New Yorkers make a lot of garbage. We create more than 44 million pounds of residential and commercial waste every day–about a ton per person annually. Of that, only a third is recycled, composted or burned to generate energy. The rest is dumped in landfills. A recent Crain's article explains how Mayor Bill de Blasio hopes to make a serious dent in all that dumping. He has pledged that by 2030, the city would be sending “zero waste” to landfills: “This is the way of the future if we’re going to save our Earth.” But like most things, the success of any plans to reduce the rubbish pile hinges on two things: management, and incentive (which, for most New Yorkers, means money).

"Not only is New York City going to build the cheapest, ugliest version of the big dumb wall, there’s a very good possibility that it won’t even be big enough." According to a recent Rolling Stone article titled "Can New York Be Saved in the Era of Global Warming?" the level of storm protection put in place to protect the city from future superstorms may fall short of the elegant solution that was originally promised. According to the story, the city funded a proposal–Danish firm Bjarke Ingels Group (BIG)'s winning submission in the Department of Housing and Urban Development's Rebuild by Design contest–that involved a 10-mile barrier system that would protect Lower Manhattan from the ruinous effects of storm surges and sea-level rise. Called the Big U, the $540 million infrastructure project would be designed to contain parks and public spaces. But because of cost issues, the project may not materialize as planned.

JDS and SHoP’s Cherry Street Tower Will Be Taller Than Expected, May Reach 1,000 Feet

Back in April, the power team of JDS Development and SHoP Architects unveiled plans for a 900-foot, 77-story rental building at 247 Cherry Street in the Two Bridges area of the Lower East Side. This neighborhood has become controversial for a recent influx of sky-high development; 247 Cherry will rise directly next to Extell's 850-foot One Manhattan Square and not far from two 50-story towers at 265-275 Cherry Street. Its 900-foot height would've made it the tallest tower between Midtown and Downtown, but left it 100 feet shy of the supertall status JDS and SHoP are known for (the duo is responsible for the 1,438-foot-tall 111 West 57th Street and 9 DeKalb Avenue, Brooklyn’s first 1,000+ foot tower). However, Bowery Boogie reports today that the height may actually be at or above 1,000 feet, rising 80 stories.

Move over Bushwick and Williamsburg, Sunset Park is the new cool kid in the borough. Curbed shared a report from Cushman & Wakefield that names the 100 coolest streets in the country, and coming in among the top 15 neighborhoods is Sunset Park, "where boxes and independents co-exist." The report points to a bohemian exodus from Williamsburg, which has become more mainstream and pricey. And though hipsters are moving to 'hoods like Bed Stuy and Crown Heights, Sunset Park outdoes them with a unique type of retail growth and creative sector thanks to the Bush Terminal Park and Industry City. The millennial population is about 27 percent and the average household income is $81,529.

Richard Gere has been trying to sell his 6.3-acre North Haven compound since 2013, when it was first listed for $65 million. Last week, reports of a $36.5 million sale came through, and the Post has revealed that Matt Lauer is the buyer. The "Today" news anchor will be getting a waterfront pool and pond, basketball court, 240-foot-long deep-water dock, island-inspired tea house, and a private beach, along with the 12-bedroom main house. Lauer, who's notorious for taking a private helicopter back and forth from the city to the Hamptons, also owns a 40-acre farm in Water Mill (where he recently had some beef with his neighbors) and is selling another Sag Harbor home.

Two Bridges, the area on the border of the Lower East Side and Chinatown, is seeing a wave of new, sky-high development, including a 900-foot tower from supertall team JDS and SHoP Architects and perhaps two 50-story buildings from L+M Partners. But the controversial surge in construction started with One Manhattan Square, an 823-foot tower from Extell. In anticipation of the 80-story condo building hitting the market this September, the developer has released a flashy new video that shows the sparkling Adamson Associates Architects-designed exterior, as well as the sweeping views from the upper floors. But as Curbed, who first spotted the video, notes, it ignores its potential supertall neighbors to make a point of just how much much it towers over its surroundings.

