Loft Renovation in DUMBO’s Eagle Warehouse Building Is Playful and Strategic

This playfully decorated loft is located in DUMBO's landmarked Eagle Warehouse Building. Although the space has always been generous in square footage, prior to the renovation the original residence only had two small windows and very little natural light. To open up and brighten the home, Etelamaki Architecture removed the kitchen walls and introduced various design treatments to increase the presence of natural light and to define distinct functional spaces.

BSC Architecture Simplifies a Park Slope Brownstone Redesign Through Subtraction

This 1899 Park Slope brownstone underwent an extensive renovation inspired by its new owners' desire to recreate their previous living space. Their former home was an airy, light-filled space with small private bedrooms adjacent to large communal areas, fostering a sense of family cohesion and intimacy. Unfortunately, their vision was contradictory to the existing Brooklyn structure. But these types of challenges can be a designer's greatest motivator, and the team from BSC Architecture took the test head on. Drawing inspiration from the words of Gordon Matta Clark, "a response to cosmetic design; completion through removal; completion through collapse; completion through emptiness,” the redesign was realized through a process of strategic removal.

Revealed: Floor Plans and Pricing for Jean Nouvel’s MoMA Tower

After progress crept along for nearly ten years, Jean Nouvel's highly anticipated MoMA Tower, officially known as 53W53, is now inching closer to the finish line. A year ago we got a peak at unofficial penthouse floorplans, and the first interior renderings were revealed in February, followed by a pre-sales-launch video of the interiors in May. Now, the Post has uncovered floorplans and pricing for three of the units in the 1,050-foot, 82-story asymmetrical tower. They include a 3,846-square-foot, 55th-floor three-bedroom asking $21.7 million; a smaller 55th-floor three-bedroom for $14.42 million; and a 4,362-square-foot, 72nd-floor three-bedroom duplex going for $39.2 million.

OKCupid Co-Founder Picks Up a Greenpoint Townhouse for $2.12M

A co-founder of everybody's favorite dating site OKCupid has just scooped up a sweet townhouse at 925 Lorimer Street in Greenpoint, according to property records just released. Christian Rudder—now a budding musician and father—was listed alongside his Bishop Allen bandmate Michael Tapper (also of We Are Scientists fame) on the sale. The home, which is described as "3,400 square feet of endless opportunities" is sure to offer the pair and their friends a "typical Friday night" that's anything but typical.

Duplex Loft in a Former Ping Pong Factory Asks $1.1 Million in Clinton Hill

110 Clifton Place, in Clinton Hill, Brooklyn, is a prewar warehouse building that formerly housed a ping pong factory. Today, unsurprisingly, it's home to luxury loft apartments. This one is a two-bedroom, two-bathroom duplex with a whole lotta space—1,200 square feet to be exact—that also comes with its own private roof deck. The listing calls it "quintessential loft living" and we'd have to agree, with the high ceilings, spiral staircase and big windows. Its asking price? $1.1 million.

REVEALED: First Look at Thor Equities’ Retail Jewel Box in Williamsburg

Last August, Joseph Sitt's Thor Equities purchased a string of Williamsburg properties for nearly $22 million with the intent of replacing the gritty row with a 10,000-square-foot retail jewel box. Now, Thor's website gives us our first look at what the prime property at the southeast corner of Berry and North 6th Streets may hold. The two renderings presented of 124-136 North 6th Street reveal a sleek, two-story building clad in brick and glass that could potentially house a half-dozen boutique retailers. According to the Observer, who first reported the deal last October, Thor is seeking a retail showroom and/or restaurant tenants. Above the spaces, the building may be topped with a gardened roof deck enclosed in trellises.

Should Poor Neighborhoods Stay Poor to Avoid Gentrification? Mayor De Blasio Speaks Out

Recently on the Brian Lehrer radio show on WNYC, Mayor De Blasio addressed questions about the effects inclusionary development–i.e. giving developers the green light to build market rate housing if they set aside 25-30 percent of the units for low- and middle-income residents–has on the quality of life in lower-income neighborhoods. A growing concern among housing activists is that reliance on this kind of inclusionary zoning leads to gentrification that pushes out the lower income residents due to the 70-75 percent of market rate units bringing new, wealthy residents and new businesses that will cater to them.

Top Design Pro’s Impressively Renovated Bed-Stuy Brownstone Asks $2.375M

This townhouse at 806 Greene Avenue may not make much of an impression from the outside–though it sits on a pretty, historic block in the neighborhood's Stuyvesant Heights district–but a top NYC designer-helmed renovation and a double duplex layout may be what it takes to move this four-story, two-family brownstone at what would be one of the neighborhood's highest-priced trades to date if it gets its current ask of $2.375 million. Model Agyness Deyn’s $3.6M Former Williamsburg Loft Has a Tax Bill of Just $24 a Year

A renovated 2,911 square-foot corner loft in Williamsburg's Mill Building at 85 North 3rd Street just hit the market for $3.6 million. The spacious loft condominium with dramatic open spaces and original details is the former home of Brit model Agyness Deyn, who bought the Northside pad for $1.97 million in 2008 and sold it in 2012 for $2.175M. New owners have given it a rustic-luxe update and hope to keep the upward trend going, with a current ask of $3.65 million. An expensive loft in the 'burg wouldn't faze us, (and the building has an impressive menu of amenities–doorman, garage, roof deck–for a loft), but the tax bill was a shocker: Taxes on the pricy pad are a mere–as per the listing–"unheard-of $24 a year," due to a J-51 exemption and tax abatement in effect until 2025.

