$5M Home in Boerum Hill Combines Townhouse and Loft Aesthetics

This Boerum Hill townhouse at 243 Dean Street has gone through quite the renovation. A buyer purchased it in 2008 for $2.44 million and then made big changes to the five-story, single-family property, restoring some of the old details and adding lots of new perks in a complete gut renovation. Now it's outfitted with lots of wooden ceiling beams, huge skylights, exposed and painted brick walls and restored fireplaces and plasterwork. The listing even says that new walls, doors windows were fabricated on site. The result is something between a townhouse and a loft—perhaps it's got the best of both worlds. And it's now on the market for a good deal more than $2.44 million, asking nearly $5 million.

First Look at Pair of Apartment Houses Coming to 220-222 Withers Street in East Williamsburg

Here's our first glimpse of a pair of four-story residential buildings at 220-222 Withers Street in East Williamsburg. Renderings recently published by the site's owner, BK Developers, depict two identical, eight-unit buildings faced with a routine exterior of red brick, multi-pane windows, and dark metal trim. Three floors are flush to the streetwall, while the fourth is setback. Within each 5,000-square-foot building, the first and second floors will each house a single unit while the upper two levels will contain a duo of duplexes.

Lightstone’s Paris-on-the-Gowanus Rental Building at 365 Bond Street Opens

One of the Lightstone Group's two new rental buildings in Brooklyn's Gowanus neighborhood is set to open Tuesday. The new residence at 365 Bond Street, along with its neighbor at 363 Bond (a year from completion) represent a $350 million effort by the developer to build 700 luxury rental apartments on the left bank of the Gowanus Canal. Designed to look like an historic brick-walled warehouse, market-rate apartments at 365 Bond start at over $2,000 a month for a studio and over $3,000 for a one-bedroom unit, according to the Wall Street Journal. Lightstone President Mitchell Hochberg says the project was inspired by the Canal Saint-Martin neighborhood in Paris, known for a residential project near a similarly polluted waterway which helped create a "newly hip atmosphere."

Williamsburg Hotel/Residential Tower at 500 Metropolitan Avenue Rises Above Ground

Not to be completely outdone by Bjarke Ingels' Via 57 West, Williamsburg is getting its own highway-fronting pyramidal pile. Alongside the bucolic banks of the Brooklyn-Queens Expressway, the concrete frame of 500 Metropolitan Avenue has finally climbed above street level, now reaching its third floor. The uniquely massed 200,000-square-foot, mixed-use project ascends near the Metropolitan Avenue-Lorimer Street station of the G and L lines, and from a V-shaped lot that borders five streets: Metropolitan Avenue, Union, Keap, Ainslie and Rodney Streets. Its stepped, ziggurat-like form will soar 14 stories and 172 feet above the low-slung area, making it among the tallest structures in the 'hood.

RAAD-Designed Bushwick Building May Have the World’s Largest Urban Farm

Design firm RAAD is no stranger to boundary-pushing projects (their founder James Ramsey is a co-creator of the Lowline underground park), and their latest endeavor may grant them bragging rights as the designers behind the city's, perhaps even the world's, largest urban farm. Brownstoner spotted conceptual renderings (read: the developer has not filed permits nor have they confirmed they'll move ahead with RAAD's vision) for 930 Flushing Avenue in Bushwick, part of the Rheingold Brewery mega-development. The mixed-use project, officially known as 1 Bushwick, would offer commercial, retail, residential, hotel, cultural, and agricultural spaces. The aforementioned rooftop farm would be nearly 165,000 square feet; Brooklyn Grange, which is currently the world's largest rooftop soil farm, occupies 108,000 square feet across two sites. A description of 1 Bushwick says: "Guests relaxing in the rooftop pool will be regaled by a rare experience: views of the skyscrapers of Manhattan — and cornfields."

Apply for 30 Affordable Units in Three Williamsburg Buildings, Starting at $532/Month

Here's the third affordable housing lottery to open in Williamsburg over the past few weeks. First, 33 units opened at 149 Kent Avenue, followed by 13 more spread across five small buildings. Now, 30 additional apartments are up for grabs at 37 Ten Eyck Street, 37 Maujer Street, and 356 Bedford Avenue, according to the NYC HPD. The Bedford address, the largest of the buildings, is located in the heart of South Williamsburg, just north of the Williamsburg Bridge between South 3rd and South 4th Streets, near a cluster of trendy bars and restaurants; the Maujer and Ten Eyck buildings are in East Williamsburg between Union Avenue and Lorimer Street. According to the posting, the units range from $532/month one-bedrooms to $1,182/month three-bedrooms.

