Leasing launches at Long Island City’s latest waterfront rental, from $2,900/month

One of the latest residential towers to rise on the Long Island City waterfront has officially kicked off leasing for its 200 market-rate apartments. Developed by TF Cornerstone as part of the redevelopment of Hunter's Point South, 5241 Center Boulevard is one half of a two-building project designed by ODA, with SLCE as the architect of record. One- and two-bedroom apartments start at roughly $2,900/month and $3,525/month, respectively, with concessions included, according to current availability.

See the new $7M park coming to the Williamsburg waterfront

Construction officially kicked off this month at a new section of the Bushwick Inlet Park in Williamsburg. The long-awaited two-acre green space, dubbed 50 Kent, is scheduled to open in April 2022. Designs of the parkland, which was promised by the city as part of the 2005 rezoning of the Greenpoint and Williamsburg waterfront, were approved in 2018, but work stalled due to COVID-related budget cuts, as Brooklyn Paper reported.

Waterfront restaurant and bar approved for the South Street Seaport

While the Howard Hughes Corporation has so far failed to get their South Street Seaport residential project approved, even with a scaled-down design, another plan from the developer in the same neighborhood was given the green light on Tuesday. The Landmarks Preservation Commission voted to approve plans for an open-air restaurant and bar that would sit in front of the Tin Building, which was home to the original Fulton Fish Market and is now being reconstructed. The accepted proposal differs quite significantly from the one first presented last July; it's in a new location with a design by a different architecture firm.

Mixed-use proposal for Long Island City would have a residential village, a waterfront pool, and oyster beds

First spotted by CityRealty, this mixed-use proposal for the Long Island City waterfront is part futuristic, part industrial, and part sustainable. The architects at Brooklyn-based studio CAZA conceptualized a plan for a swath of land just north of the site that was almost home to Amazon. Called Long Island City Oyster, their development would include an office tower, residential tower, and low-scale residential village. More distinctly, it would also include year-round indoor and amenities such as a waterfront ice skating rink that converts into a pool, a restored oyster-bed wetland, a sandy beach, and a ferry landing.

Two newly-constructed waterfront towers in Greenpoint are now accepting applications for rent-stabilized "affordable" apartments. A lottery is set to launch for 235 middle-income apartments at One Blue Slip and Two Blue Slip, a pair of luxury towers designed by Handel Architects that are part of Greenpoint Landing, a master plan developing 22 acres of the Brooklyn neighborhood. Households with combined annual incomes of between $81,258 and $183,300 can apply for the available units, including $2,370/month studios, $2,542/month one-bedrooms, $3,063/month two-bedrooms, and $3,530/month three-bedrooms. Qualified New Yorkers can submit one application for each building.

Plan for mini beach and waterfront esplanade at Bushwick Inlet Park moves forward

The city's plan to bring a waterfront park and small beach to Greenpoint is moving forward. The Parks and Waterfront Committee of Brooklyn's Community Board 1 earlier this month approved a revised design from New York City Parks and architect firm Abel Bainnson Butz for a 1.9-acre passive park at Bushwick Inlet Park. The nearly $10 million project redevelops and remediates a section of land known a the Motiva parcel, which is bounded by Kent Avenue and Quay Street and North 14th Streets.

A lottery launched on Friday for placement on a 200-name waitlist for apartments at a new rental building in Greenpoint. Located at 197 Freeman Street, the building features amenities including on-site laundry, fitness center, bike storage, indoor garage, and a landscaped roof deck with sweet views of Manhattan. Back in October of 2018, a $20 million penthouse in Brooklyn Heights' Quay Tower went into contract. It's now closed (virtually!) for $20,301,000, making it the borough's most expensive residential sale ever. It takes the crown from the $16.7 million penthouse Matt Damon bought in late 2018 at The Standish, also in Brooklyn Heights. Andrew Anderson of Douglas Elliman, who facilitated the sale, said: "Closing on the most expensive residential sale in Brooklyn history at this period in time is a testament to the beautiful, serene homes created at Quay Tower and the desirability of waterfront living in Brooklyn Heights."

Meryl Streep’s waterfront Tribeca penthouse finds a buyer for $15.8M

Roughly a year and a half after it was first listed, Meryl Streep has sold her Tribeca penthouse for $15.8 million, the Wall Street Journal reports. Located in the waterfront River Lofts condominium, the 4,000-square-foot residence has four bedrooms and a landscaped terrace that wraps around three sides of the penthouse. The revered Oscar winner bought the home with her husband, Donald Gummer, for $10.13 million in 2006. It was initially listed for $24.6 million in the summer of 2018. Following a broker switch, the price was slashed to $18.25 million, and it was relisted last August. Listing agent Juliette Janssens of Sotheby's International Realty—who held the most recent listing with Allison Koffman—told the Journal that despite selling for 36 percent less than the original asking price, the final sale still reflects a "very strong number" for today's market.

East Midtown Greenway, $100M link in a connected Manhattan waterfront loop, breaks ground

The creation of the East Midtown Greenway (EMG), a 1.5-acre public space stretching from East 53rd to 61st Streets along the waterfront, got underway Friday. The project, to be completed by 2022, is part of the Manhattan Waterfront Greenway initiative to wrap the entire perimeter of Manhattan with accessible public spaces and safe bicycle paths. The midtown space will close one of the largest remaining gaps in the $250 million city initiative, announced by Mayor de Blasio in 2018, to connect 32 miles of Manhattan waterfront esplanade.

Two Trees exploring a new Williamsburg waterfront park and development next to Domino Park

Developer Two Trees has begun convening meetings with Williamsburg residents in the early stages of planning a future waterfront park and development in the neighborhood. As Brownstoner reported, the site under consideration is comprised of three lots owned by Con Edison on River Street between Grand Street and North 3rd Street, right between Grand Ferry Park and Two Trees’ popular Domino Park. The new park would thus connect the existing parks “and take a giant step towards creating a contiguous waterfront park that extends from the Navy Yard to Newtown Creek,” Two Trees notes.

New renderings reveal amenities at Eliot Spitzer’s Williamsburg-waterfront development

New renderings of 420 Kent Avenue, the Williamsburg waterfront development located just south of the Williamsburg Bridge, offer a first peek at the building’s amenity package as the project enters its final phase of construction. Set to open for leasing in August, residents will have access to more than 25,000 square feet of indoor amenities, in addition to 80,000 square feet of outdoor space—including an outdoor pool and a 400-foot-long waterfront esplanade—and 20,000 square feet of retail space. The development’s public esplanade will link the entire Brooklyn waterfront and is set to officially open on July 4th—just in time to give Williamsburg residents a front-row seat to the Macy’s Fireworks Show on the East River.