Among the proposals gaining steam to mitigate the imminent L train shutdown are the East River Skyway, an aerial gondola system that would run along the Brooklyn waterfront and into Manhattan, and a car-free 14th Street. But the Van Alen Institute wanted to open the brainstorming to the wider public. As part of their "L Train Shutdown Charrette," this past Sunday, six interdisciplinary design teams who were selected as finalists presented their creative and fanciful proposals, including everything from a floating inflatable tunnel to an all-access transportation pass called Lemonade Line. The winning design "Transient Transit – Revitalizing Industrial Infrastructure" comes from Kohn Pedersen Fox and Happold Engineering, who propose utilizing Newtown Creek for a water shuttle and the LIRR freight tracks for passenger service.

Back in 2005, the Joesph Sitt-led Thor Equities spent $40 million on a vacant, 7.7-acre parcel of land in Red Hook that juts 700 feet into the Erie Basin, between the Ikea parking lot and the Fairway. Preliminary visions for the former Revere Sugar Factory site included retail, office space, and residential buildings, but according to a press release sent out today by Thor, there will be no housing. Today's major announcement, however, is the architect selection: Norman Foster will helm the design of the new waterfront office complex, which will "include two heavy timber frame buildings totaling more than 600,000 square feet of creative office space, and 23,000 square feet of retail and restaurant space." Foster is a surprising choice for the project, as his commissions are typically flashy and in high-profile areas like Midtown or the Financial District. In fact, this will be his first building in Brooklyn. But the sole rendering shows his signature mix of contemporary panache (glassy construction with a cantilevering portion) and contextual thoughtfulness (low-scale, boxy structures in keeping with the industrial area).

NYC-based design firm Buro Koray Duman has come up with a series of plans to use the under-utilized space beneath the BQE in a site near Sunset Park's Industry City, the massive waterfront industrial complex which itself has recently experienced a renaissance as a hub for designers and local manufacturers. The elevated highway separates Industry City from the rest of the neighborhood, and the proposed uses would connect the space beneath with the creative and commercial energy of the complex. According to Dezeen, the firm saw an opportunity to put the empty sub-highway space to good use and add "more color and convenience to the city's daily life."

More pause-worthy is that its reflective curtain wall has climbed high enough to show us how its reflective skin will accentuate its gracefully curving form. Not Tall Enough! On the World’s Stage, New York’s Supertalls Are Ungraceful Runts

Carter Uncut brings New York City’s latest development news under the critical eye of resident architecture critic Carter B. Horsley. Ahead, Carter brings us his ninth and final installment of “Skyline Wars,” a series that examines the explosive and unprecedented supertall phenomenon that is transforming the city’s silhouette. In this post Carter takes at aim the quality of design of those towers rising around the city right now, and how they fail to inspire when compared to those found internationally. The explosive transformation of the New York City skyline now underway is occurring without any plan in a very haphazard fashion. Some of the new towers are not ugly but compared to many new ones elsewhere, especially those that are free-standing, they’re not going to win many top honors. Many are very thin, mid-block incursions. Others arrogantly abut and loom over landmarks with nary a thought to context. Some clearly are aimed at one-percenters and offer lavish amenities and layouts. But many others are squeezing potential residents like sardines into very small apartments in attempts to set new “density” records.

Brooklyn-Queens Streetcar Gets a New Website With More Details and Images

Friends of the Brooklyn Queens Connector launched a brand new website yesterday, revealing not only more images of how the streetcar could fit in with the various neighborhoods it would serve, but also the names of the developers, transportation experts and civic organizers involved in pushing the lightrail project forward. As listed on the site, members of the advocacy group include former MTA head and mayoral candidate Joe Lhota, big names hailing from the likes of Tishman Speyer, Steiner Studios and Two Trees Development, and a number of local groups, including the Fifth Avenue Committee, Industry City and DUMBO BID. According to DNA Info, over the next 16 months, the committee will attempt to get additional neighborhood groups and residents along the streetcar's 16-mile route involved in the city's public planning process, which in turn should drive more support and funding.