Spotlight: François Vaxelaire Blasts Tunes from a Shipping Container in a Williamsburg Parking Lot

An independent online radio featuring live DJ sets, located in a shipping container on an empty piece of land on the Williamsburg/Greenpoint border -- if your inclination is to roll your eyes at just how Brooklyn this is, you might want to reconsider. The Lot Radio was founded by 34-year-old Brussels native François Vaxelaire, who has been living in the neighborhood for the past three years. After passing by the vacant triangle day after day, and growing more and more infatuated with its strange beauty, he decided it would be the perfect home for an online radio similar to those in Europe. And after getting through the city's red tape, Lot Radio is officially up and running, save for its adjacent coffee shop and outdoor seating area that are both awaiting permits from the Department of Health. What's most interesting about Vaxelaire is that he is committed to steering clear of the Brooklyn cliches. His goal is to grow an internationally focused, New York-based radio, but in terms of the physical location, he wants local residents exiting the nearby church to feel just as welcome hanging out as would an experimental music aficionado. 6sqft recently visited him at the shipping container to learn more about this very unique idea.

City Planning Commission Approves Controversial East New York Rezoning Plan in 12-1 Vote

The New York City Planning Commission voted 12-1 in approval of Mayor de Blasio's controversial rezoning plan for East New York, Gothamist reports. It's the first of 15 low-income neighborhoods scheduled for rezoning as part of the Mayor's affordable housing plan, which promises to create or preserve 200,000 units of affordable housing. The City Council is scheduled to vote on the rezoning this spring. As part of what is known as Mandatory Inclusionary Housing (MIH), rezoning plans for East New York's Cypress Hills neighborhood and adjacent Ocean Hill in Bed-Stuy would have 7,000 new apartments built by 2030, 3,447 of which will be designated affordable, in addition to one million square feet of commercial space. Of those affordable units, 80 percent would be reserved for families (defined as a household of three, with any number of earners) making no more than 60 percent of the Area Median Income (AMI), or $46,000; 27 percent would go to families making 40 percent of the AMI or $31,000.

First Look at Crown Heights Residential Building Rising at 1740 Pacific Street

Here's our first look at a five-story, 55-foot-tall residential building under construction in Crown Heights. The approximately 10,400-square-foot site at 1740 Pacific Street was purchased for $1.3 million in May of 2015 by Pacific Project Realty LLC and is now giving way to a 24-unit, 6,088-square-foot building. It's being designed by Input Creative Studio, and Diego Aguilera Architects P.C. is the architect of record. The exterior, clad in red-brick with metal balconies and railings, is organized into four parts, each of which will house six units.

Architect/Owner of This $800K Park Slope Co-op Gut Renovated it Herself

It's hard to go wrong with an apartment that's been carefully renovated by its owner, who also happens to be an architect. That's the case at 404 3rd Street, where a two-bedroom Park Slope co-op has just hit the market for $799,000. ‘Fatal Flaw Analysis’ Says Brooklyn-Queens Streetcar Could Require Two New Bridges

The proposed Brooklyn-Queens Connector (BQX) streetcar may require the construction of two new bridges, one over Newtown Creek and another over the Gowanus Canal. The New York Times reported that the potential need for the new bridges–the Pulaski Bridge and the bridge across the Gowanus Canal at Hamilton Avenue might not be able to accommodate streetcars–was one of the more substantial details released by Deputy Mayor Alicia Glen and other top officials Friday. In a "fatal-flaw analysis," it was found that that though there would be "major challenges" to creating the system, it was feasible, Ms. Glen said. Like all things New York City, the proposed BQX proposal "would dwarf other recent streetcar systems in the United States." The cost involved in constructing the new bridges is already included in the project's $2.5 billion cost estimate. They would include bicycle and pedestrian paths.

Williamsburg’s William Vale Hotel Launches Website, New Renderings & Video

Williamsburg likely has the highest concentration of awful new buildings in the city. The neighborhood has lots of things going for it, but architecture has not been one of them. However, just north of Kiss + Cathcart's noteworthy Bushwick Inlet Park is a cluster of development that finally flaunts the design creativity for which the borough has become renowned. Centered around the Walentas' Wythe Hotel, four exciting new hotels and office buildings are in the works. Tallest of them all, and farthest along, is the 21-story, 250-foot William Vale Hotel between North 12th and North 13th Streets. The striking pile of structural acrobatics topped off last fall and recently launched their website with a handful of new renderings.

