Standard Hotel-esque tower where the room floors are pitched above various restaurants, bars and outdoor terraces. New nighttime renderings show windows framed by LED lighting. A previous image suggested the developers were looking to salvage a corner facade of the factory-building, but the facade is no longer depicted in the new set of renderings and the entire factory structure has been cleared from the site.

Apply for 83 Affordable Apartments in Astoria, Starting at $895/Month

The affordable housing lottery has commenced for 83 brand new apartments at the Steinway Estates in Astoria, per the NYC HPD. Units will range from $895/month studios to $2,586/month three-bedrooms, with annual income requirements varying from $32,023 for a single-person household to $130,260 for a six-person household. The development at 19-80 Steinway Street is on the edge of the Steinway IBZ (Industrial Business Zone) and was originally known as the Vesta or Vesta Q when it first surfaced as a mixed-use project back in 2008. Exact details on the building aren't clear, but renderings from Garrett Gourlay Architect show a four-story, corner-lot structure with landscaped outdoor areas and contemporary apartments.

We may most often think of the Hunters Point section of Long Island City as the home of a decade-plus building boom that has resulted in a neighborhood of glassy luxury condo and rental towers with amenities galore. The Lost Subway Line of the 1939-1940 World’s Fair

There was, for a short time, a line of the IND (Independent) subway that was built for the 1939/1940 World’s Fair in Flushing Meadows-Corona Park, the second most expansive American world's fair of all time (second only to the St. Louis Louisiana Purchase Exposition of 1904). The event brought over 44 million people to the Flushing Meadows-Corona Park site. To make visting the fair more convenient, the city created a new dedicated subway line extension and terminal, then the only line owned by the city. The extension began on a bridge (called a flying junction) running through Jamaica Yard near what is now the Forest Hills-71st Street stop on today's M/R lines. The extension turned north along the east side of Flushing Meadows-Corona Park over a wooden trestle and ended at the newly-created World’s Fair Terminal Station, which had two tracks and three platforms. The two-mile addition cost $1.7 million to build.

Pre-War Apartment in One of Jackson Heights’ Prominent Courtyard Co-ops Asks $1.1M

Jackson Heights used to be one of the few New York neighborhoods left to buy a great co-op apartment for a good deal. The prewar cooperatives there are known for their private, interior courtyards, and this building -- The Towers, at 33-27 80th Street -- has one of the best, spanning almost an entire city block. But it looks like this neighborhood is a bargain no longer. A for sale by owner listing has hit the market for a seven-bedroom, four-bedroom apartment at The Towers asking $1.1 million. (It last sold in 2011 for $675,000.) It's a huge apartment, with 1,500 square feet, and loads of beautiful prewar details. And windows from the bedrooms and kitchen offer a view down to the courtyard below.

First Look at MY Architect’s 19-Story Hotel Set for Jamaica’s Transit Hub

With all corners of the city bursting at their seams, once overlooked business nodes are experiencing a resurgence of construction activity. Perhaps most foreign and far-flung to Manhattanites is Jamaica, Queens, where a cluster of high-rises is rising around its transit hub, which serves LIRR commuters and is a terminus to JFK's AirTrain network. The neighborhood's latest large project to come forward is from Flushing-based Ampiera Group, who have proposed a 100,000-square-foot hotel and office tower at 90-75 Sutphin Boulevard, just one block from the transit center. The building's exterior, comprised of a mix of glass and stone, is designed by MY Architect, who are working with the development team on at least two Long Island City projects. Approved permits and documents filed last summer co-align with images published on the architect's website that call for a double-winged building with a low-rise leg fronting Sutphin Boulevard. The low-slung retail buildings along Archer Avenue will be demolished to create a plaza at the foot of the tower.

Pricing and Renderings Released for the Jackson, Industrial-Inspired Condo in Long Island City

Situated squarely between Long Island City's waterfront towers and its burgeoning Court Square and Queens Plaza business districts, an upcoming industrially-inspired condominium named the Jackson is beginning construction work. On Friday, the New York Times unveiled pricing information for the 70,000-square-foot project, and a polished set of renderings has been published on the developer's website. The 11-story, 54-unit project is being shepherded by a joint-venture among Charney Construction & Development, Ascent Development, and Tavros Capital. The development site, located around the corner from MoMA PS1, was formerly occupied by a parking lot and a nondescript two-story building. Fogarty Finger, the building's architects, have designed several other low- to mid-scale residential projects in LIC that complement the fleetingly-gritty neighborhood's aesthetic. Here they accomplish that by using raw material such as steel, concrete, and wood, as well as oversized windows that feel like an old industrial loft building.

‘Fatal Flaw Analysis’ Says Brooklyn-Queens Streetcar Could Require Two New Bridges

The proposed Brooklyn-Queens Connector (BQX) streetcar may require the construction of two new bridges, one over Newtown Creek and another over the Gowanus Canal. The New York Times reported that the potential need for the new bridges–the Pulaski Bridge and the bridge across the Gowanus Canal at Hamilton Avenue might not be able to accommodate streetcars–was one of the more substantial details released by Deputy Mayor Alicia Glen and other top officials Friday. In a "fatal-flaw analysis," it was found that that though there would be "major challenges" to creating the system, it was feasible, Ms. Glen said. Like all things New York City, the proposed BQX proposal "would dwarf other recent streetcar systems in the United States." The cost involved in constructing the new bridges is already included in the project's $2.5 billion cost estimate. They would include bicycle and pedestrian paths.

The Brooklyn-Queens Streetcar Would Run Entirely Through Flood Zones

Leading up to Mayor de Blasio's press conference on Tuesday about his proposed Brooklyn-Queens streetcar plan, the internet has been abuzz with criticism and concerns, including whether or not it will accept MetroCard transfers, how it won't really connect to existing subway lines, funding matters, and the issue that the system may favor "tourists and yuppies." But Streetsblog makes another very interesting point–the fact that the proposed route will run almost entirely through city- and FEMA-designated high-risk flood zones, which "raises questions about how the streetcar infrastructure and vehicles would be protected from storm surges, as well as the general wisdom of siting a project that’s supposed to spur development in a flood-prone area."
