A recent ruling by a panel of state appellate judges may add more delays–at the very least–to the rise of JDS Development Group's proposed addition to the multi-tower Two Bridges development on the Lower East Side/Chinatown waterfront, The City reports. The ruling states that the property's long-term leaseholder, Little Cherry LLC, which has 25 years left on their lease at the currently-vacant 235 Cherry Street, must have a say in how the property’s development rights are used. The developer plans to stack a 1,000-foot, 100-story waterfront apartment tower on top of and cantilevered over the Two Bridges Senior Apartments and one-story retail space–and they need the Cherry Street property's development rights to move forward.

Tribeca stays on top and Hudson Yards emerges as #2 on the city’s priciest neighborhood list

According to Property Shark's just-released ranking of New York City's most expensive neighborhoods, Tribeca once again takes the top spot in residential sales with a median price of $4.34 million. The bigger news is Hudson Yards, on the list for the first time as the city's second-costliest neighborhood in Q2 of 2019 at $3.86 million. Also notable was Little Italy, the city's third most expensive neighborhood, which saw median home prices increase by 153 percent over last year's numbers.

City presents new design for its East Side Coastal Resiliency Project following community feedback

The city unveiled last week an updated design for its plan to protect an area stretching from the Lower East Side to East 25th Street from flooding. The Department of Design and Construction (DDC) presented on Thursday its preliminary design for the East Side Coastal Resiliency Project (ESCR) to Community Board 3, as Curbed NY reported. In response to concerns from residents about the closure of East River Park during the construction period, the city's updated design incorporates community suggestions, including a new amphitheater and an outdoor fitness area.

Hundreds of bone fragments to be reburied under Washington Square Park

While upgrading water mains under Washington Square Park in 2015, city workers unearthed two 19th-century burial vaults containing the skeletal remains of at least a dozen people. As part of Landmarks Preservation Commission protocol, intact burials were left untouched, but the city had removed several hundred bone fragments. Four years later, plans to rebury the remains under the park are moving forward as the Parks and Recreation Department presents its idea to place the fragments in a "coffin-sized" box, according to the Villager.

Five properties in Gowanus may be landmarked as the Brooklyn neighborhood prepares to be rezoned. The Landmarks Preservation Commission on Tuesday voted to calendar eight buildings across five properties in the neighborhood, describing them as both architecturally significant, as well as closely associated with the history of the Gowanus Canal. The decision to calendar the sites comes after the city released in January its rezoning draft for Gowanus, which includes enabling more residential buildings and access to the waterfront.

Applications are currently being accepted to replenish the wait list for middle-income apartments at a Tribeca rental building. The 12-story tower at 89 Murray Street, dubbed Washington Mews, was constructed in 2007 and designed by Skidmore, Owings & Merrill's Mustafa Abadan. Qualifying New Yorkers must earn 175 percent of the area median income to apply for the $2,832/month two-bedrooms and $3,213/month three-bedrooms. While these prices rightfully seem steep, market rate two-bedrooms at the same building currently start at just under $6,000/month.

For the fifth year in a row, the outdoor pool at Manhattan Park—a waterfront rental community at 30 River Road on Roosevelt Island—has gotten a whimsical makeover just in time for summer. Citi Habitats New Developments, along with K&Co and Pliskin Architecture, worked with local artist Elizabeth Sutton to create the pop-up art installation, which will remain open throughout the season.

It's time to seine. This weekend, marine scientists dispatch to waterfront sites across New York City, Westchester, and New Jersey as part of the annual "Great Fish Count." Alongside top scientists, attendees will be able to cast a net and help catch, count, identify, and then release some of the fish found in the Harbor and Hudson River. Volunteers are welcome to attend any of the 18 seining events happening on Saturday.

Williamsburg’s tallest tower tops out at Domino Sugar Factory development

Williamsburg officially has a new tallest tower. One South First, formerly 260 Kent Avenue, topped out this week at the Domino Sugar Factory redevelopment along the waterfront. Designed by COOKFOX Architects, the 435-foot-tall tower features two interlocking buildings with white precast concrete facades inspired by the molecular pattern and forms of sugar crystals, a reference to the former factory site.

For the first time since 2014, Macy's will move its Fourth of July fireworks to the Brooklyn Bridge, and this year's display will "add three times more pyrotechnic firepower," according to a press release, with more spectacular effects being set off across the entire bridge, as well as from four barges off the shore of the South Street Seaport District's Pier 17. The 43rd annual event, the largest July 4th celebration in the nation, will see the launch of "tens of thousands of shells and effects."