Stained Glass and Pitched Ceilings at This $2.8M Freestanding Victorian in Ditmas Park

This week, 6sqft is digging the freestanding Victorians that make up the Brooklyn neighborhood of Ditmas Park. Who wouldn't, considering how charming the historic homes are, with front porches, lawns and plenty of luxurious space? This Victorian is located at 112 Marlborough Road, within the Prospect Park South enclave of the neighborhood. (It's a historic district that was developed in 1899 by developer Dean Alvord, who purchased 60 acres of farmland to build rus in urbe, "the country in the city.") The historic windows, stained glass and wood floors are still there, and the top-floor bedrooms sit under a pitched roof. But it's also been renovated with recessed lighting, new sconces and pendants, and central AC and heat. It'll cost you $2.825 million for such a lovely home base in Brooklyn.

New Rendering, Details of Brooklyn’s Future Tallest Tower

A little over a month ago, 6sqft learned that Brooklyn’s first 1,000+ foot tower, designed by SHoP Architects, would rise a whopping 1,066 feet, amounting to 556,164 square feet of total space. It all started back in 2014 when developers Michael Stern and Joe Chetrit purchased 340 Flatbush Avenue Extension (a five-story mid-century building that takes up about one third of the triangular site in Downtown Brooklyn) for $46 million with plans to demolish it. Then, in December, they closed on the adjacent Dime Savings Bank building for $90 million, providing 300,000 square feet of air rights needed to construct the 73-story tower. Along with a new rendering, a piece today in the Times reveals some additional details, namely that the supertall will have nearly 500 rental units, at least 20 percent of which will be affordable under the city's 421-a program. But there's one issue that could make things a little complicated...

Common’s Shared Living Concept Brings $3,000 Bedrooms to Williamsburg

The perpetual waves of recent graduates and other young professional hopefuls streaming into New York City seem to be finding themselves stuck when it comes to finding a place to bunk between cubicle and pub. So it's no surprise that a growing field of enterprising entrepreneurs--after observing the moderate success of the co-working model and the mind-melting success of Airbnb–have stepped in with a hybrid of all of the above. 6sqft previously noted the Wall Street launch of co-working startup WeWork's communal living concept. Now, another co-living player, Common, who recently brought upscale shared housing to Crown Heights, will be opening the doors on a communal residence in prosaically trendy Williamsburg at the corner of South 3rd Street and Havemeyer. Common CEO Brad Hargreaves with partner Henry Development is building a 12-suite, 51-bedroom, 20,000-square-foot residence, the company's first ground-up effort here. The most buzz-worthy bit about this new addition is that members will pay $1,800 to $2,700 a month for a bedroom in one of 12 duplex suites, with one, two or three other roommates. The higher-end numbers represent rooms with a private bath–essentially a studio with friends with benefits.

The Brooklyn-Queens Streetcar Would Run Entirely Through Flood Zones

Leading up to Mayor de Blasio's press conference on Tuesday about his proposed Brooklyn-Queens streetcar plan, the internet has been abuzz with criticism and concerns, including whether or not it will accept MetroCard transfers, how it won't really connect to existing subway lines, funding matters, and the issue that the system may favor "tourists and yuppies." But Streetsblog makes another very interesting point–the fact that the proposed route will run almost entirely through city- and FEMA-designated high-risk flood zones, which "raises questions about how the streetcar infrastructure and vehicles would be protected from storm surges, as well as the general wisdom of siting a project that’s supposed to spur development in a flood-prone area."

$2.7M Ditmas Park Beauty Is Historic Victorian Outside, Hip Brooklyn Inside

Ditmas Park is a magical neighborhood in New York City, filled with yards, front porches and beautiful freestanding Victorian homes. This is one of them, at 536 East 18th Street, and it is now on the market for $2.725 million. The exterior has been well kept, right down to the wood front porch. The interior has gone through a big renovation that hasn't taken away all the historic details, but definitely opened up and modernized the house. Former Workman’s Cottage in the Warren Place Mews Now Asks $4,900 a Month

We've come a long way from the 1870s. That's when the Warren Place Mews was constructed on a short, private block of Cobble Hill by the wealthy merchant and philanthropist Alfred Tredway White. He advocated for housing for the working class in Brooklyn and built this mews–which consists of 34 modest, Gothic cottages that share an English courtyard–specifically for workingmen and their families. Last week, 6sqft announced that the affordable housing lottery had launched for 33 apartments at 149 Kent Avenue in Williamsburg. If you're in this income bracket and are looking to live in this trendy Brooklyn area, you can now up your chances, as 13 more brand-new affordable units are up for grabs at five sites around the neighborhood–568 Graham Avenue, 7 Stagg Street, 40 Scholes Street, 198 Montrose Avenue, and 44 Morgan Avenue–according to the NYC HDC.
