Nearly a year ago, L+M Development Partners and Hornig Capital Partners broke ground on a $156 million, mixed-use development on the St. Barnabas Hospital campus in the Belmont section of the Bronx, adjacent to Little Italy's Arthur Avenue and just a short walk to the Bronx Zoo. A pair of all-affordable housing projects--an 11-story, 181-unit building at 4511 Third Avenue and a 12-story, 133-unit building down the street at 4439 Third Avenue--the Dattner Architects-designed complex aims to combine health care services, affordable housing, job creation, outdoor fitness areas, and healthy food options to low-income residents of the community. And these residents earning 60 percent of the area median income can now apply for 218 apartments, ranging from $865/month studios to $1,289/month three-bedrooms.

A brand new building located at 105 South Fifth Street has 38 affordable units up for grabs. In addition to the housing units, the Datter Architects-designed mixed-use project features roughly 4,000 square feet of retail and a 1,000-square-foot medical facility. ‘Atlantic Chestnut’ development will bring over 1,100 fully-affordable units to East New York

A mixed-use development will bring 1,165 fully-affordable units to the Brooklyn neighborhood of East New York, an evolving community in need of new and preserved housing. Dattner Architects released this week new renderings of the development, dubbed Atlantic Chestnut after the two streets it will face (h/t CityRealty). The complex, which will include three 14-story buildings, sits on 4.5 acres and measures over a million square feet. The three buildings will be completed in successive phases, with the first scheduled to wrap up in 2020, the second in 2021 and the third in 2022.

Seven years ago, what was then the largest Bronx rezoning ever was passed for a 17-acre, 11-block area in Crotona Park East. Known as the West Farms Redevelopment Plan, a development for the former industrial area by Dattner Architects, the complex will boast 1,325 units of affordable housing when complete, along with retail and community facilities. A year after the second affordable housing lottery at the site's Compass Residences went live, the third is now up and running at 1903 West Farms Road. Designed in a similar basic-brick style by Dattner, this building has 152 units up for grabs for households earning 60 percent of the area median income, ranging from $865/month studios to $1,289/month three-bedrooms.

Less than a month after we got a first look at 10 Halletts Point, the first of seven buildings that will open at the Durst Organization's $1.5 billion Astoria mega-development, the Dattner Architects-designed tower is making headlines on multiple fronts today. Not only did a teaser site go live for the 405-unit rental tower, with even more new renderings, but the affordable housing lottery launched for the project's 81 below-market-rate apartments. These range from $947/month studios to $1,414/month three-bedrooms, all of which are reserved for households earning 60 percent of the area median income.

The first of the Durst Organization's seven-building, $1.5 billion development on the Astoria waterfront got new renderings this week, months ahead of its scheduled opening. As Curbed NY learned, the developer said leasing will launch for the two-tower 10 Halletts Points this summer. The first building to open on the Halletts Point campus, the tower will feature 405 apartments, of which up to 25 percent will be affordable.

The transformation of the Brooklyn Navy Yard from a warship building site into an industrial tech-hub got an extra boost this week after a non-profit announced a $2.5 billion building plan that would quadruple its current workforce. As Bloomberg first reported, the Brooklyn Navy Yard Development Corporation, which serves as the site's property manager on behalf of the city, plans to add 5.1 million square feet of manufacturing space to the site, with a little over half of it going towards one large complex.

Leasing has officially commenced at 86 Fleet Place, the final residential tower of John Catsimatidis' four-building development along Myrtle Avene, a site the billionaire first purchased from Long Island University in 1982. Dubbed by Catsimatidis' Red Apple Group as "The Eagle," the 32-story 440-unit building sits in between Downtown Brooklyn and Fort Greene and offers studios for $2,044/month, one-bedrooms for $2,743/month and two-bedrooms starting at $4,050/month. As CityRealty learned, residences will feature floor-to-ceiling windows, custom oak cabinets and Brazilian stone countertops.

Once a shipyard where World War II warships were produced, the 300-acre Brooklyn Navy Yard is undergoing a major development to become a multi-use industrial and commercial mecca. Steiner Equities Group is overseeing the area's reinvention and as YIMBY learned, the developer has filed permits for a mixed-use building at 399 Sands Street. Designed by Dattner Architects, renderings reveal a nine-story building with a concrete facade and lots of greenery on its roof, as well as new views of the site as a whole and the planned Wegmans grocery store.

