Google on Wednesday officially opened its newest New York City office. What once was a freight terminal in an industrial section of lower Manhattan is now a high-performing modern workplace for thousands of employees. Anchoring Google's larger campus in Hudson Square, the historic St. John's Terminal building at 550 Washington Street has been reimagined by COOKFOX Architects with a nine-floor addition atop three existing floors, a sustainable and biophilic design, diverse work areas, and outdoor communal spaces with Hudson River views.

Museum honoring the legacy of Jackie Robinson opens in NYC

A museum dedicated to the life and legacy of Jackie Robinson opened in New York City on Tuesday. Located at 75 Varick Street in Hudson Square, the 19,380-square-foot Jackie Robinson Museum celebrates both Robinson's baseball achievements, as well as his role in the civil rights movement, and encourages a conversation about race and social issues. Designed by Gensler, the museum features immersive exhibits and artifacts, from an interactive model of Ebbets Field to his Dodgers home uniform.

Sustainable waterfront office tower 555 Greenwich Street tops out in Hudson Square

Hudson Square Properties, a joint venture of Trinity Church Wall Street and Norges Bank Investment Management with Hines, on Tuesday announced the topping out of their new office tower in Hudson Square. Located at 555 Greenwich Street, the 270,000 square-foot, 16-story office tower will eventually connect with the adjacent 345 Hudson to form a single, full-block building. Designed by COOKFOX Architects, the new building will utilize state-of-the-art wellness and sustainability-focused features to reach and exceed New York City's 2030 climate targets for office buildings by more than 45 percent.

Google will buy St. John’s Terminal building in Hudson Square for $2.1B

Google will buy the Manhattan office building it currently leases for $2.1 billion next year. The tech giant announced on Tuesday plans to purchase St. John's Terminal at 550 Washington Street in Hudson Square during the first quarter of 2022. Google already leases the former freight terminal, which is currently undergoing a major renovation and addition as part of the company's new 1.7 million-square-foot campus in the neighborhood. As the Wall Street Journal first reported, the deal marks the priciest sale of a single office building in the United States since the start of the pandemic, as well as one of the most expensive ever recorded.

SOM reveals designs for new Disney HQ in Hudson Square

Last July, Disney purchased the rights to develop the property at 4 Hudson Square from Trinity Church for $650 million under a 99-year agreement and earlier this year tapped Skidmore, Owings & Merrill to design a new HQ for the media giant. SOM and developer Silverstein Properties have just revealed the first renderings of the project, which will occupy an entire city block and span across 1.2 billion square feet—including retail on the ground floor—and house up to 5,000 employees.

Construction has officially kicked off at Google's massive new campus in Hudson Square. The tech company plans to open office space across three properties 315 Hudson Street, 345 Hudson Street, and 550 Washington Street, which formerly served as a freight terminal. The project involves a gut renovation of the terminal building and an addition of eight new floors. As CityRealty reported Tuesday, the northern sections of the St. John's Terminal building are now demolished.

Disney files plans for a 19-story headquarters in Hudson Square

The Walt Disney Company has tapped Skidmore Owings & Merrill to design its new Hudson Square headquarters, according to a pre-filing application filed last week with the Department of Buildings. As first reported by the Real Deal, the building will rise 19 stories and include "East" and "West" towers. Last July, the media company purchased the rights to develop the property at 4 Hudson Square from Trinity Church, which owns a large percentage of buildings in the neighborhood, for $650 million under a 99-year agreement.

City Winery is moving to Google’s Pier 57

Update 4/2/19: City Winery is moving to Hudson River Park's Pier 57, Crain's reported on Monday. The music venue joins other retail and food vendors planned for the pier, which is currently undergoing a $380 million transformation from a former maritime port into a modern mixed-use development, with Google as its primary tenant.  Entertainment venue City Winery has found a new home not far from its current Varick Street location. The founder of the company, Michael Dorf, plans on revealing the exact spot next month and told Crain's the new location is just a "three-minute Uber or Citi Bike ride" from the present Hudson Square space, which will close this summer. Dorf has been forced to relocate his business to allow for the construction of a new ABC and WABC News headquarters.

City Winery files lawsuit against Trinity Church following $650M deal with Disney

The Walt Disney Company announced last July it would move its offices from the Upper West Side to Hudson Square after buying the rights to develop a property owned by Trinity Church. For $650 million, Disney plans to develop 4 Hudson Square, which currently contains four buildings. One of those buildings was occupied by City Winery, an entertainment space whose flagship has been located at 143 Varick Street for over ten years. Now after being forced to relocate because of the deal with Disney, the venue's owner, Michael Dorf, is filing a lawsuit against its landlord Trinity Church seeking over $2 million in damages for “misleading” information.

