My 600sqft: Writer and food artist Emma Orlow fills her Bed-Stuy pad with JELL-O prints and ’70s kitsch

For most of us, our homes represent our personality generally, but for NYC native Emma Orlow, her Bed-Stuy apartment is a decorative translation of everything she loves and does. Part events producer, Emma has curated her space with yellow, bright orange, and lime green furniture and accessories, along with a mix of vintage mementos (her mom's old NYC matchbook collection adorns one wall), stylish accessories (she counts among her favorite things a set of rainbow Massimo Vignelli mugs), and kitschy '70s-era objects (see her retro Candy Land game). Emma also works as a food writer and artist working with food, another passion that can be seen throughout her home, from the JELL-O risographs to her beloved Japanese miniature food erasers. 6sqft recently paid Emma a visit and learned that you can't help but smile when you walk into her space--or when you chat with her, for that matter. Even better, 14 middle-income units at the new, 12-story rental just came online through the city's affordable housing lottery. Affordable lottery launches at a new Bushwick building, but doesn’t save renters a whole lot

Applications are now being accepted for eight middle-income apartments at a newly constructed building in Bushwick. Qualifying New Yorkers earning 130 percent of the area median income can apply for the apartments at 18 Stanhope Street, which include four $2,175/month one-bedrooms and four $2,270/month two-bedrooms. The units do not offer that much of a discount from the market rate apartments at the building, with current listings starting at $2,500/month for a one-bedroom and $2,700/month for a two-bedroom.

My 730sqft: It’s a retro pink party at fashion designer Stella Rose’s Bushwick pad

"Why not make your living space look like a party every day?" says fashion designer, stylist, and model Stella Rose Saint Clair. And that's exactly what she did in her unapologetically pink Bushwick apartment. In fact, she's painted every NYC apartment she's lived in this same hue because it makes her feel "optimistic, rebellious, wacky." When asked to sum up her fun and festive aesthetic, she explained, "I love over-the-top vintage interiors and the retro obsession around pink for household decorating. I am also a sucker for tropical plants and party supplies." From the Rococo sofa she found on Craigslist and bought from an eccentric divorcée on Staten Island to the collection of vintage food packaging in the kitchen, everything in Stella's apartment has a story, many of which will make you laugh. But behind the giggles and bubblegum walls, Stella is not afraid to get real--"I don't have my shit together, and I'm okay with it."--and take a serious look at how obstacles in her life, such as being bullied as a teen, have shaped her into the creative force she is today. ‘Affordable’ middle-income apartments in Bushwick are only $150 cheaper

Sure, you can do a lot with $150 a month, but does that level of savings really constitute as "affordable?" According to the city, yes. The latest housing lottery to come online, reserved for households earning $130 percent of the area median income, is for three $2,450/month two-bedrooms at Bushwick's 682 Chauncey Street. By comparison, market-rate two-bedroom units in the new, 10-unit building go for $2,599 or $2,650.

From Rheingold Brewery to the Denizen: Inside Bushwick’s most unique rental

A new rental development designed by ODA Architecture has been dubbed by its developers as a building "made for Bushwick." And once you tour the sprawling, two-block site, that bold declaration makes more sense. Located on part of the former site of Brooklyn's Rheingold Brewery at 54 Noll Street (with its still-under-construction sister site at 123 Melrose Street), the Denizen Bushwick features a fragmented facade with rust-colored, deeply-recessed windows. If you can’t bear the idea of living in the dorms for another year, you’re not alone. Unless you happen to go to Columbia where over 90 percent of students live on campus, there's a high likelihood you’ll be searching for your own apartment at some point during your college years, just like 57 percent of students at NYU and 74 percent at The New School. And if you're like most students, you’ll be looking for an apartment far from downtown that strikes the right balance between affordability, commutability, and access to services. To help you make the smartest decision possible, 6sqft has compiled a list of affordable, student-friendly neighborhoods in Manhattan and Brooklyn. By New York City standards, all of these are both safe (e.g., reported fewer than 1.5447 crimes per 1000 people in June 2018) and within reach (e.g., on average, three-bedroom units can still be rented for less than $5,000 per month). Using July 2018 City Realty data on average neighborhood rents, we've broken down how much you’ll pay on average to live in a three-bedroom shared unit in each of these neighborhoods. We’ve also provided average commute times to both Union Square, which is easily walkable to NYU, The New School, and Cooper Union, and to the Columbia University campus.

A little over a year ago, an affordable housing lottery opened for 20 low-income units at The Saint Marks, a Bushwick church-to-rental conversion at 618 Bushwick Avenue. And now, 30 more below-market-rate residences are up for grabs, this time for middle-income New Yorkers earning 130 percent of the area median income. They range from $2,013/month studios to $2,564/month two-bedrooms. Located at 336 Himrod Street, real estate developer and designer ASH NYC, in partnership with Martin Lomazow and the owner of the factory, are developing the 77,000-square-foot mixed-use development in the bustling Brooklyn neighborhood. Ranging from $2,500/month studios to $3,800/month three-bedrooms, as well as a selection of penthouses, Glassworks Bushwick includes 63 rentals in the five-story building. The rental, currently under construction, will incorporate new construction, the rehabilitation of an existing factory space and the redevelopment of an existing garage building into a commercial space.