Proposal to rezone strip of Central Park North includes 33-story mixed-use building

A church has filed an application with New York City to rezone a strip of Central Park North in order to make way for a new mixed-use tower. La Hermosa Christian Church is seeking zoning changes to all or part of at least five lots along West 110th Street, as first reported by YIMBY. A 188-page environmental assessment statement prepared for the Department of City Planning this week details the development of a 33-story mixed-use tower with 160 units, of which roughly 48 would be affordable.

The city’s first marina in 50 years is coming to Brooklyn Bridge Park

New Yorkers will soon have more opportunities to reconnect with the waterfront as the city’s first new marina in 50 years is set to start operating at full capacity this spring in Brooklyn Bridge Park. Managed by Singapore-based conglomerate SUTL, the ONE°15 marina will accommodate over 100 boats ranging from 30 to 200 feet in length. In the works since 2015, the eight-acre facility between Piers 4 and 5 cost $28 million and involved the collaboration of multiple city, state, and federal agencies to complete the complex infrastructure work required.

With Cinco de Mayo on Sunday, New Yorkers most certainly have margaritas on the brain. And while we may typically associate tequila with Mexico, a new label here in NYC is bridging the divide between our southern neighbor and local entrepreneurship. Joe Cruz Jr. grew up in Harlem, spending much of his younger years hanging out in the Bronx. After working in the beverage industry for many years, he decided to take a mere $25,000 and create his own "ultra-smooth" tequila right from Harlem. And so in late 2017, YaVe Tequila was born. Not only has the company garnered culinary headlines (it produces the first-ever mango-flavored tequila), but it's caught the attention of local stakeholders thanks to Joe's commitment to working with his neighborhood.

Skyline Tower, Queens’ tallest building, launches first sales

Queens’ Skyline Tower has launched its first 20 listings, providing a glimpse of what we can expect when the official sales gallery opens up later this spring (h/t Curbed). In addition to taking the title of 6sqft’s 2018 Building of the Year, the 67-story building caused a stir last year for its notable height—it will be the tallest in the borough—and proximity to Amazon’s planned HQ in Long Island City, leading to a record-breaking $1 billion sellout. When complete, the Hill West Architects-designed, 778-foot-tall tower will house 802 condos. NYC still has no plan for vacant New York Wheel site, six months after project was terminated

The city has not put forth a plan for the vacant Staten Island site of the New York Wheel, a project which was called off last year after nearly a decade of planning. According to the Staten Island Advance, the city's Economic Development Corporation, which oversees the property, has not released any request for proposals for the site. Construction of the project, sold as the world's tallest Ferris wheel, was halted two years ago when the contractor walked off site over unpaid bills. Last October, with $450 million already invested, the project was called off.

The Museum of the City of New York will kick off its new exhibit, "City of Workers, City of Struggle," on May 1st, a date celebrated by workers around the world as May Day. The exhibit will explore how labor movements transformed New York and made it the most unionized large city in the United States. A robust public events calendar and moonlight movie series will add more exciting dimensions to this exploration of 200 years of labor politics in New York.

Early reports of market-rate towers coming to NYCHA sites on the Lower East Side and Chelsea

During a meeting on Monday, NYCHA officials presented tenants of the LaGuardia Houses with a plan to bring more market-rate apartments to the Lower East Side complex. The revised proposal would see a 35- to 45-story tower rise, with up to 75 percent market-rate apartments, THE CITY reported. Felicia Cruickshank, president of LaGuardia’s Tenant Association, said that in addition to Extell’s One Manhattan Square and the three waterfront skyscrapers in Two Bridges, this tower is “just going to gentrify the whole community and change what the Lower East Side has always been.” Reports have also shown that officials are in the early planning stages of a similar mixed-income project at the Fulton Houses complex in Chelsea, leaving residents to fear displacement and being forgotten in the development process.

City releases Bushwick rezoning proposal

The city unveiled on Tuesday its proposal to rezone Bushwick, five years after local residents and officials called on the Department of City Planning to study the growing out-of-context development in the neighborhood. The Bushwick Neighborhood Plan calls for creating and preserving affordable homes, improving public park space, protecting historic buildings, and supporting small businesses. The plan covers 300 blocks, bordered by Broadway to the south, Cypress Avenue to the north, Flushing Avenue to the west, and Trinity and Broadway Junction to the east.
