Paul McCartney sells Fifth Avenue apartment for $8.5M, at a $7M loss

Ex-Beatle Paul McCartney has just sold his Upper East Side co-op at 1045 Fifth Avenue for $8.5 million, The Real Deal reports. Sir Paul and his wife, Nancy Shevell, purchased the four-bedroom co-op in 2015 for $15.5 million. The duplex penthouse overlooking the Central Park reservoir was first listed in June for $12 million, then received another cut before going into contract in October.

Shortly after taking office last month, New York City Mayor Eric Adams introduced the team that will take the lead on affordable housing strategy, headed by Jessica Katz as the city’s chief housing officer. The announcement came not a moment too soon; rents and home prices continue to rise beyond the reach of many, while homelessness and eviction threats are a growing concern. Penthouse at 15 Hudson Yards hits rental market for $70K/month, a new record for the neighborhood

A never-lived-in-before luxury penthouse in Hudson Yards has been listed for $70,000/month, a record-breaking asking rent for the neighborhood. The four-bedroom, five-bathroom apartment is on the 87th floor of 15 Hudson Yards, a 914-foot-tall tower designed by Diller Scofidio + Renfro. Measuring over 5,000 square feet, the unit is one of the largest residences in Hudson Yards. The massive apartment is the result of combining two units, 87C and 87D, which were purchased by the same private buyer pre-construction, combined, and renovated. The previous most expensive rental in the area was last asking $32,000/month.

A four-bedroom, four-and-a-half-bath penthouse at 75 Park Lane closed for $5,700,000, Strategic Capital, the developer of the high-rise, announced on Tuesday. This sale takes the title from the previous record-holder in the city, 99 Hudson Street, where a penthouse sold for $4,438,500 last October.

Joe Tsai’s firm revealed as buyer of $190M penthouse at 220 Central Park South

Earlier this month it was reported billionaire Daniel Och sold his penthouse at 220 Central Park South for $190 million, roughly double what he paid for the home in 2019. While the identity of the buyer was unknown at the time, city records first reported last week by Bloomberg show Blue Pool Capital, the firm that manages some fortunes of Alibaba co-founders Joe Tsai and Jack Ma, paid $188 million for the property.

Asking $19.5 million, this just-listed penthouse at new condo tower Olympia Dumbo is currently Brooklyn's most expensive listing. If the five-bedroom condo at 30 Front Street fetches the asking price, it will be among the borough's most expensive sales ever. The record for Brooklyn's priciest property sale currently belongs to the Brooklyn Heights townhouse at 8 Montague Terrace which sold for $25.5 million last year, followed by a $20.3 million Quay Tower penthouse on the Brooklyn Heights waterfront. The new listing also brings the big-ticket crown to Dumbo.

The three-bedroom, three-bath home just sold for $4.2 million, the city's priciest condo sale ever. The newly-renovated loft–a two-unit combo–spans 2,820 square feet with direct New York City skyline views in three directions. A previous Hoboken record was held by Eli Manning's 2018 sale in the same building. The Giants quarterback sold his three-bedroom pad in the waterfront loft building for $3.55 million.

$850M South Street Seaport project gets final approval

The Howard Hughes Corporation last week got the official go-ahead from the city to build a mixed-use tower on a parking lot in the South Street Seaport. Originally proposed as a 1,000-foot-tall tower, the plan for 250 Water Street has changed many times over the last few years due to feedback from community groups and local officials, with the final result being a 324-foot-tall tower with roughly 270 apartments. The $850 million project is expected to break ground this year following remediation of the site.

Manhattan housing market makes record rebound to close out 2021

New York City real estate made a major comeback to close out 2021, experts say. According to a new report from Compass, condo and co-op sales volume hit $7 billion in the last quarter of the year, the highest of any fourth quarter on record. More than 3,400 apartments were sold in this quarter, between October 1 and December 31, up 79 percent from the previous year and the highest total in a Q4 since 2013. After Covid crippled much of the market in 2020, 2021 saw an impressive turnaround in Manhattan, particularly with the sales of luxury properties, new development condos, and townhouses.