Supermodel and Daughter of Zipcar Founder, Cameron Russell Scoops Up a $1.5M Bed-Stuy Townhouse

Victoria's Secret model, TED Talk speaker, burgeoning media mogul and daughter of Zipcar founder Robin Chase, Cameron Russell has just scored herself a cover-worthy townhouse in Stuyvesant Heights. According to city records filed this afternoon, the model dropped $1.522 million on the home, paying a tad more than the original ask of $1.45 million. Park Slope Pavilion Condo Plans Met With Resistance From Neighbors, Landmarks Commission

Hidrock Realty, developer of a five-story condo building next to the historic Pavilion Theater on Prospect Park West, was told by the Landmarks Preservation Commision to make changes to the proposed design after neighbors expressed concerns, DNAinfo reports. Park Slope neighbors in attendance at an LPC hearing Tuesday voiced disapproval for the Morris Adjmi-designed five-story beige brick residential building, fearing that it would "open the door to out-of-character development up and down Prospect Park West."

22,000 New Apartments Coming to Northern Brooklyn by 2019

We recently reported that New York City was entering its biggest building boom since 1963. Building permits rose 156 percent over the last year, accounting for 52,618 new residential units. If that number seems large to you, keep in mind it's spread over the five boroughs, including the supertall towers of Manhattan. But a new report from CityRealty shows that northern Brooklyn alone with get 22,000 new apartments over the next four years. According to the report, which only looked at buildings with 20 or more units, "around 2,700 new units are expected to be delivered in 2015. That number will nearly double in 2016, when approximately 5,000 apartments will be ready for occupancy." The majority of these units, 29 percent or 6,412 apartments, will come to Downtown Brooklyn, followed by Williamsburg with 20 percent or 4,341 units.

‘Exceptional Quirks’ and Reclaimed Materials Abound in This Historic Williamsburg Church Conversion

One of the neighborhood's oldest landmarks, the Saint Vincent De Paul Church at 167 North Sixth Street in Williamsburg's uber-trendy North Side was recently converted into 40 rental apartments known as the Spire Lofts. We know that converted churches get people's attention at the very least–but like many historic building conversions, they can be a disappointment. The apartments here don't try to be especially historic–but the interiors differ somewhat from the usual boilerplate rental "lofts" that tend to spring up like weeds in North Brooklyn. The building's recently-listed batch of two- and three-bedrooms ranges from $6,400 to $8,000 (the spoken-for one-bedrooms started at $4k), so they're pricey. The interiors are somewhat innovative, though. The listing promises "...modern details and state-of-the-art finishes [that] blend flawlessly with expertly salvaged materials, including original exposed brick, reclaimed Heart Pine pillars and beams, arched stained glass windows, custom steel work and exceptional quirks around every corner." On the down side, there's no floor plan and no mention of square footage.

The Final Design of Extell’s Nordstrom Tower Still Undecided

Back in May it was reported that the official rendering for Extell's Nordstrom Tower—a.k.a. Central Park Tower, a.k.a. NYC and the country's future tallest tower (by roof height)—had finally been released by the developer, showing a glassy construction rising 1,523 feet from its 217 West 57th Street address. But now comes news from The Post's Steve Cuozzo that the tower's final design is actually "still up in the air."

Vote to Bring the East River Skyway to SXSW 2016!

These are the facts: NYC subways still run on 1930s technology, the delays are getting longer, and there’s no stopping the residential development boom happening not only in Manhattan, but also in Brooklyn. If you’ve commuted from Brooklyn to Manhattan (and vice-versa) during rush hour you know that the subway ride is a nightmare. That's why we need the East River Skyway, an aerial gondola system that would run along the Brooklyn waterfront and into Manhattan, bringing commuters over the river in just 3.5 minutes. The project is being led by Dan Levy, the president and CEO of CityRealty* and a Williamsburg resident, who noticed while skiing how quickly gondolas moved and how comfortable they were. He has spent several years investigating the technology and completed preliminary studies to see what it would take to adapt a similar system to meet the needs of New York City. What he found was that implementation would be relatively inexpensive and quickly deployable.

For $1.85M This Park Slope Floor-Through Has Pre-War Charm and Parkside Cachet

For some Park Slope buyers it might be enough that this 1,700-square-foot, three-bedroom co-op at 90 Prospect Park West is directly across from the 585-acre park. Of course, there are those three bedrooms, gorgeous pre-war bones, three exposures, custom built-ins and clean, updated interiors.