Google to invest $1B in Hudson Square campus, doubling its workforce

Google will invest $1 billion to open 1.7 million square feet of office space in Hudson Square, the company announced on Monday. The new campus includes property at 315 and 345 Hudson Street and will also be centered around 550 Washington Street, the former freight terminal, St. John's Terminal. With this expansion from its Chelsea offices at 111 Eighth Avenue, Google said its workforce will double over the next 10 years, adding another 7,000 New York-based staff members.

Google officially files permits for expansion plans at Hudson Square’s St. John’s Terminal

First reported by CityRealty, Oxford Properties Group filed a building permit application yesterday to construct a 588,000-square-foot commercial addition to the St. John’s Terminal building in Hudson Square, a property they acquired in January. As 6sqft previously reported, architecture firm COOKFOX will helm the conversion and it is expected that Google will buy or lease the building, which is projected to be finished in 2022. If Google sticks to this plan -- in addition to their forthcoming expansions at Pier 57 and Chelsea Market -- the tech giant would double their employee force in the area to roughly 20,000. (This announcement follows that of Amazon’s impending expansion at a similar scale in Long Island City.)

Google is expanding its New York City footprint once again. The tech giant is close to inking a deal to buy or lease a planned 1.3 million-square-foot office building at St. John's Terminal, formerly a freight terminal in Hudson Square, that is undergoing a major revamp by COOKFOX Architects. According to the Wall Street Journal, the building, located at 550 Washington Street, could house more than 8,500 Google employees when the project wraps up in 2022. News of this impending deal comes just days after it was reported that Amazon will move its second headquarters, along with 25,000 workers, to Long Island City, although no plan has formally been announced.

The Canadian developer bought a section of the St. John's Terminal site, located at 550 Washington Street, in January for $700 million from Atlas Capital and Westbrook Partners. Oxford Properties then tapped COOKFOX Architects to design a 1.3 million square foot 12-story office complex. New renderings reveal a modern structure with floor-to-ceiling windows, planted roofs and terraces, 100,000 square-foot floor plates, and waterfront access.

It’s an often-overlooked enclave with the largest concentration of Federal and Greek Revival style houses in New York City. Its origins can be traced back to historical figures as esteemed as George Washington, John Adams, Alexander Hamilton, and John Jacob Astor, but it’s just as deeply connected to Italian immigrants and radical 20th-century innovators. The most dyed-in-the-wool New Yorker will have trouble telling you if it’s in Greenwich Village, SoHo, or Hudson Square. The tiny Charlton-King-VanDam neighborhood is, as its name would imply, located along charming Charlton, King, and VanDam Streets between Sixth Avenue and Varick Streets, with a little arm extending up the southernmost block of MacDougal Street just below Houston Street. It was only the fourth designated historic district in New York City when it was landmarked on August 16th, 1966, and for good reason.

Disney will move from the UWS to Hudson Square in $650M deal with Trinity Church

Disney purchased the rights to develop Trinity Church's property at 4 Hudson Square for $650 million under a 99-year agreement. The site covers a full city block, bordered by Hudson, Varick, Van Dam and Spring Streets. "This move represents an historic step forward toward our long-term vision for our New York operations," Robert Iger, CEO of Disney, said in a statement. "The Hudson Square district is rapidly becoming a dynamic, innovative hub for media, technology and other creative businesses."

The evolution of Hudson Square: From the Printing District to ‘affordable’ luxury

Hudson Square is undergoing another transformation. The neighborhood was once known as the Printing District because of the printing companies attracted to the large concrete and steel factory buildings located close to their Wall Street clients. COOKFOX unveils design for five eco-conscious high-rises in Hudson Square

COOKFOX Architects released new renderings this week of its five proposed high-rise buildings in Hudson Square, part of the redevelopment of St. John's Terminal into a nearly two-million-square-foot complex of housing, retail and office space. As CityRealty learned, the design calls for an industrial-meets-earthy design with deftly sculpted towers detailed with geometric setbacks and planted terraces. Located near Pier 40, the proposed buildings will hold a total of 1,586 apartments, with 30 percent of them below market rate, office spaces, a hotel and about 400,000 square feet of retail.