Construction of the Durst Organization’s first development outside of Manhattan, Halletts Point, a $1.5 billion waterfront development in Astoria, is moving full speed ahead. As CityRealty learned, new renderings hanging outside of the construction site reveal two blocky towers covered in glass, with rows of balconies at their corners. Earlier this month, construction topped out on the project’s first two towers at 26-01 1st Street, designed by Dattner Architects. Now, work has officially begun on the second pair of buildings at 26-02 1st Street and 26-40 1st Street.

Back in April of 2016, 6sqft shared the first affordable housing lottery to come online at the Dattner Architects-designed Prospect Plaza. Located in the Brownsville section of East New York--which has seen a slew of new below-market rate housing after a controversial rezoning--the 4.5-acre development will include a total of 364 units of of affordable and public housing, a 22,000-square-foot supermarket, 12,000-square-foot community facility, and a rooftop greenhouse. As of today, New Yorkers earning 40, 50, and 60 percent of the area median income can apply for 107 of these apartments at 428 Saratoga Avenue, ranging from $558/month one-bedrooms to $1,224/month three-bedrooms.

New renderings of South Bronx passive house feature vegetated roof deck and solar shading

Adding to the passive house development push happening in New York City, Dattner Architects released new renderings of their energy-saving project at 425 Grand Concourse in the South Bronx’s Mott Haven neighborhood. Formerly the site of the Gothic-style P.S. 31, the mixed-use and mixed-income development will sit at the corner of Grand Concourse and East 144th Street. According to CityRealty, when it opens in 2020, this project will be the tallest in Mott Haven and the largest development of its kind in the country (though East Harlem's massive Sendero Verde complex will steal the title soon after). The highly-insulated building features a vegetated roof deck, solar shading, solar panels, cogen power generation, and an energy recovery system.

In March of 2015, East Harlem's Metropolitan Hospital Center filed plans to horizontally expand and add a new facade to their former nurses' dormitory known as Draper Hall. Located at 1918 First Avenue, the 14-story building had been vacant since Hurricane Sandy, and after Dattner Architects' renovation, it's been reborn as affordable senior housing, containing 203 subsidized units. Those age 62 and older who earn between $0 and $38,200 annually are now eligible to apply for 51 of these one-bedroom residences, for which they will pay 30 percent of their income.

At the beginning of last month, the first affordable housing lottery opened for Essex Crossing at Beyer Blinder Belle's huge mixed-use building 145 Clinton Street, where 104 below-market rate units were up for grabs. As of today, the second lottery is open, this time at Dattner Architects' 175 Delancey Street, a 14-story, 100-unit building at the megadevelopment's site 6 that will also offer ground-floor retail, medical offices for NYU Langone, and a senior center and job training facility from the Grand Street Settlement. These 99 one-bedroom apartments are set aside for one- and two-person households that have at least one resident who is 55 years of age or older. The Van Dyke Houses in Brownsville are a huge NYCHA compex, consisting of 24 buildings. Recently, a $56 million public/private investment went towards constructing the first new development here in decades, a 100-unit supportive and affordable housing building designed by Dattner Architects for a vacant parking lot on the site. Of these apartments, 45 will be leased to NYCHA tenants through a site-based waiting list, 30 to formerly homeless families, and 25 to those earning 60 percent of the area median income. This last group is now available through the city's housing lottery for $876/month one-bedrooms and $1,058/month two-bedrooms.

Back in 2011, Dattner Architects created the West Farms Redevelopment Plan, a rezoning (the largest ever in the Bronx at the time) of a 17-acre, 11-block former industrial area in Crotona Park East. The plan calls for a total of 1,325 affordable housing units, 46,000 square feet of retail, and community facilities. Dattner's first two buildings in the complex are called theCompass Residences, which provide 237 apartments arranged around a series of courtyards. This past December, 114 of these residences at 1544 Boone Avenue came online through the city's affordable housing lottery, and now, 120 more at 1524 Boone Avenue are open to New Yorkers earning 60 and 90 percent of the area median income, ranging from $822/month studios to $1,740/month three-bedrooms.

For now, Downtown Brooklyn's Hub holds the title of tallest building in Brooklyn. Topping off at 610 feet, the Dattner Architects-designed, Douglas Steiner-developed slab tower at 333 Schermerhorn Street will offer 740 apartments, 150 of which became available through the city's affordable housing lottery earlier this month. But aside from its height and number of units, the 55-story building has been turning heads for its list of amenities--a landscaped outdoor terrace with sun deck, 75-foot pool, fitness center with yoga studio, dog run, grilling terrace, indoor and outdoor movie screens, children’s playroom, and bike storage for every unit. And Curbed has gotten its hands on the first set of renderings that show these swanky offerings, along with views of the apartments and news that leasing for the market-rate units will begin in January.
